KEY Curation Notes

Two-bedroom, two-and-a-half-bath home in the Springs of Eagles Nest, situated near the creek and positioned centrally between Great Camp and the North Pavilion — two of the most-used amenity hubs in the community. Both bedrooms are king en-suites on opposite ends of the home, each with a smart TV and a full private bath; one has a walk-in tiled shower, the other a tiled tub/shower combo. A TempurPedic queen sleeper sofa in the living room handles a third couple or overflow guests.
Hot tub and fire pit are in the fenced backyard, backing onto a wooded, private setting. A gas log fireplace and full kitchen round out the interior for groups who want to stay in.
Eagles Nest community access is included, with an amenity fee collected at booking. Great Camp amenities include the Epic Chophouse, a ropes course and climbing tower (seasonal), mini-golf, an amphitheater with summer concerts from May through November, and a 24/7 general store. The North Pavilion adds basketball and pickleball courts, a dog park, and the Sportsman's Grille (Wednesday–Sunday). The Eagles Nest Winery is on property but charges a separate day pass ($25 per person); hours are Thursday–Sunday only.
Private ATVs are not permitted on Eagles Nest roads and will be denied entry at the gate. ATV rentals are available through a third-party operator on the mountain.
Starter supplies cover roughly one night — toilet paper, dish soap, laundry pods, and basic paper goods are provided. KEY.co can arrange grocery delivery before your arrival.
Weekday construction noise is ongoing throughout the Eagles Nest development — heavy vehicles on development roads are audible Monday through Saturday. Cell service is unreliable in parts of the community; download maps and directions before entering the gate.
AWD or 4WD required November through March. No refunds are issued for guests who arrive unprepared for winter road conditions. Firewood for the fire pit is available to pre-order ($25 per night for two bundles) and must be requested more than a week in advance.

Eagles Nest offers great hiking trails that can either be hiked on foot or explored by ATV. Some lead to beautiful waterfalls.

Private ATVs are not permitted in the community and will be denied entry at the gates.

Getting to the property

4WD/AWD and/or chains are recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months, where inclement weather may be possible, should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows.

The property was as advertised. It's new, clean, and very comfortable. Beds were super comfortable and we used the gas fireplace daily. Wifi was excellent and all TV's we large and smart. Furnishings were great and we took advantage of the gas grill and even used the outdoor gas fire pit one night for a few minutes (it was cold). We had 3 in our party and the house was a perfect size. It was our first time staying in Eagles Nest and we loved it. We saw bears, dear, turkey, and we were able to enjoy the peak of fall leaves. Would definitely stay here again.

Things you need to know

Please note there is a loft area in the second bedroom that is accessed via a ladder. This area is not for guest use.

Firewood for the firepit may be added at the time of booking or by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night plus tax.

Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).

The summer concerts are open to all guests; however, there may be an admission fee for each person.

Please note that this homeowner uses outdoor surveillance cameras to monitor their home's security(entryway and parking area). No cameras monitor the inside of the home.

All Eagles Nest homes have an additional amenity fee in order to maintain the luxurious amenities

Please note that the community of Eagles Nest has construction going on. Due to how sound travels, during weekdays, you may hear heavy vehicles traveling on the development's roads.

Please note that all Eagles Nest homes have internet, but some areas of travel may not have cell reception.

Do not leave food or trash outside, as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.

The property is set up for light housekeeping, including linens and towels. We provide a STARTER SET of toilet tissue, paper towels, bath toiletries, dish soap, and trash bags. This is enough for one or two nights, but if you are staying for an extended length of time, you should plan to bring some supplies from home or plan to purchase these items at a grocery store when you arrive.

We provide one towel and washcloth per person that each respective house accommodates, plus a few extra towels if there is a hot tub. The beds are made up with clean linens (except bunks, sleepers, and futons, but linens are provided on site). If you routinely use two towels after bathing, you may need to bring some of your own.

This home comes equipped with a basic set of cookware, sufficient plates & silverware for the occupancy of the home, and basic serving and baking dishes. Most homes do not have unusual items such as crockpots or blenders, so if you’re planning a dish that requires an unusual item, it is best to bring that from your home.

This home is not stocked with cooking oils or spices, hairdryers, condiments, coffee, coffee filters, or food storage items, including plastic wrap or foil.

Guests & Occupancy

  • Age requirements: Primary guest must be at least 25 years old and must remain on-site for the full stay.
  • Maximum occupancy: Occupancy limits (including children) must not be exceeded at any time.
  • Guest accountability: The booking guest is responsible for all occupants, compliance with rules, and any damages beyond normal wear and tear.
  • Unauthorized guests: $25 per person per day for exceeding occupancy; may result in immediate removal.
  • Approved use of property: Use is limited to vacation purposes unless prior written approval is obtained. Subletting or assignment is not permitted without written approval.

Events & Noise

  • Events & gatherings: Not permitted without prior written approval; unauthorized events may result in fines, immediate removal without refund, and charges for damages/cleaning.
  • Noise restrictions: Must comply with local noise regulations at all times.

Prohibited Activities

  • Pets: Allowed only in designated homes with prior approval and a non-refundable pet fee. Unauthorized pets: $200 fee + $500 cleaning fee; may require removal or termination without refund. Pets must meet all listing restrictions and be pre-treated for pests.
  • Smoking/vaping: Strictly prohibited indoors; $300 smoke remediation fee.
  • Illegal activities: Any violation of laws or regulations is prohibited and may result in termination of stay.
  • Fireworks & firearms: Strictly prohibited at all times.
  • Fire/fireplace misuse: No burning wood in gas fireplaces. No roasting food in fireplaces. Unauthorized outdoor fires prohibited (fees apply).
  • EV charging: Prohibited unless specifically approved; $500 fine.

Equipment & Amenities

  • Appliances & equipment: No refunds for malfunctions (TV, hot tub, appliances, etc.).
  • Equipment reporting: Issues must be reported promptly; repairs will be attempted but are not guaranteed.
  • Parking rules: Vehicle limits apply; some areas restrict motorcycles, RVs, or trailers. No roadside parking if prohibited.
  • Restricted areas: Locked closets/areas are off-limits.
  • Firewood: Available for purchase ($25/day) with 7-day advance notice.

Checkout & Care

  • Check-in: Begins at 4:00 PM (may vary up to 5:00 PM depending on home/season). No early check-in guarantees or compensation.
  • Checkout: By 10:00 AM.
  • Key return: $25 fee for lost keys.
  • Cleaning expectations: Leave the property in reasonable condition. Bag and dispose of trash, start dishwasher, and place used towels as instructed.
