We absolutely loved staying at this property. Close to the beach, close to supermarket and shops, and right off the main stretch so it was quiet and super relaxing. We loved everything about the house - incredible lay-out and beautifully designed. It had everything we needed and we will definitely book again!

  • Primary renter must provide valid identification upon request. Owner/Manager may deny occupancy if ID is not provided.
  • Reservations must reflect the correct number of guests at all times.
  • The primary renter is fully responsible for the conduct, safety, and compliance of all guests, minors, and invitees.
  • Property is for residential use only. No commercial use, subletting, assignment, or unlawful activity permitted.
  • No fraternities, school groups, civic groups, or non-family groups unless prior written approval is granted.
  • Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay.
  • You acknowledge that you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, and pass through our verification portal and, in some instances, complete a criminal background check. The information is collected for screening and verification only and is not stored or used for any other purposes.

Events & Noise

  • House parties, weddings, receptions, and large gatherings are strictly prohibited per City of Isle of Palms regulations.
  • Quiet hours:
  • Sunday–Thursday: 10:00 PM – 10:00 AM
  • Friday–Saturday: 11:00 PM – 10:00 AM
  • Any recorded noise violation or police response may result in immediate eviction with no refund. If police are dispatched, all occupants must vacate by 10:00 AM the following morning.

Prohibited Activities

  • Pets are not permitted without prior written approval. Unauthorized pets result in immediate eviction and forfeiture of all payments. Pets are never allowed in pools or hot tubs.
  • Any activity violating local, state, or federal law is strictly prohibited and grounds for eviction.
  • Fireworks are not permitted.
  • Smoking or vaping indoors is prohibited. Excess cleaning or damage fees will apply if violated.

Equipment & Amenities

  • No street or overflow parking allowed.
  • Hot Tub / Pool _(if equipped)_: Prepared and chemically balanced prior to arrival. No glass, oils, soaps, or foreign substances. No pets permitted Misuse may result in service call, draining, refilling, or cleaning fees.
  • Elevator _(if equipped)_: Reserved for guests with mobility needs only. $500 refundable elevator security deposit required. No children without adult supervision (25+). Deposit forfeited if damage or service calls occur.
  • No refunds for temporary inoperability of appliances, HVAC, pools, hot tubs, elevators, internet, TV, or utilities. Owner will make reasonable efforts to repair.
  • Locked closets, owner storage, and mechanical areas are off-limits.

Checkout & Care

  • Home must be returned in the same condition as received, excluding normal wear and tear.
  • Guest is responsible for excessive cleaning, trash removal, hot tub misuse, missing items, and damages. Fees may include cleaning, repairs, replacement costs, and service calls.
  • Any guest who confirms a reservation will be responsible for damages in an amount outlined in the rental agreement. An authorization hold in the amount of $1,500.00 will be placed on your credit card. It will be removed once you check-out and if nothing is damaged.

Liability & Disclaimers

  • Not liable for injuries except in cases of gross negligence. Guests assume all risk related to use of pools, hot tubs, elevators, bunk beds, recreational equipment, outdoor areas, and natural conditions.
  • Not responsible for lost, stolen, or left-behind personal property.
  • No refunds for power outages, water shortages, flooding, or service interruptions.
  • No refunds for hurricanes, mandatory evacuations, construction nearby, or other acts of nature.
  • Guest agrees to indemnify and hold harmless Owner and Property Manager from all claims, injuries, damages, or losses arising from occupancy or guest actions.
