Neighborhood: Hali'i Kai - Nearby excursions can take you from adventurous horseback riding or zip-lining over a waterfall to relaxing massages, fine dining or long languid strolls on the beach. Just a short walk from the Technicolor waters and white sands of Anaeho'omalu Bay (A-Bay), spot turtles relaxing on the lava rocks. Don’t miss the hidden black sand beach, a 20-minute hike along Fishermen’s Trail. - Waikoloa beach resort located about 19 miles north of Keahole-Kona Airport. This village, surrounded by lava, provides visitors with a variety of activities such as boats, golf, Hotels, restaurants, a shopping center, and a beach. Waikoloa is centrally located on the island, making it easy to travel and explore the north, south and east sides of the island. Visit nearby Hapuna Beach for boogie boarding or check out Mauna Kea Resort for swimming, snorkeling and gorgeous views. - Hali'i Kai at Waikoloa Beach Resort is a 29-acre oceanfront resort, along an ocean golf course and the Pacific Ocean, with luxurious 2-3 bedroom townhomes in a park-like setting with plenty of grassy areas. This gated complex has different views: ocean, mountain, golf course, and garden. The private Ocean Club is exclusively for Hali'i Kai owners and their guests. My family of 6 stayed here for a much needed vacation. We all just loved it. It was well maintained, clean, comfortable and had everything we needed. Great ground level unit with private entrance. Decor was very nice and beds comfortable. It was quiet and we loved sitting outside enjoying the garden. The pool was fantastic and the restaurant attached to it was great too. Really good happy hour everyday. We all felt safe and relaxed. Would stay here again.

Self Check-In / Check-Out
Note: The mandatory Haliʻi Kai resort fee is $25.00 plus tax per night, per household, for the duration of your stay.
Effective September 1, 2026, the resort fee will increase to $35.00 plus tax per night, per household, for the duration of your stay.
The resort fee is payable directly to Halii Kai management on your arrival date. Guests will have access to the Ocean Club facilities and receive an overnight parking pass along with an electronic gate key card. The resort fee is subject to change at any time without notice.
We provide a "Welcome Gift" to our arriving guests.
Please note: we cannot accept or confirm "Instant Bookings" for our holiday seasons, December 15 - January 7, all years. Please email our team for availability and holiday season requirements and/or restrictions. Festive Seasons is non-refundable, non-changeable.
To ensure a seamless holiday experience, we have the following booking requirements for Christmas and New Year's stays:
- If booking over both Christmas and New Year's, a 10-night stay is required.
- If not staying for both holidays, check-in and check-out must fall between December 26–29.
Guest may request extra housekeeping upon request for an additional fee.
Ocean conditions in Hawaii can change quickly due to high surf, strong currents, shore break, flash flooding, wind advisories, jellyfish influxes, and brown water conditions after rain. Before heading to the beach, we highly recommend checking official ocean and weather resources.
Important Safety Tips
Avoid entering the ocean during high surf advisories.
Never turn your back on the ocean.
If conditions look rough, choose another beach or enjoy the shoreline instead.
Children should always remain supervised near the water.
Strong swimmers can still get caught in currents.
Rip currents are powerful channels of water moving away from shore. They can quickly pull swimmers away from the beach, even in seemingly calm conditions. If caught in a Rip current:
Stay calm
Do NOT swim directly against the current
Swim parallel to shore
Float and signal for help if needed
If you are unsure about conditions, choose beaches with lifeguards present whenever possible.
Be Aware of Wana (Sea Urchins). Sea urchins — known locally as “wana” — are common in rocky shoreline areas and reef zones around Hawaiʻi Island. Stepping on wana can cause:
Painful puncture wounds
Swelling
Embedded spines
Infection if untreated
How to Avoid (Wana) Injuries
Avoid walking barefoot on rocks or reef areas
Enter the ocean slowly and carefully
Wear reef-safe water shoes when appropriate
Never jump into unfamiliar water
Reef injuries are very common for visitors unfamiliar with Hawaiʻi’s lava rock coastlines and shallow reef systems. Even small cuts from coral or lava rock can become infected quickly in tropical environments.
If You Get a Reef Cut:
Clean the wound immediately with soap and fresh water
Apply antiseptic
Monitor for redness, swelling, or infection
Seek medical attention if symptoms worsen

Coral reefs are living ecosystems. Please avoid standing on coral or touching marine life while snorkeling or swimming.
For many visitors, beaches with lifeguards provide the safest and most comfortable ocean experience — especially for families, beginner swimmers, and guests unfamiliar with local conditions.

Hapuna Beach State Recreation Area
- One of Hawaiʻi Island’s most popular white sand beaches with seasonal lifeguards, spacious shoreline areas, and generally good swimming conditions.
Kahaluʻu Beach Park
- A popular snorkeling beach known for calmer waters, marine life, and accessibility for beginner snorkelers.
Magic Sands Beach Park
- Beautiful and convenient, but conditions can change rapidly. Strong shore break occasionally occurs, making caution important.
ʻAnaehoʻomalu Bay
- Often calmer and family-friendly, with excellent sunset views and easier water entry.
Restrictions
Guests & Occupancy
- Maximum occupancy is limited to the number specified for the property and includes adults, children, and infants. Limits are strictly enforced.
- All individuals who will occupy the property at any time must be included on the occupancy list. Additional occupants require prior written authorization.
- The booking guest is responsible for ensuring all occupants and invitees comply with the rental terms. Guests are jointly and severally responsible for damages, charges, and other obligations resulting from their stay or from anyone they permit at the property.
- The property may only be used for lawful, orderly residential occupancy. Guests must comply with applicable state, county, and municipal laws, emergency orders, and applicable community or association rules.
- Guests may not assign their occupancy rights, delegate their obligations, or sublet any portion of the property without prior written consent.
Events & Noise
- Guests may not use the property in a manner that interferes with neighboring residents' or occupants' use and enjoyment of their property.
Prohibited Activities
- Smoking & Vaping: Smoking and vaping are prohibited anywhere on the property, both indoors and outdoors. Smoke-related cleaning or damage costs may be charged to the guest.
- Animals: Animals are prohibited except qualified service dogs as permitted by applicable law. Service animals must comply with applicable State of Hawaii animal quarantine requirements.
- Hazardous Materials: Dangerous, flammable, or explosive materials are prohibited, including candles.
Equipment & Amenities
- Energy Conservation: Turn off lights, fans, air conditioning, televisions, radios, and other electrical appliances when leaving the property.
- Appliances: Use appliances only for their intended purposes.
- Equipment & Appliance Malfunctions: Immediately discontinue use and report any appliance, equipment, or provided item that breaks or malfunctions. Repair or replacement cannot be guaranteed during the stay.
- Pools & Spas _(if equipped)_:
- There is no lifeguard on duty.
- Guests use pools and spas at their own risk. Non-swimmers and anyone unable to stand unassisted in the deepest area must be supervised by someone who can swim, and children must be supervised by a swimming-capable adult at all times.
- No diving or jumping is permitted.
- Persons with open wounds or communicable diseases may not enter.
- Pregnant women, young children, individuals with heart conditions, and individuals with high blood pressure should follow the stated health restrictions before spa use.
- Intoxicated persons are prohibited from using pools or spas. Glass containers, surfboards, boogie boards, diving equipment, skateboards, bicycles, and similar items are prohibited in or around pool and spa areas.
- During social gatherings, a swimming-capable adult must be designated to supervise children.
- Common Amenities _(if equipped)_: Safety, sufficiency, and adequacy of amenities controlled by a homeowners' or condominium association—including pools, spas, hot tubs, clubhouses, tennis courts, golf facilities, parks, picnic areas, and bike paths—are not guaranteed.
- Telephone _(if equipped)_: Property telephones may be used for local calls only. Long-distance charges are the guest's responsibility and may be deducted from the damage deposit if unpaid at checkout. Cell phone use is recommended.
- Lockouts: Guests who are locked out must promptly request assistance to coordinate re-entry. Guests are responsible for associated costs, including locksmith charges and replacement of keys or access devices.
- Property Access: Authorized property representatives and maintenance personnel may enter during reasonable hours for repair, maintenance, or inspection. At least 24 hours' notice will ordinarily be provided when practicable. Emergency entry may occur without prior notice when necessary to protect health, life, the property, or personal property.
- No Guarantee for Malfunctions: Reasonable efforts may be made to address major appliance or equipment failures, but immediate repair or replacement is not guaranteed. Any credit or alternative accommodation for a major malfunction is discretionary.
Checkout & Care
- Property Care: Maintain the property at the same general standard of cleanliness present at check-in. Do not leave food uncovered inside or outside the property. Report any pre-existing damage or cleanliness concerns immediately upon arrival.
- Additional Housekeeping: Extra housekeeping may be requested for an additional fee and, when provided, will be charged at checkout.
- Keys & Access Devices: Return all issued keys, passes, and access devices at checkout to the designated location. Fee: $150 per unreturned item.
- Checkout Time: Unless otherwise specified, checkout is at 10:00 a.m. Guests who fail to vacate by the required checkout time may be charged an amount equal to one night's occupancy fee. Late checkout or additional nights require prior written approval and may incur an additional charge.
- Damage & Extra Cleaning: Guests are financially responsible for damage, lost or damaged property items, extra cleaning, and other unpaid charges arising from the stay.
Liability & Disclaimers
- Guests are responsible for insuring their personal belongings. Property-related insurance does not cover guests' belongings or damage caused by guests or occupants.
- No liability is accepted for loss of or damage to guest personal property. If an item is found after checkout, the guest may request its return. Fee: $50 handling fee per returned item, plus mailing or shipping costs. Items not claimed or requested for return within 30 days after written notice may be treated as abandoned and disposed of.
- Guests assume the risks associated with occupying the property, using its amenities, and participating in activities or events.
- Hawaii's tropical environment may include insects, animals, molds, plants, and other potential allergens. Outdoor and transitional areas such as lanais, foyers, and entries may become slippery during rain. Guests assume the associated risks, and no refunds or compensation will be provided for the presence of plants, animals, insects, molds, or allergens.
- Construction noise or inconvenience in the surrounding area may occur and does not qualify for a refund.
- Storms and hurricanes generally do not qualify for refunds unless government authorities issue a mandatory evacuation or applicable warning requiring guests to leave or avoid traveling to the property.
- If the property becomes uninhabitable because of fire, explosion, flooding, or another casualty, the reservation may be terminated and a partial refund may be issued for qualifying unused nights.
- No liability is assumed for failure to perform obligations caused by circumstances outside reasonable control, including labor disputes, accidents, war, civil unrest, national emergencies, natural disasters, severe weather, pandemics or epidemics, fire or casualty, government regulations, travel restrictions, transportation interruptions, or similar events.
- If the property is sold, changes ownership, becomes unavailable, or becomes uninhabitable due to circumstances outside reasonable control, substitute accommodations may be offered but are not guaranteed.
- No liability is accepted for loss of enjoyment resulting from inoperable appliances, equipment, or amenities.
