KEY Curation Notes

Four bedrooms sleep up to ten across the main house and a separate carriage house suite. The main house has a king suite on the main level with a soaking tub and double granite vanity, a second king suite upstairs with a private tiled bath, and an upstairs bunk suite with two single twins and a twin-over-twin bunk sharing a private bath with tub/shower — suited for kids or a flexible sleeping arrangement.

The carriage house king suite is the standout configuration. Accessed via the namesake breezeway, it sits above the two-car garage and functions as a fully self-contained apartment: sitting area with TV and gas fireplace, king bed, full kitchen and dining space, and private bath with double vanities. Ideal for multi-generational groups or anyone who wants complete separation from the main house.

The main-level covered deck is designed for year-round outdoor use, with a chandelier, propane heater, gas fireplace, TV, gas grill, and dining table — all with mountain views. A fire pit is on the grounds as well. Reviews mention a Blackstone Griddle and pool table also on the property.

The Eagles Nest community amenity fee is billed separately at $35 per night, capped at $175. Included access covers hiking and biking trails, ATV trails (on-site rentals through Off Road Adventures — personal machines not permitted at the gate), pickleball, tennis, basketball, disc golf, ropes course, mini-golf, playground, and the summer concert amphitheater (admission not included). Eagles Nest Winery day passes are $25 per person.

4WD or AWD is required November through March, and chains may be necessary. No refunds for guests arriving without a compliant vehicle.

Active construction is ongoing in several Eagles Nest neighborhoods. Noise is possible Monday through Saturday, 7am–7pm.

Cell reception is limited on some roads within the community; the home has internet.

We stayed at the Breezeway for an end of summer trip to escape the heat and boy did it hit the spot! The house is the most beautiful home we've ever stayed in, everything looked new and the large wrap around deck is where we spent all of our time. The views are jaw dropping and the sweet hummingbirds sipping from the carefully hung feeders made our time outside magical. We felt like we were living above the clouds, in complete peace. The home has everything you need and our child was able to safely scouter out the large wide driveway. What an image that was to see her smiling so big with the mountains behind her. It's clear the owners have thought of children staying with the step by the sink and child's games. Eagles Nest community has everything you would need for a getaway, we enjoyed miniature golf ( free ), an excellent concert ( free ) and numerous parks, playground and tennis courts. We will definitely be back now that we know about this well-kept secret!

Things you need to know

All linens and towels are provided for your stay.

Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7 am-7 pm Monday through Saturday.

The summer concerts are open to all guests however there may be an admission fee for each person and a cash bar for food and drinks.

All properties are set up for light housekeeping, including linens and towels. We provide a starter set of toilet tissue, paper towels, bath toiletries, dish soap, and trash bags. This is enough for one or two nights, but if you are staying for an extended length of time, you should plan to bring some supplies from home or plan to purchase these items at a grocery store when you arrive.

All Eagles Nest homes have internet, but some areas of travel may not have cell reception.

Homes are not stocked with cooking oils or spices, hairdryers, condiments, coffee, coffee filters, or food storage items including plastic wrap or foil.

Guests will have access to the entire unit and all amenities within.

Restrictions

Guests & Occupancy

Age requirements: Primary guest must be at least 25 years old and must remain on-site for the full stay.
Maximum occupancy: Occupancy limits (including children) must not be exceeded at any time.
Guest accountability: The booking guest is responsible for all occupants, compliance with rules, and any damages beyond normal wear and tear.
Unauthorized guests: $25 per person per day for exceeding occupancy; may result in immediate removal.
Approved use of property: Use is limited to vacation purposes unless prior written approval is obtained. Subletting or assignment is not permitted without written approval.

Events & Noise

Events & gatherings: Not permitted without prior written approval; unauthorized events may result in fines, immediate removal without refund, and charges for damages/cleaning.
Noise restrictions: Must comply with local noise regulations at all times.

Prohibited Activities

Pets: Allowed only in designated homes with prior approval and a non-refundable pet fee. Unauthorized pets: $200 fee + $500 cleaning fee; may require removal or termination without refund. Pets must meet all listing restrictions and be pre-treated for pests.
Smoking/vaping: Strictly prohibited indoors; $300 smoke remediation fee.
Illegal activities: Any violation of laws or regulations is prohibited and may result in termination of stay.
Fireworks & firearms: Strictly prohibited at all times.
Fire/fireplace misuse: No burning wood in gas fireplaces. No roasting food in fireplaces. Unauthorized outdoor fires prohibited (fees apply).
EV charging: Prohibited unless specifically approved; $500 fine.

Equipment reporting: Issues must be reported promptly; repairs will be attempted but are not guaranteed.
Parking rules: Vehicle limits apply; some areas restrict motorcycles, RVs, or trailers. No roadside parking if prohibited.
Restricted areas: Locked closets/areas are off-limits.
Firewood: Available for purchase ($25/day) with 7-day advance notice.
