In one of these meticulously appointed homes, you’ll be surrounded by beauty that is truly one of a kind. The location puts you within walking or biking distance of Grayton Beach and Blue Mountain Beach hotspots — from ice cream to shopping, it’s all nearby. Parking information
- Do not attempt to park in the driveway or unload luggage before 4:00 PM to avoid disrupting the cleaning crews - Guests renting the main house may bring up to 3 cars. Two cars may be parked in the driveway. The 3rd vehicle may park either directly in front of the house (in front of the palm trees) or across the street from the home (where the wooded area is). - The Owner's golf cart is not insured as a rental. If you choose to rent a golf cart, the mandatory registration sticker must be TAPED to the windshield and returned prior to departure. You will find this in the drawer of the laundry room in a manilla envelope. Do not lose this registration sticker or leave it the cart rented. - The community provides standard street parking and on-premise spaces. - Vehicles must strictly park in designated spots or paved driveway surfaces. - Double parking or parking on any grass sections is strictly forbidden. - Guest-rented street-legal carts must adhere to local neighborhood HOA parking rules. Golf Cart Policy: - If you plan to use a golf cart during your stay, please abide by the following Grayton Beach community regulations, which are strictly enforced to ensure safety. Grayton Beach roads are privately owned, and violations may result in fines up to $800 per week, which will be passed on to the responsible guest: - All golf carts must display a registration sticker issued by the HOA. This mandatory sticker must be taped to the windshield – even when the cart is parked in a driveway. - Only licensed drivers age 25 or older may operate golf carts within the community—no exceptions. Underage or unlicensed drivers, especially those observed running stop signs or driving recklessly, will be reported and fined. Thank you in advance for understanding and respecting this community’s guidelines.

Things you need to know
A private carriage house for 2 more guests is also available to book.
The 1st floor bedroom is the Owner’s private area and will not be accessible to guests.
Enjoy 2 community pools (one heated seasonally — the East Pool closes at dusk while the West Pool remains open a little longer), 1 tennis court, 4 brand-new pickleball courts, and a gas grill.
West Pool: Located behind the clubhouse near the main entrance. To reach it, head toward the entrance gate and look for the large white clubhouse building. You’ll see the pool chairs and fenced pool area behind it.
East Pool: Located next to the tennis and pickleball courts. To reach it, head toward the center of the community.
Bear-proof trash cans are provided and must stay fully closed and latched at all times except when placed curbside for pickup. Please remove the strap before collection and reattach it immediately afterward to prevent access by animals. No loose trash bags are permitted. Extra public trash bins are available at both clubhouses.
For the security of our guests and the safety of our home, there are external security cameras located at this vacation rental. There is a security camera above the garage, above the jacuzzi, and at the front door.
If you wish to play tennis or pickleball, you’ll need to wear or carry with you 1 amenity bracelet, found on the counter (just as you enter the unit). Please leave this bracelet exactly where you found it prior to departure. If lost, the replacement fee is $25.
In case they are needed, guests will find additional public trash bins located at the two clubhouses. Bear-proof trash cans are provided at each home and must be used at all times. These cans are equipped with specialized latches or straps designed to prevent wildlife—such as bears and raccoons—from opening the lid. To ensure effectiveness, lids must remain fully closed and latched at all times, including on non-pickup days. All garbage must be stored in secure, covered containers that are latched shut and fully out of street view when not at the curb. Straps must be in place whenever bins are not set out for pickup. Trash pickup occurs on Mondays and Thursdays. Per Walton County guidelines, bins may be placed curbside the night before collection, but no later than 5am on pickup day. Loose trash bags are not permitted under any circumstances. When setting bins out for pickup, please:
- Remove the strap before collection and reattach it immediately after returning the bin to the property.
- Place the bin at least 3 feet away from any obstacle (such as trees, cars, or mailboxes).
- Ensure the wheels face your house to allow automated collection.
Guests will be given access to 6 bikes, 6 beach chairs, 2 beach carts, 1 cooler and 1 umbrella during their stay (found in the garage). As with all furnishings and amenities, please treat these items with care, as if they are damaged or missing, guests will be charged to replace them.
Restrictions

- Primary renter must be 25+ and stay in the unit.
- Do not exceed maximum occupancy. Children under 2 count toward occupancy.
- Booking guest is responsible for all occupants, visitors, damages, and rule violations.
- No subletting, reservation transfers, or booking for another party.
Events & Noise
- No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
- Quiet Hours: 10 PM–7 AM (or as posted by the community).
Prohibited Activities
- Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
- Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
- No illegal drugs.
- No firearms or weapons.
- No climbing, jumping, throwing items, or hanging items from railings.
Equipment & Amenities
- Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
- A/C _(if equipped):_ Keep doors/windows closed when running. Recommended setting: 70–75°F.
- Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
- Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
- Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
- Security Cameras: Exterior cameras may be in use.
Checkout & Care
- Leave the property in reasonable condition. Guests are responsible for damage, missing items, and excessive cleaning.
- Do not rearrange furniture.
- Bag all trash. Do not place large items or cardboard in trash chutes.
- Left-behind items may be returned at guest expense; unclaimed items may be discarded after 30 days.

- Guests assume all risks related to the property and amenities.
- No refunds for Wi-Fi issues, amenity closures, maintenance, inspections, weather, or service interruptions beyond management's control.
- Refunds only for mandatory evacuation orders, as outlined in the rental agreement.
