95% Refund: Receive a 95% refund when you cancel your reservation at least 60 days before check-in.
No Refund: Reservations canceled 59 days or less before check-in are not eligible for a refund.

Pool can be heated for an additional $100 per day from October 1 to May 1.
Ten (10) beach towels are provided at each property for guest use. If more are needed, that is the guests' responsibility to bring during their stay.
Restrictions
Guests & Occupancy
- Primary renter must meet the minimum age required (_varies by property_). Guests under 25 must be accompanied by a parent or legal guardian staying onsite at all times (max 4 under-25 guests per 1 adult 25+).
- Primary guest is responsible for all guests, visitors, damages, and rule compliance.
- Property is for registered guests only and personal vacation use.
- Maximum occupancy may not be exceeded.
- Unauthorized guests or visitors exceeding 1.5× occupancy require prior written approval and may incur event fees; violations may result in eviction.
- No subletting or reservation transfers.
Events & Noise
- No weddings, parties, receptions, or gatherings without prior written approval.
- Unapproved events may result in immediate eviction and forfeiture of all payments.
- Guests must comply with local noise ordinances and HOA/COA rules at all times.
Prohibited Activities
- Smoking/Vaping: Not permitted anywhere on the property; $1,000 fee plus cleaning costs, eviction may apply.
- Pets: Not allowed; $2,000 fee, cleaning/damage charges, eviction may apply. Service animals allowed with prior written accommodation.
- Illegal or Unsafe Activities: Illegal drugs, fireworks, weapons (including firearms, BB guns, airsoft), or unlawful conduct prohibited; eviction may apply.
- Illegal Internet Use: Unauthorized downloading or file sharing prohibited; $1,000 fee and eviction may apply.
- No alterations, furniture moving, or removal of property items.
- No access to restricted or locked areas.
Equipment & Amenities
- Pools & Hot Tubs _(if equipped)_: Use at own risk; follow posted safety rules and secure gates/doors. Tampering with pool alarms: $5,000 fee plus repair costs.
- Bikes & Golf Carts _(if equipped)_: Use at own risk and subject to waivers; lost/unsecured bikes: $450 each; damage charged to guest.
- Internet, TV, utilities, and appliances: Provided as a courtesy; no refunds for outages or malfunctions.
- Maintenance issues must be reported promptly.
- Parking: Must comply with property and HOA/COA rules; fines are guests' responsibility.
Checkout & Care
- Property must be left in good condition. Excessive cleaning will be charged.
- Furniture must remain in its original placement.
- Trash must be disposed of properly; grills must be cleaned after use (if equipped).
- Accidental damage must be reported before check-out.
