Guests & Occupancy

• The primary renter must be at least 30 years old. All other guests must also be 30 or older unless traveling as a family group. IDs may be requested for all guests. High school and college groups are prohibited regardless of chaperones.
• The total number of adults and children at the property at any time may not exceed the maximum occupancy stated in the property listing. Occupancy limits are locally mandated and strictly enforced.
• The primary renter is responsible for all guests and for compliance with property rules, local laws, noise ordinances, and applicable association regulations.

Events & Noise

• Parties & Events: Parties and events, including weddings, receptions, and dinners, are prohibited unless specifically approved in writing.
• Noise: Guests must comply with all local noise ordinances and applicable community or association rules.

Prohibited Activities

• Pets: Dogs are permitted only at designated pet-friendly properties with prior approval. The non-refundable pet fee is $60 per night plus tax. Unauthorized pets incur a $500 fine, plus carpet cleaning and other required cleaning costs, and may result in immediate eviction and forfeiture of rent. Cats are prohibited.
• Emotional Support Animals: Emotional Support Animals are permitted only in pet-friendly properties and are subject to the applicable pet fee.
• Service Animals: ADA-defined service animals are permitted with prior notification.
• Smoking/Vaping: Smoking or vaping of any substance is prohibited.
• Unauthorized Fires: Campfires, portable fire pits, and other unauthorized fires are prohibited. Permanent, inspected, and permitted fire pits _(if equipped)_ may be used only when local fire restrictions and advisories allow.

Equipment & Amenities

• Vehicle Requirements: Due to high-alpine conditions, 4WD or AWD vehicles are strongly recommended. Some properties may specifically require a 4x4 vehicle; guests should verify the property listing. Guests are responsible for ensuring their vehicle is suitable for current conditions.
• Snow Removal: Driveways are generally plowed after more than four inches of fresh snow, and contractors may have up to 24 hours after snowfall ends to complete service. Vehicles parked in the driveway may prevent plowing. Municipal roadway snow removal is outside the property's control.
• Parking: Parking is limited to the maximum number of vehicles stated in the property listing. Parking on streets, lawns, neighboring driveways, or nearby parking lots is prohibited. Trailers, recreational vehicles, and motor homes are not permitted. Violations may result in towing, fines, and/or eviction.
• Garage: The garage door _(if equipped)_ must be fully closed when not in use. Guests may be charged for damage, including frozen-pipe damage, caused by leaving the garage door open.
• Fireplaces & Fire Pits: Fireplaces and permitted fire pits _(if equipped)_ may have limited availability and are used at the guest's own risk. Guests must follow all safety requirements and applicable local fire restrictions.
• Hot Tub: Hot tub use _(if equipped)_ is at the guest's own risk and all posted instructions and requirements must be followed.
• Saunas & Exercise Amenities: Saunas, steam rooms, steam showers, exercise equipment, and similar amenities _(if equipped)_ are used at the guest's own risk.
• Entertainment Systems: Guests may not disconnect, tamper with, or alter entertainment systems or other electronics.
• Internet: Internet service is provided and wireless networks are password-protected. No liability is assumed for internet outages or issues affecting a guest's personal equipment while using the provided service.
• Ski-In/Ski-Out Access: Ski access _(if applicable)_ varies by property and is weather-dependent. Guests must review the property's specific access details and determine whether the route is suitable for their group's abilities.
• Maintenance & Malfunctions: Maintenance issues must be reported promptly. Reasonable efforts will be made to correct mechanical, hot tub, internet, or other amenity failures, but no refunds or rate adjustments will be provided for such failures.

Checkout & Care

• Property Care: The property is cleaned and prepared with fresh linens before arrival. Guests are responsible for routine cleaning during their stay and must leave the property reasonably clean and in good condition.
• Furniture: Furniture must not be moved. A $1,000 fine applies if furniture is found to have been moved.
• Kitchen: Place dishes, cookware, and other kitchen items in the dishwasher and start it before departure.
• Trash: Dispose of all trash in the appropriate containers before departure.
• Doors & Windows: Lock all doors and windows before departure.
• Linens: Leave beds unmade and used linens on the floor.
• Damage & Maintenance Reporting: Report any damage or maintenance needs before departure.

Liability & Disclaimers

• No liability or compensation is provided for losses, delays, expenses, or inability to access the property caused by weather, snow or ice, road conditions or closures, flight disruptions, illness, resort closures, strikes, natural events, power outages, or other unforeseen circumstances.
• No compensation is provided for conditions outside the property's control, including nearby construction, maintenance, repairs, landscaping, road work, utility work, noise, or other activity at neighboring properties.
• No liability is assumed for items left behind. Claimed items may be shipped for a $25 service fee plus shipping costs. Unclaimed items may be disposed of after two weeks.
• Guests are responsible for their personal belongings. No liability is assumed for loss or damage caused by theft or other circumstances outside the property's control.
• Guests acknowledge the inherent risks of an alpine environment, including extreme temperatures, snow, ice, rocks, and uneven terrain, and assume responsibility for injuries arising from these conditions except where otherwise required by law.
• Reasonable efforts are made to provide accurate property information; however, errors, omissions, and owner-directed changes may occur.
• If the reserved property becomes unavailable due to significant mechanical issues, sale of the property, or similar circumstances, guests may be offered either a full refund or an available comparable replacement property.
• No liability is assumed for damage, loss, injury, delay, or expenses resulting from errors or failures by tour operators, agents, transportation providers, or other third parties.
