Private hot tub, wood-burning fire pit, and both indoor and outdoor gas fireplaces — the covered deck fireplace and backyard fire pit make this a strong year-round choice for groups who want to spend time outside.
Steps from Eagles Nest Winery, which is exclusive to the community and offers day passes at $25 per person. All visitors must be 16 or older; access is Thursday–Sunday.
Community amenities are extensive — the North Pavilion (a few minutes' walk) includes a sports court, bistro, and Sportsman's Lodge; Great Camp adds hiking trails, ropes course, mini-golf, amphitheater with summer concerts, and a 24/7 general store. Onsite ATV and e-bike rentals through Off Road Adventures are within walking distance.
Sleeping configuration mixes well for families or mixed groups: king suite with ensuite on the main level, king bedroom and twin bunk room sharing a full bath upstairs, and a loft with a queen sleeper sofa. Two of the three levels have dedicated bath access; the bunk room and king share one bathroom between them.
Starter supplies are limited — enough for roughly one night. Plan to arrive stocked, or use KEY.co grocery delivery in advance.
Some amenities are member-only: the Fitness Center, Wine & Cigar Bar, and the locked portion of the Sportsman's Lodge are not accessible to rental guests. Summer concert admission is paid separately.
Sugar Mountain and Ski Beech are both a short drive, making this viable as a ski-trip base in winter months.

Getting to the property

The main roads are plowed in winter, but 4WD or AWD vehicles are required November-March, and chains may also be necessary to access all properties in winter months.

We had an amazing stay at Neverending Story at Eagles Nest—truly one of the nicest homes we've stayed in at Eagles Nest. The views were absolutely stunning, and the home had everything we needed for a comfortable and relaxing getaway. It was just a quick drive to Camp Eagles Nest, where the boys had a blast on their favorite—the zip line. Even though the weather was on the chillier side during our visit, we made the most of it by cozying up around the indoor and outdoor fireplaces and spending quality time together as a family. We'll definitely be back!

Things you need to know

Firewood for the outdoor wood-burning firepit may be added by reaching out to us more than a week in advance. You get two wrapped bundles for $25/night plus taxes.

The North Pavilion is host to several summer parties, including a Fourth of July celebration and concerts, which guests are more than welcome to attend; however, in the event there is a wedding or other private party, guests are not allowed in or near the Sportsman's Lodge.

Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)

The summer concerts are open to all guests; however, there is an admission fee for each person and a cash bar for food and drinks.

All linens and towels provided for your stay.

All Eagles Nest homes have an additional amenity fee in order to maintain the luxurious amenities.

Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard from 7am-7pm Monday-Saturday.

Please note that all Eagles Nest homes have internet, but some areas of travel may not have cell reception.

The property is set up for light housekeeping, including linens and towels. We provide a STARTER SET of toilet tissue, paper towels, bath toiletries, dish soap, and trash bags. This is enough for one or two nights, but if you are staying for an extended length of time, you should plan to bring some supplies from home or plan to purchase these items at a grocery store when you arrive.

We provide one towel and washcloth per person that each respective house accommodates, plus a few extra towels if there is a hot tub. The beds are made up with clean linens (except bunks, sleepers, and futons, but linens are provided on site). If you routinely use two towels after bathing, you may need to bring some of your own.

This home comes equipped with a basic set of cookware, sufficient plates & silverware for the occupancy of the home, and basic serving and baking dishes. Most homes do not have unusual items such as crockpots or blenders, so if you’re planning a dish that requires an unusual item, it is best to bring that from your home.

This home is not stocked with cooking oils or spices, hairdryers, condiments, coffee, coffee filters, or food storage items, including plastic wrap or foil.

- HOURS: Thur & Fri 4p-10p; Sat 2p-10p; Sun 2p-8p. (Please verify hours directly with the winery, as times may vary seasonally.)

- Please note that all visitors on premises at the Winery must be 16 years or older, with the exception of Sundays. This is strictly enforced.

Guests do not have access to the locked-off portion of the Sportsman’s Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.

Restrictions

Guests & Occupancy

  • Age requirements: Primary guest must be at least 25 years old and must remain on-site for the full stay.
  • Maximum occupancy: Occupancy limits (including children) must not be exceeded at any time.
  • Guest accountability: The booking guest is responsible for all occupants, compliance with rules, and any damages beyond normal wear and tear.
  • Unauthorized guests: $25 per person per day for exceeding occupancy; may result in immediate removal.
  • Approved use of property: Use is limited to vacation purposes unless prior written approval is obtained. Subletting or assignment is not permitted without written approval.

Events & Noise

  • Events & gatherings: Not permitted without prior written approval; unauthorized events may result in fines, immediate removal without refund, and charges for damages/cleaning.
  • Noise restrictions: Must comply with local noise regulations at all times.

Prohibited Activities

  • Pets: Allowed only in designated homes with prior approval and a non-refundable pet fee. Unauthorized pets: $200 fee + $500 cleaning fee; may require removal or termination without refund. Pets must meet all listing restrictions and be pre-treated for pests.
  • Smoking/vaping: Strictly prohibited indoors; $300 smoke remediation fee.
  • Illegal activities: Any violation of laws or regulations is prohibited and may result in termination of stay.
  • Fireworks & firearms: Strictly prohibited at all times.
  • Fire/fireplace misuse: No burning wood in gas fireplaces. No roasting food in fireplaces. Unauthorized outdoor fires prohibited (fees apply).
  • EV charging: Prohibited unless specifically approved; $500 fine.

Equipment & Amenities

  • HVAC & utilities: Some homes may not have air conditioning; no refunds due to weather or lack of AC.
  • Internet/TV/phone: No refunds for outages or service issues. Pay-per-view is prohibited; charges will be billed if used. Long-distance calls must not be billed to the home.
  • Appliances & equipment: No refunds for malfunctions (TV, hot tub, appliances, etc.).
  • Equipment reporting: Issues must be reported promptly; repairs will be attempted but are not guaranteed.
  • Parking rules: Vehicle limits apply; some areas restrict motorcycles, RVs, or trailers. No roadside parking if prohibited.
  • Restricted areas: Locked closets/areas are off-limits.
  • Firewood: Available for purchase ($25/day) with 7-day advance notice.

Checkout & Care

  • Check-in: Begins at 4:00 PM (may vary up to 5:00 PM depending on home/season). No early check-in guarantees or compensation.
  • Checkout: By 10:00 AM.
  • Key return: $25 fee for lost keys.
  • Cleaning expectations: Leave the property in reasonable condition. Bag and dispose of trash, start dishwasher, and place used towels as instructed.
  • Furniture & home care: Maintain cleanliness and avoid unsafe or unsanitary conditions.
  • Supplies: Starter supplies only; additional items must be purchased by guests.
