KEY Curation Notes

Four king bedrooms plus a bunk room across three floors, sleeping 12 — the multi-level layout gives each group its own floor, which works well for three families traveling together.
Lower-level game room has a pool table, Pac-Man arcade table, and Xbox alongside a large sectional and TV — a fully built-out entertainment floor with its own space separate from the main living areas.
Hot tub on the main deck seats two, which is notably smaller than most Eagles Nest properties. The deck also has a wood-burning fireplace and sunset views.
Blackstone griddle is available just off the kitchen for outdoor cooking, alongside the standard fire pit and landscaped outdoor area below the deck.
Village location on a quiet dead-end road — easy to access with parking for three vehicles and only a few steps to enter. Convenient to Sugar and Beech Mountains for skiing.
Pet friendly. 4WD or AWD required November through March; chains may also be needed in winter conditions.
An amenity fee applies in addition to the nightly rate, covering access to Eagles Nest community facilities. Cell reception is unreliable in parts of the community.

Parking information

- This home has parking space for up to 3 vehicles max. - Guests are not allowed to bring their own ATV's. Please be advised that private ATVs are not permitted in the community and will be denied entry at the gates.

Getting to the property

The main roads are plowed in winter, but 4WD or AWD vehicles are required from November to March, and chains may also be necessary to access all properties in winter months.

Beautiful house, in an amazing location! So easy to get to, and everything about the house was perfect and just as described. Bedrooms were huge with big closets, kitchen fully equipped with everything you'd need, the living area was open and huge, and the communication was so clear, it made our trip stress free. Things you need to know

Firewood may be added at the time of booking or by reaching out to us more than a week in advance. You get two wrapped bundles and a fire starter for $25/night.

All stays at Eagles Nest homes have an additional amenity fee in order to maintain the luxurious facilities and features in the development.

Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.

Please note that all Eagles Nest homes have internet, but some areas of travel may not have cell reception.

Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)

The summer concerts are open to all guests; however, there may be an admission fee for each person and a cash bar for food and drinks.

All linens and towels provided for your stay.

Do not leave food or trash outside, as it could attract animals.

No parties or gatherings above the posted occupancy allowed. Keep outside noise respectable. Quiet hours begin at 10 pm.

This property has the following security cameras in place: camera #1 at the entrance door wall pointed towards entrance steps, camera #2 on the front left side wall of the house pointing towards parking area, and camera #3 on the rear deck wall pointed at the rear entrance steps, no cameras monitor the interior of the home or common gathering areas.

The property is set up for light housekeeping, including linens and towels. We provide a STARTER SET of toilet tissue, paper towels, bath toiletries, dish soap, and trash bags. This is enough for one or two nights, but if you are staying for an extended length of time, you should plan to bring some supplies from home or plan to purchase these items at a grocery store when you arrive.

We provide one towel and washcloth per person that each respective house accommodates, plus a few extra towels if there is a hot tub. The beds are made up with clean linens (except bunks, sleepers, and futons, but linens are provided on site). If you routinely use two towels after bathing, you may need to bring some of your own.

This home comes equipped with a basic set of cookware, sufficient plates & silverware for the occupancy of the home, and basic serving and baking dishes. Most homes do not have unusual items such as crockpots or blenders, so if you’re planning a dish that requires an unusual item, it is best to bring that from your home.

This home is not stocked with cooking oils or spices, hairdryers, condiments, coffee, coffee filters, or food storage items, including plastic wrap or foil.

Guests do not have access to the locked-off portion of the Sportsman’s Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.

Restrictions

Guests & Occupancy

  • Age requirements: Primary guest must be at least 25 years old and must remain on-site for the full stay.
  • Maximum occupancy: Occupancy limits (including children) must not be exceeded at any time.
  • Guest accountability: The booking guest is responsible for all occupants, compliance with rules, and any damages beyond normal wear and tear.
  • Unauthorized guests: $25 per person per day for exceeding occupancy; may result in immediate removal.
  • Approved use of property: Use is limited to vacation purposes unless prior written approval is obtained. Subletting or assignment is not permitted without written approval.

Events & Noise

  • Events & gatherings: Not permitted without prior written approval; unauthorized events may result in fines, immediate removal without refund, and charges for damages/cleaning.
  • Noise restrictions: Must comply with local noise regulations at all times.

Prohibited Activities

  • Pets: Allowed only in designated homes with prior approval and a non-refundable pet fee. Unauthorized pets: $200 fee + $500 cleaning fee; may require removal or termination without refund. Pets must meet all listing restrictions and be pre-treated for pests.
  • Smoking/vaping: Strictly prohibited indoors; $300 smoke remediation fee.
  • Illegal activities: Any violation of laws or regulations is prohibited and may result in termination of stay.
  • Fireworks & firearms: Strictly prohibited at all times.
  • Fire/fireplace misuse: No burning wood in gas fireplaces. No roasting food in fireplaces. Unauthorized outdoor fires prohibited (fees apply).
  • EV charging: Prohibited unless specifically approved; $500 fine.

Equipment & Amenities

  • HVAC & utilities: Some homes may not have air conditioning; no refunds due to weather or lack of AC.
  • Internet/TV/phone: No refunds for outages or service issues. Pay-per-view is prohibited; charges will be billed if used. Long-distance calls must not be billed to the home.
  • Appliances & equipment: No refunds for malfunctions (TV, hot tub, appliances, etc.).
  • Equipment reporting: Issues must be reported promptly; repairs will be attempted but are not guaranteed.
  • Parking rules: Vehicle limits apply; some areas restrict motorcycles, RVs, or trailers. No roadside parking if prohibited.
  • Restricted areas: Locked closets/areas are off-limits.
  • Firewood: Available for purchase ($25/day) with 7-day advance notice.

Checkout & Care

  • Check-in: Begins at 4:00 PM (may vary up to 5:00 PM depending on home/season). No early check-in guarantees or compensation.
  • Checkout: By 10:00 AM.
  • Key return: $25 fee for lost keys.
  • Cleaning expectations: Leave the property in reasonable condition. Bag and dispose of trash, start dishwasher, and place used towels as instructed.
  • Furniture & home care: Maintain cleanliness and avoid unsafe or unsanitary conditions.
  • Supplies: Starter supplies only; additional items must be purchased by guests.
