KEY Curation Notes

Large-group footprint with a resort-style pool deck. The outdoor centerpiece is a 30' x 26' private pool with a tanning ledge, fire-and-water feature wall, and a covered 16-jet spa — all within a fenced yard with outdoor kitchen, gas grill, TV, and integrated surround sound.
Three-minute walk to the beach. Access is through the neighborhood — not directly from the yard. The included 6-seat golf cart and 6 adult bikes make the trip easy and keep gear moving.
Pool heating available October 1 through May 1 at $70/day. Outside that window, pool heating is not offered.
Elevator services floors one through three. Two sets of washers and dryers are on the first floor, with a third washer/dryer in the second-floor primary suite.
Third-floor great room is the entertainment hub. Soaring beamed ceilings, a gourmet kitchen with Monogram appliances and a waterfall quartz island, floor-to-ceiling tiled fireplace, and a full bar with dual beverage refrigerators anchor the main living level. A covered outdoor kitchen and gas fire pit extend the space onto the balcony.
Sleeping configuration spans four floors and accommodates up to 29. Six king suites are en-suite; two bunk rooms share bathrooms. The fourth floor adds a den with three built-in twin-over-twin bunks, a private king suite with an overhead twin XL, and a covered porch with Gulf views. Groups should note that several rooms on the upper floors are bunk-configured — this home is built for large multigenerational parties, not a group of adult couples.

My family and I spent one week at this spectacular home and had an amazing time. We were in absolute awe from the moment we opened the front door and until we left one week later. This home has absolutely EVERYTHING!! The decor is stunning, the views breathtaking, the location superb and the home is not missing one aspect of delivering the perfect vacation. The home has an incredible pool and deck, a gigantic hot tub that fits 25+ and balcony space that delivers ocean beauty in every direction. The home is grand and is perfect for entertaining and big groups, but also delivers the perfect amount of privacy if so desired. There's entertainment for kids, adolescents and adults. The bedrooms all offer ocean views and private entry to the multiple patios. I personally loved sneaking out every morning, coffee in hand watching the sunrise and the crystal clear blue waters. The home is walking distance from shops and restaurants in Inlet and Rosemary Beach and a 1 minute walk from the beach.

Things you need to know

Please bring beach and/or pool towels, as we do not permit bath towels or linens to be taken from the property except for laundering.

Pool may be heated for an additional charge of $70 per day between October 1 - May 1. This service must be requested through our department. Pools must be heated for the entire duration of stay and fees vary by property.

Reservations during peak and holiday seasons will require a 7-night minimum stay from Saturday to Saturday.

Event friendly for up to a maximum of 50 people (this number includes all vendors and event staff). Events exceeding 50 people total are not permitted. All events must be pre-approved before booking. An additional event fee of $2,000 and a refundable security deposit of $5,000 will be required. All beach weddings and outdoor events must file for a permit. Guests & Occupancy

  • Guests under 25 must be accompanied by a parent or legal guardian at a ratio of 4 minors per 1 adult (25+), with the adult staying on-site at all times.
  • Reservations made under false pretenses are void and may result in denied check-in or eviction with no refund.
  • Occupancy limits are set per home and must not be exceeded.
  • Exceeding occupancy may result in immediate eviction and forfeiture of all payments.
  • The booking guest is responsible for all occupants, invitees, property condition, and compliance with all rules.
  • Guests must secure doors and windows when away.
  • More than 1.5× the permitted overnight occupancy at any time requires written approval, an event permit, and event fees.
  • Properties are licensed for vacation use only.
  • No subletting, assignment, or transfer of reservations is permitted.

Events & Noise

  • All parties, weddings, or gatherings require prior written approval.
  • Unauthorized gatherings/events may result in immediate eviction and forfeiture of all payments.
  • Guests must comply with local noise ordinances, HOA/COA rules, and community regulations.
  • Excessive noise, parking issues, or trash violations may result in fines or eviction.
  • Nearby construction may occur and is governed by local ordinances. No refunds will be issued due to construction-related noise or disruption.

Prohibited Activities

  • Pets: No pets permitted. Violation results in immediate eviction, forfeiture of all payments, $2,000 fee, plus cleaning costs. Service animals only with prior written accommodation request.
  • Smoking & Vaping: No smoking or vaping anywhere on property. Violation fee: $1,000 + cleaning costs, and may result in eviction.
  • Illegal Activities & Substances: Illegal substances and unlawful behavior are strictly prohibited.
  • Firearms & Weapons: No firearms, ammunition, or weapons (including BB guns and airsoft). Violation may result in eviction and forfeiture of all payments.
  • Fireworks: Fireworks are prohibited.
  • Illegal Internet Use: Illegal downloading, piracy, or misuse of property networks is prohibited. Violation fee: $1,000, plus immediate eviction and forfeiture of all payments.

Equipment & Amenities

  • Pools & Hot Tubs_ (if equipped)_: Guests assume responsibility for safe operation, cleanliness, and securing gates/doors. Pool alarms must not be disabled; violation fee: $5,000 + repair costs. Guests must promptly report malfunctioning alarms.
  • Pool Heating _(if equipped)_: Optional pool heating available Oct 1 – May 1 for an additional fee; must be enabled for the entire stay.
