Set at the quiet west end where Panama City Beach meets 30A, this low-density beachfront community fronts 500 feet of private beach away from the tourist crowds. Camp Helen State Park and Lake Powell sit two minutes out, with Rosemary, Alys, and Seaside about five.
A gulf-front pool sits steps from the sand, heated seasonally, with grilling areas alongside. Beach chair and umbrella service runs March through October, setting out two chairs and an umbrella for stays of two nights or more.
Two bedrooms and two and a half baths sleep six across two levels, with a Gulf-facing king master that has its own balcony and a walk-in shower, a queen guest room, and a sleeper sofa downstairs. A second balcony off the main level opens toward the beach.
The full kitchen carries full-size appliances and a breakfast bar, with a full dining area and an in-unit washer and dryer. A Publix, Winn-Dixie, and CVS sit within steps for provisioning.

Totaling 66 units, Ramsgate Harbour is a lower density complex that boasts 550 feet of private beachfront. Nearby amenities/attractions: - Publix, Winn Dixie, and CVS are just steps away, where you can pick up groceries, wine, beer, liquor, pharmacy, gifts, beach accessories – just about anything needed to enjoy your vacation. - Bayou Bill’s Crab House – Directly across the street - Camp Helen State Park/Lake Powell (2 min) - 30A/Rosemary/Alys/Seaside Beaches (5 min) - Camp Creek Golf Course (5 min) - Pier Park (10 min) you'll find plenty of shopping, dining and family-friendly entertainment options. - Gulf World (15 min) - Shipwreck Island Water Park (20 min) - Airport – ECP in Panama City (20 min)

Parking information

- After booking a stay at Ramsgate Harbour, guests are required to complete an online registration process, including a mandatory one-time vehicle registration fee of $36.35 (per vehicle). A vehicle registration link will be provided. It is essential that guests list the exact dates of their stay, as the HOA actively enforces towing for unauthorized vehicles. - Ramsgate Harbour offers unassigned parking in its generously sized lot. All parking is first-come, first-served. Guests bringing more than one vehicle must register each vehicle separately. Please note that boats, trailers, RVs, and jet skis are not permitted on the property.

As long as you are staying at least 2 full days, guests renting this unit may have access to 2 chairs and 1 umbrella (starting no earlier than day two). On your day of arrival, go directly to Surf N Sun in person bringing proof of reservation (including unit number, first and last name, and any other required information).

Guests & Occupancy

  • Primary renter must be 25+ and stay in the unit.
  • Do not exceed maximum occupancy. Children under 2 count toward occupancy.
  • Booking guest is responsible for all occupants, visitors, damages, and rule violations.
  • No subletting, reservation transfers, or booking for another party.

Events & Noise

  • No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
  • Quiet Hours: 10 PM–7 AM (or as posted by the community).

Prohibited Activities

  • Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
  • Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
  • No illegal drugs.
  • No firearms or weapons.
  • No climbing, jumping, throwing items, or hanging items from railings.

Equipment & Amenities

  • Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
  • A/C _(if equipped)_: Keep doors/windows closed when running. Recommended setting: 70–75°F.
  • Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
  • Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
  • Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
