KEY Curation Notes

Six bedrooms, six of them ensuite, span the main house and two detached suites, giving groups genuine separation. Two of the bedrooms function as primary-style suites with soaking tubs and private lanai access, and a two-twin room converts to a king on request.

The infinity-edge pool sits flush against a lava-rock backdrop with fairway views stretching beyond, heated to 78°F year-round, with sliding glass walls that open the entire great room onto the pool deck. Tiki torches and an outdoor kitchen carry the space into the evening.

A six-seater golf cart comes included with the stay, paired with full access to One Ocean's private amenity collection: an oceanfront club with its own infinity pool and whirlpool spas, a separate fitness-focused pool and gym, and a quieter family pool, all complimentary for registered guests.

Beach access comes through the Mauna Lani Beach Club, also included, a short drive from the house rather than a walk, with calm protected water for swimming and snorkeling.

Two things worth flagging before booking: stays of 14 or more nights require a mandatory mid-stay cleaning, and the layout isn't fully wheelchair accessible. If travel falls in October 2026, the IRONMAN World Championship (race day October 10) brings significant road closures throughout the Kona and Kohala areas worth planning around.

It offers a rare combination of privacy, open space, and direct connection to the coastline. Spend afternoons floating in the infinity-edge pool above the Pacific, unwind in the cliffside whirlpool spas, or stroll directly onto Fishermen’s Trail leading to a black sand beach. Evenings are defined by sweeping sunset views, ocean breezes, and relaxed social spaces designed for quiet moments or casual entertaining. - One Ocean sits within the Mauna Lani Resort area on the Kohala Coast, roughly 30 minutes from Ellison Onizuka Kona International Airport (KOA). Hapuna Beach, consistently ranked among the finest stretches of sand in the state, is a short drive north. Mauna Kea Resort, Pololū Valley, and Akaka Falls are within reach for day excursions. Championship golf, cycling paths, snorkeling, and watersports are available minutes from the gate.

The house is beautifully and luxuriously decorated, with a tranquil, retreat-like feel. The open-plan kitchen, with its full doors opening out onto the patio, adds a special touch, creating a cool yet cozy atmosphere. Local amenities such as the gym, as well as the divine and secluded ocean viewpoint, feel like hidden treasures near the house. After a busy day exploring the island, it feels incredibly comforting to relax, be in the moment, and watch the hazy sunset over the golf course with a drink, as the stars slowly begin to appear. I highly recommend this place and I look forward to going there again soon

Things you need to know

Please be advised that during the IRONMAN World Championship in October 2026 (race day: October 10), there will be significant road closures and traffic delays throughout the Kona and Kohala areas. These closures may impact driving routes and travel times during your stay. Detours and traffic control measures will be in place to accommodate the event. We apologize for any inconvenience this may cause and recommend planning your travel accordingly.

Complimentary access to the Mauna Lani Beach Club for snorkeling, dining, and calm water swimming.

Guests enjoy full access to One Ocean’s private, residents-only amenity collection, designed to balance oceanfront leisure, wellness, and family-friendly spaces, all just moments from the home.

The two Twin XL beds in Bedroom #4 can be converted to one King bed upon request.

Families traveling with little ones will find a Pack and Play available at no charge.

Hotel-like amenities such as daily cleaning and bell service are not provided. Additional services can be requested with advanced notice at an additional cost.

Any special services requested by Guest(s) which the Property Management is able to perform may be performed at a rate of $75/hour, for management oversight and coordination, with prior agreement between Guest(s) and the Property Management.

Guests who are staying for an extended period of time may require one or more mid-stay cleaning services. The frequency of mid-stay cleanings will vary by property and guest preference. If you prefer to have additional cleanings scheduled during your stay, then it should be discussed in advance with your Reservations Manager so that all of the details can be arranged and the cleanings properly scheduled.

Guests & Occupancy

Primary renter must be 21+ and must be the same person as the credit/debit cardholder.
Limited to two guests per bedroom unless otherwise specified. For tiered-rate properties, occupancy is restricted to the number of guests booked. Full legal names of all occupants are required prior to check-in.
Additional guests require prior written approval and are subject to extra nightly fees.
Approved Use of Property: For personal vacation use only. No commercial, business, or event use unless pre-approved in writing (additional charges may apply). No subletting.
Guest is responsible for all invitees and for any damages, fines, service calls, excessive cleaning, repairs, or assessments caused during occupancy (charged to card on file).
Special Resort Terms_ (if applicable – Hualalai)_: Daily resort fees and charges paid directly to resort. Amenities and access subject to change without notice; no refunds for limitations.

Events & Noise

Parties, weddings, or gatherings exceeding maximum occupancy are prohibited. Violations may result in immediate termination of rental agreement.
Any event or non-standard use requires prior written approval and may incur additional fees.
Strict Good Neighbor Policy. Excessive noise (indoors or outdoors, including pool/spa, patios, lanais) is prohibited.
Guests must comply with posted community quiet hours. Violations may result in eviction without refund.

Prohibited Activities

Pets: Prohibited unless specifically permitted in the property listing or required as a trained service animal. Guests with a service animal must notify management at the time of booking and provide information regarding the animal's trained tasks. Emotional support animals, therapy animals, and companion animals are not considered service animals and are not permitted. Unauthorized pets may result in additional fees, cleaning and remediation charges, damage assessments, lost rental income, and/or termination of the rental agreement. All related costs may be charged to the card on file.
Smoking/Vaping: Strictly prohibited anywhere on property (including lanais and balconies). Guest responsible for all remediation, deodorizing, damage repairs, and potential lost rental income.
Illegal Activity: Use of property for illegal or unlawful purposes is prohibited.

Equipment & Amenities

Pool & Spa _(if equipped)_: Use at own risk. No unsupervised children. Follow all posted safety rules. No diving in shallow areas. No glass near pool/spa. Comply with posted occupancy and hour restrictions. Pool fences available upon request for an additional fee (must be scheduled in advance). Turn off hot tub heat when not in use.
Recreational Equipment _(if equipped)_: Inspect before use; report issues immediately. Use according to laws and safety guidelines. Guest assumes all risk of injury or damage.
Utility Usage: Rental includes normal utility usage. Excessive usage will be charged to guest + 4.5% processing fee. Stays over 30 days may have utility caps.
Mechanical/Electrical Systems: No guarantees on AC, appliances, internet, TV, water, power, etc. Guests must report issues promptly. Service calls caused by guest misuse will be billed. No rent deductions for failures.
Extended outages may occur due to wildfire safety programs or extreme weather.

Checkout & Care

Early arrival requires prior approval.
Property must be left tidy and in similar condition to arrival.
Late departures without approval incur hourly charges (minimum one hour). After 4 pm, fee may equal the full daily rental rate.
Excessive cleaning billed at a minimum of $45/hour per cleaner.
Guests must report pre-existing damage upon arrival. Failure to report issues during stay may void refund consideration.
Guests must immediately report access issues or equipment malfunctions.

All Hawaii beaches are public and not controlled by management. Lifeguards are not present on many beaches. Ocean conditions (tides, currents, rip tides, sea life, storms) are unpredictable and vary by location and season. Guests use the beaches and ocean at their own risk. No refunds for beach or ocean conditions.
No refunds for nearby construction noise.
No refunds for failure of utilities, appliances, internet, AC, or similar systems.
If property becomes unavailable (sale, law change, safety issue, loss of management), refund limited to payments made.
Not responsible for lost, delayed, or undeliverable mail/packages.
Hawaii is subject to environmental hazards. Guest responsible for evacuation awareness.
