Neighborhood: Panama City Beach - This condo is just three-quarters of a mile from Pier Park, offering 124 shops, diverse restaurants, a Grand IMAX theater, Dave and Buster's, the Panama City Beach Skywheel, and more entertainment options. - Dining options nearby include Pompano Joe’s Seafood House, Tootsie’s Orchid Lounge, Hook’d Pier Bar and Grill, and Fatty’s Sandwich Shop. Russell-Fields Pier is less than a mile east; Shipwreck Island Waterpark is a short four-mile drive. This community is just five minutes away from Gulf World and Frank Brown Park, a 200-acre outdoor recreational facility. - Tidewater is just fifteen minutes from ECP airport.
Parking information
- Parking is provided inside the resort's multi-level covered garage located just across the street. - Guests can safely walk from the parking deck to the main complex using an enclosed 2nd-floor skybridge. - All guests must pre-register online with the resort HOA before arrival to generate parking passes and amenity wristbands.

95% Refund: Receive a 95% refund when you cancel your reservation at least 46 days before check-in.
100% Refund: Receive a 100% refund when you cancel your reservation at least 30 days before check-in.
50% Refund: Receive a 50% refund when you cancel your reservation at least 14 days before check-in.
No Refund: Reservations canceled 45 days or less before check-in are not eligible for a refund.
Refunds subject to a 5% processing fee of the total.
Things you need to know
For the security of our guests and the safety of the resort, there are external security cameras located in the garage.
Proper ID wristbands are required to be worn at all times while on Tidewater Resort property. The replacement fee for each lost or stolen wristband is $25 plus tax.
Trash chutes cannot be stuffed with cardboard boxes or other forms of large debris. Prior to disposal in the chutes, please bag any trash. All large items in need of disposal must be taken off site.

Loading and Cart Info:
There are 30-minute loading/unloading spaces available on the second floor of the parking garage near the skywalk. Feel free to use one while moving your belongings in or out of the condo.
Luggage carts and grocery-style carts are available to help carry items. Note that luggage carts do not fit inside the condos, but you can leave them just outside your door while unloading.
Please return carts promptly after use so they’re available for other guests.
Amenity Wristband:
Guests registering at Tidewater must be over 25 years old and registration should occur at least 24 hours in advance of arrival (ideally, more than 24 hours prior). Amenity wristbands are allocated to guests at the Tidewater registration desk, located on the 2nd floor of the resort. Wristbands will be given to guests ages 12 and up at check-in. Guests are required to wear these wristbands while on the property. Fees for these wristbands vary, depending upon when you register. This fee includes the aforementioned parking permits. At check-out, please return all wristbands to the same reservation desk where you picked them up. You’ll find the return box at the reservation desk on the 2nd floor of the resort.
Restrictions
Guests & Occupancy
- Primary renter must be 25+ and stay in the unit.
- Do not exceed maximum occupancy. Children under 2 count toward occupancy.
- Booking guest is responsible for all occupants, visitors, damages, and rule violations.
- No subletting, reservation transfers, or booking for another party.
Events & Noise
- No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
- Quiet Hours: 10 PM–7 AM (or as posted by the community).
Prohibited Activities
- Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
- Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
- No illegal drugs.
- No firearms or weapons.
- No climbing, jumping, throwing items, or hanging items from railings.
Equipment & Amenities
- Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
- A/C _(if equipped)_: Keep doors/windows closed when running. Recommended setting: 70–75°F.
- Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
- Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
- Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
- Security Cameras: Exterior cameras may be in use.
Checkout & Care
- Leave the property in reasonable condition. Guests are responsible for damage, missing items, and excessive cleaning.
- Do not rearrange furniture.
- Bag all trash. Do not place large items or cardboard in trash chutes.
- Left-behind items may be returned at guest expense; unclaimed items may be discarded after 30 days.
Liability & Disclaimers
- Guests assume all risks related to the property and amenities.
- No refunds for Wi-Fi issues, amenity closures, maintenance, inspections, weather, or service interruptions beyond management's control.
- Refunds only for mandatory evacuation orders, as outlined in the rental agreement.
- Furnishings, amenities, and décor may change without notice. No refunds for such changes.
