- A one-car garage is available. - Please note that parking is available for two cars per unit. We are not responsible for any changes or disruptions to the Shuttle schedule, as it is subject to change without prior notice and is outside of our control. Getting to the property
Montana is Big Sky Country and the best way to explore all its beauty is to have your own car. We highly recommend a 4WD vehicle in the winter and guests of Big Sky & Whitefish do have several shuttle options if your preference is not to drive. Make sure to reserve your rental car early.

This vacation home offers the quintessential Big Sky experience with a perfect 'mountain-chic' vibe that feels both upscale and incredibly cozy. The ski-in/ski-out convenience is unbeatable, but we were also pleasantly surprised by the magical winter hiking and walking trails right nearby. Inside, the home was absolutely spotless and thoughtfully stocked with everything from high-end kitchen appliances to the softest pillows—they truly haven’t missed a detail. While it was perfect for our family, the layout is versatile enough for a getaway with friends or multiple couples. Even though this property is professionally managed by a very responsive and helpful agency, it maintains the warmth and personality of a well-loved home. Restrictions
Guests & Occupancy
- Primary Guest must be 18+, must match the credit card holder, and must stay at the property for the duration of the reservation. Reservations for unaccompanied minors are prohibited and will result in eviction with forfeiture of all charges.
- Occupancy must not exceed the number stated on the reservation; no exceptions.
- Primary Guest is responsible for all occupants and invitees, including damages, violations, and charges.
- Additional unapproved guests may result in extra per-person charges, fines, or eviction without refund.
- Residential use only. No parties or gatherings unless pre-approved in writing. Violations may result in eviction and additional charges.
- Property must be used lawfully and with care; misuse of appliances or systems resulting in damage will be charged.
Events & Noise
- Parties and gatherings are strictly prohibited unless pre-approved in writing.
- Quiet hours: 10:00 PM – 8:00 AM. Violations: $250 fine after first warning; third violation = eviction without refund.
- Excessive noise, illegal activity, or disturbances may result in immediate eviction and additional charges.
- Guests must follow all HOA rules; any fines are the Guest’s responsibility.
Prohibited Activities
- Pets: Only allowed in designated pet-friendly properties with prior written approval + $200/pet fee. Unauthorized pets: $1,000 cleaning fee + eviction without refund.
- Service animals: Allowed with required documentation; Guest responsible for any damages or additional cleaning.
- Smoking/vaping: Strictly prohibited. Evidence of smoking results in a $1,000 cleaning fee. No incense or oil lamps.
- Illegal activity: Strictly prohibited; may result in eviction without refund and additional charges.
- Fire hazards: No candles (except approved outdoor/emergency use).
- Vehicles: No RVs, trailers, or campers. No vehicle repairs on-site.
- Other restrictions: Violations of the agreement may result in fees up to 3× the daily rental rate and/or eviction.
Equipment & Amenities
- Seasonal/vehicle requirements: 4WD/high-clearance vehicles recommended; no refunds for road/weather conditions.
- Hot tubs _(if equipped)_: Use at your own risk. No children under 16 without adult supervision. Misuse or excessive dirtiness: $50 service fee; damaged cover = replacement cost.
- Appliances & systems: Must be used properly; Guest is responsible for misuse, damage, and repair costs.
- Internet/WiFi: Speeds not guaranteed; no refunds or relocation for connectivity issues.
- Equipment issues: Must be reported immediately; failure to report may result in charges.
- Parking: Only designated areas allowed. Violations may result in towing at the guest's expense. Lost parking pass: $300 fee.
- Access & inspections: Entry may occur for maintenance, inspections, or disturbances.
- Security: Exterior cameras may be present.
- No refunds for malfunctions: No compensation for failure of HVAC, hot water, appliances, WiFi, hot tubs, or other amenities.

- Trash & general care: Guests must follow all checkout instructions in the digital guide.
- Key/parking pass return: Parking pass must be left in unit; $300 fee if lost.
- Checkout time: 10:00 AM. Late checkout without approval: hourly fees (minimum 1 hour); after 2:00 PM = full day charge.
- Early arrival: Unauthorized early entry may result in a fee up to 50% of one night’s rate.
