Guests & Occupancy

• The primary Guest must be at least 25 years old. Guests under 25 must be accompanied by a parent or adult guardian staying throughout the reservation.
• Maximum occupancy is limited to the property's stated capacity. All Guests' names and ages must be provided. Additional occupants require approval and may incur fees.
• The primary Guest is responsible for all occupants, visitors, damages, and rule violations.
• The property is reserved for registered Guests and approved visitors. Fraudulent reservations are prohibited.
• Entry by authorized personnel is permitted for necessary repairs.

Events & Noise

• Events: Weddings, parties, receptions, and gatherings require prior written approval from the Owner and applicable HOA. Additional fees and agreements may apply.
• Quiet Hours: Walton County noise restrictions apply from 10 PM to 6 AM, with fines up to $500 and possible criminal penalties. Excessive noise is prohibited.

Prohibited Activities

• Pets: Permitted only in designated pet-friendly properties. Unauthorized pets incur a $750 fine plus damage costs.
• Smoking: Prohibited, with a $750 fine for violations.
• Illegal Activities: Underage drinking and unlawful activities are prohibited.
• Weapons: Weapons are prohibited. Unauthorized weapons must be removed immediately or may be surrendered to authorities at the Guest's expense.
• Community Rules: HOA and resort regulations must be followed.

Equipment & Amenities

• Pool & Hot Tub _(if equipped)_: Use is at the Guest's own risk; no lifeguards are provided. Diving, jumping, glass containers, and unsupervised minors are prohibited. Pool equipment must be operated by licensed professionals; tampering may result in fines. Posted pool rules must be followed, and sand must be rinsed off before entering. Liability for related injuries or losses is disclaimed to the extent permitted by law.
• Pool Heating _(if equipped)_: Available October through early May for an additional fee when outdoor temperatures are between 52°F and 80°F. Heating must be purchased for the entire stay, with 48 hours allowed to reach the set temperature.
• Grilling _(if equipped)_: Gas and charcoal grilling is permitted only in designated areas.
• Parking: RVs, motorcycles, trailers, unregistered vehicles, and unauthorized golf carts are prohibited. For gated resorts, parking passes are issued at the security gate upon arrival, remain valid throughout the stay, and must be displayed on the vehicle dashboard.
• Surveillance _(if equipped)_: Exterior security cameras may monitor entrances and outdoor areas. Recorded violations may be reported to authorities.
• Supplies: An initial supply of linens, bath towels, toiletries, trash liners, and cleaning products is provided. Beach towels are not provided and must be brought by the Guest. Property linens and bath towels must remain inside the property.
• Resort Access _(if applicable)_: Resort amenity cards are not included unless stated. Issued access items must be returned at checkout. Missing shuttle cards or pool bracelets incur $10 each; missing pool keys incur $100.

Checkout & Care

• Check-In: Begins at 4 PM CT. Cleaning-related delays do not qualify for discounts. Late arrivals and early departures do not qualify for refunds.
• Checkout: Departure is required by 10 AM CT. Late checkout is prohibited, and electronic access will be deactivated.
• Cleaning: Trash must be disposed of, dishes placed in the dishwasher and the cycle started _(if equipped)_, and the property left in good condition. Excessive cleaning fees may apply.
• Security: Exterior doors and windows must be closed and locked before departure.
• Damage Reporting: Existing damage, housekeeping concerns, and maintenance issues must be reported immediately to avoid additional charges.

Liability & Disclaimers

• Violations of property rules, HOA regulations, or applicable laws may result in fines, immediate removal without refund, forfeiture of payments, and recovery of associated damages or costs.
• Guests are responsible for damage beyond normal wear and tear, missing items, and applicable repair, replacement, and legal costs.
• Liability for lost, stolen, or damaged personal belongings is disclaimed. Return shipping costs are the Guest's responsibility.
• Uninterrupted operation of appliances, HVAC, elevators, electronics, and utilities is not guaranteed. Reported issues will be addressed as reasonably possible; temporary outages do not qualify for compensation.
• Liability for losses arising from natural disasters and circumstances beyond reasonable control is disclaimed to the extent permitted by law. No refunds are provided for inclement weather or mandatory hurricane evacuations. Compliance with official evacuation orders is required.
• Comparable accommodations may be substituted due to ownership changes or unforeseen maintenance. If unavailable, alternative arrangements, rescheduling, or refunds may be offered. Furnishings and inventory may change without notice.
