Pool heating is available year-round and can be added to your booking upon request. While it’s generally not needed during the hot summer months, we do recommend it from October through April for a more comfortable swim. Each pool is heated to a preset temperature that is both safe and efficient for the equipment. This setting can’t be adjusted. Many villas also have a spa, but please note: spa temperatures match the pool, so they won’t reach traditional hot tub levels. A few important things to keep in mind: Electric heaters may not work effectively when outdoor temperatures drop below 55°F (13°C). This is a limitation of the system and not something we can control. Weather conditions can impact how warm the pool gets, even with heating on. If you’re unsure whether to add pool heat, feel free to contact our team. We’ll be happy to advise based on your travel dates.

All bed linens and bath towels are provided in every property for your convenience. Some homes also include pool towels, but as this can vary, we recommend bringing your own just in case – especially if you plan to enjoy the pool or visit the beach. If you're unsure whether your villa includes pool towels, feel free to ask – we're happy to check for you!

Guests & Occupancy

  • Approved Use of Property: The home is for vacation use only and reserved exclusively for the named guests on the booking confirmation. Commercial or business use is not permitted.
  • Maximum Occupancy: Guest count must not exceed the maximum listed in the property details. Violations may result in immediate eviction without refund.
  • Unauthorized Guests: Any breach of occupancy rules may lead to fines, eviction, or additional charges.
  • Guest Responsibility: Guests are accountable for compliance with all property rules and for ensuring vehicles are parked only in designated areas.
  • Early check-in or late check-out may be requested, subject to availability and additional fees (if approved, confirmation will be sent via email). Check-in may be delayed due to unforeseen circumstances.
  • Guests must vacate at the agreed check-out time. Failure to do so may result in additional charges or legal action.

Events & Noise

  • Events & Parties: Parties, events, and large gatherings are strictly prohibited. Violations may result in immediate eviction without refund.
  • Quiet Hours: Loud noise, music, or disturbances are prohibited between 10:00 PM and 7:00 AM. Violations may result in fines or eviction.

Prohibited Activities

  • Pets: Pets are not permitted unless explicitly stated in the property description. Unauthorized pets may result in eviction without refund.
  • Smoking / Vaping: Smoking or vaping is strictly prohibited. Guests are responsible for all related damages and cleaning costs.

Equipment & Amenities

  • Pool / Spa Use _(if equipped)_: Use is at the guest’s own risk. Children must be supervised at all times. Glass or breakable items are not allowed in the pool or surrounding patio/deck areas. Pool heating is available for an additional fee and must be arranged prior to arrival.
  • Parking Rules: Parking is limited to two (2) vehicles unless otherwise stated. Street parking is prohibited and vehicles may be towed at the owner’s expense.
  • Pest Control: Properties receive regular pest treatment, but occasional pests may occur due to the local climate. No refunds are provided for pest sightings. Significant issues should be reported immediately.
  • TV / Internet Services _(if equipped)_: Cable, satellite, and internet services vary by home and are not guaranteed. No refunds will be issued for outages, interruptions, or channel/speed preferences.
  • Phone Calls _(if equipped)_: Domestic calls may be permitted. Long-distance or international calls are the guest’s responsibility and may incur charges.
  • Maintenance Access: Management may enter the property for repairs, inspections, disturbances, rule enforcement, or occupancy verification. When possible, at least 24 hours’ notice will be provided, except in emergencies.
  • Damage Reporting: Guests must report any damage, malfunction, or issue immediately. Failure to report may result in additional charges.
  • No Refunds for Malfunctions: Service interruptions or amenity issues do not qualify for refunds.

Checkout & Care

  • Cleaning Expectations: The property is professionally cleaned before arrival. Excessive cleaning after departure may result in additional fees.
  • Accidental Damage Waiver: A non-refundable Accidental Damage Waiver applies to all bookings, covering accidental damage. Damage beyond the amount or caused by negligence will be charged additionally.

  • Guests are responsible for securing personal belongings. Management is not liable for lost, stolen, or damaged items.
  • Guests are strongly encouraged to purchase travel insurance for cancellations, injuries, or unexpected losses.

  • No liability or refunds are provided for disruptions caused by weather, natural disasters, construction, or other circumstances beyond control.
  • Nearby construction or development may occur. No refunds or alternative accommodations will be provided due to related inconvenience.
