Inside, the home is thoughtfully designed with space for everyone. The gourmet kitchen, complete with a six-burner gas stovetop, double oven, and granite counters, flows seamlessly into the dining area and expansive island. The master suite boasts a king bed, private fireplace, and spa-like bathroom with a jacuzzi tub. With additional guest rooms and private bathrooms on each level, everyone enjoys their own space, while the third-floor balcony offers breathtaking views of the Tenmile Range and Breckenridge Ski Area, making it the ideal spot to relax after a day on the mountain.

Neighborhood: Shock Hill Subdivision - The home is steps away from the gondola which can take you to peak 7, 8 or downtown. There is also a free bus shuttle in town that will take you anywhere you wish to go. Uber and Lyft are prevalent in Breckenridge.

Partial Refund: Receive a 90% refund when you cancel your reservation at least 30 days before check-in.
Partial Refund: Receive a 40% refund when you cancel your reservation at least 14 days before check-in.
No Refund: Reservations canceled 13 days or less before check-in are not eligible for a refund.
Refunds subject to a 5% processing fee of the total.
Things you need to know
Guests will have clean linens, toiletries, and household supplies.
Please note that like most homes in Breckenridge, we do not have A/C.

Please note that the hot tub is serviced between guests. Sometimes the tub is chemically treated but other times it’s drained and refilled in addition to being chemically treated. Because of this, the tub may be cold on your arrival and may not be hot on the first night of your stay.
Restrictions
Guests & Occupancy
- Primary renter must be 25 years or older.
- Only guests included in the reservation may stay at the property. Exceeding maximum occupancy will result in immediate removal without refund. Infants under 2 years old are not counted toward occupancy.
- The primary guest is responsible for their group and any visitors on the property at all times. Children must be supervised, and an adult must be present when anyone under 16 is using the property or outdoor amenities (such as the hot tub if equipped).
- Reservations may include a per-guest fee after a specified number of occupants. Guest must provide accurate group count; reservation cost may increase if the group size changes after booking.
- Subletting or assigning the rental agreement is not permitted.
Events & Noise
- Rowdy behavior, parties, or disruptive gatherings are not permitted. Guests must behave in a reasonable manner that protects the property and its furnishings.
- Excessive noise during quiet hours may result in eviction and cancellation without refund.
Prohibited Activities
- Smoking inside the property is strictly prohibited. $500 fee if evidence of smoking is found indoors.
- Emotional Support Animals: Not permitted unless explicitly approved. Violations result in $500 fee and eviction.
- Guests must comply with all local, state, and federal laws, including applicable public health mandates. Any fines resulting from guest violations will be passed to the guest.
Equipment & Amenities
- Use all appliances and equipment only for their intended purposes and keep furnishings in good condition.
- Only toilet paper may be flushed. Flushing feminine products or other materials may result in damage charges for septic repairs.
- Parking Passes (if applicable): Lost parking passes/permits may result in fees up to $400 per pass.
Checkout & Care
- Daily housekeeping is not provided. Linens and bath towels are supplied but must remain at the property unless used for shared property amenities and must be returned afterward.
- Guests must maintain the property and furnishings in good condition during the stay.
- Early Check-In / Late Check-Out: Requires prior approval. Unauthorized early arrival or late departure incurs $50 per half hour.

- Owner/Property Manager is not responsible for accidents, injuries, or illness that occur on the property or while using its amenities. Guests assume all risks associated with use of the property.
- Owner/Property Manager is not responsible for lost, stolen, or forgotten belongings but will make reasonable efforts to assist with recovery
