Things you need to know

The fully equipped kitchen includes all the essentials for preparing meals with ease. Its convenient layout offers direct access to the garage and nearby laundry facilities.
The ground-floor waterfront patio offers a relaxing setting to enjoy picturesque bay views and the charm of island living. It's the perfect spot for morning coffee, outdoor gatherings, or unwinding by the water.
The home is supplied with a limited stock of paper goods and soaps to get most families through at least the first few days of their vacation. This initial supply will not be replenished or restocked during your stay but should include most or all of the following: Paper towels, toilet paper, tissue boxes, liquid hand soap, body wash for the showers, dishwasher soap, laundry detergent, sponges, and trash bags.
You will be supplied with a full set of sheets & towels.
You will be supplied with cooking supplies, dishes, and dishware.
A hair dryer, iron, board, extra pillows, and blankets will be provided.
We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm.
Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity.
Restrictions
Guests & Occupancy
- Guest Responsibility: Guests are financially responsible for property damage, missing items, and violations of the rental agreement.
Prohibited Activities
- Pets: Pets are strictly prohibited unless explicitly authorized and documented in the rental agreement.
- Beach Alcohol: Alcohol consumption is prohibited on the beach at all times.
- Beach Dog Restrictions: Dogs are prohibited on the beach from 10:00 AM to 4:30 PM year-round and must be leashed at all other times.
Equipment & Amenities
- Parking: The 1-car garage dimensions are not guaranteed. Oversized vehicles must use alternative street parking. Guests must obey all posted street sweeping signs to avoid citations.
- Starter Supplies: A limited initial supply of paper towels, toilet paper, soaps, and trash bags is provided. Guests must purchase additional supplies as needed.
- Outdoor Umbrellas (if equipped): Umbrellas must be securely closed after every use to prevent wind damage.
- Digital Entertainment (if equipped): Guests are responsible for all unauthorized digital or cable pay-per-view purchases.
Checkout & Care
- Dishwasher: Load and run the dishwasher before departure.
- Linens & Towels: Place used sheets and towels by the front door. Leave zippered pillowcases, mattress pads, and shams on the beds.
Liability & Disclaimers
- Rates & Availability: Base rates and seasonal availability are subject to change until booking is confirmed.
- Security Deposits: Deposits are held in a secure escrow account and refunded within 21 days after departure, provided there is no property damage or rental agreement violation.
