Neighborhood: Prominence - Prominence is a sought-after community along 30A, known for its resort-style pool, large green spaces, and community grills. At its heart is The Big Chill, a lively town center with restaurants, shops, and a massive 25-foot outdoor LED screen for movies and sporting events. It’s just a half-mile bike or golf cart ride from the white sand beaches. - Conveniently located between popular destinations like Rosemary and Alys Beach to the east and Seaside to the west, Prominence offers easy access to entertainment, dining, and beach fun. Beach Access: - Deer Lake State Park Beach Access: Located approximately .7 miles west of Prominence - Gulf Lakes Beach Access: Located approximately 1 mile east of Prominence - Santa Clara Beach Access: ADA approved, near Bramble Grove Rd - approx 3.5 miles west of Prominence (Parking, bathrooms, shuttle stop) - More can be found along the stretch of 30A; these are the most convenient to the property

- Parking is limited to 2 spaces in the driveway. - The garage is intended to store the golf cart. - If applicable, Guest may be responsible for the loss of any parking passes/permits in amounts up to $400 per pass/permit.

90% Refund: Receive a 90% refund when you cancel your reservation at least 30 days before check-in.
40% Refund: Receive a 40% refund when you cancel your reservation at least 14 days before check-in.
No Refund: Reservations canceled 29 days or less before check-in are not eligible for a refund.
Refunds subject to a 10% processing fee of the total.
Things you need to know
This home has a Ring doorbell.
The e-bike is for the owner's use only.
Huge resort-style pool (heated seasonally: 3/1-4/30, 10/1-11/30 and 12/21-12/31 at the discretion of the HOA)
There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property, such as shared hot tub and pool areas. Please return the linens to the Property after use.
Restrictions
- Minimum night stay requirements vary by home and time of year.
- A separate golf cart waiver will be sent after booking. Drivers' licenses and proof of insurance is required prior to receiving the golf card lock box code. Note: You must be 25 or older with a valid drivers license to operate the cart. Prominence HOA will issue a $500 fine for any underage operators of Golf Carts within the community, even if there is an adult present.
- Smoking is not allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside.
- People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest.
- Excessive noise inside the quiet hours are not permitted and will result in eviction and cancellation with no refund.
- Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property.
- Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses.
- The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner.
- Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times.
- If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted.
- At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub.
- Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation.
- No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction.
- No subletting of the Rental Property or assigning of this agreement is permitted.
- Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase.
- Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation.
- For bicycles, golf carts/LSVs:
- Bicycles must yield to pedestrians when riding on sidewalks. Use designated crosswalks and follow all traffic laws.
- Helmets are required for riders under 16. Nighttime riding requires a front light and rear reflectors for visibility.
- Bicycles must be locked when parked and marked with identification for return. Guests are responsible for any loss, theft, or damage during the rental.
- Only licensed and insured drivers may operate golf carts and low-speed vehicles (LSVs).
- Golf carts and LSVs may not be driven on sidewalks or bike paths. It may only be driven on roads with speed limits of 35 mph or less. Working headlights and taillights are required for nighttime use.
- Drivers must ensure all passengers wear seatbelts and do not exceed passenger limits.
- Guests are responsible for any fines, tickets, or damages incurred during use.
- Bicycles and golf carts/LSVs must be returned in the same condition as provided.
- Guests acknowledge the inherent risks of using bicycles and operating golf carts/LSVs.
- The management and the property owner are not liable for injuries or damages incurred, except in cases of gross negligence or willful misconduct.
