Scale and configuration set this apart: 8,500 square feet across two floors with five king master suites, each with a private en-suite bathroom, plus a bunk room and additional sleeping configurations.
Indoor entertainment spans a dedicated theater room with leather recliners, a billiards room, a game room with shuffleboard and ping pong, a wine cellar, and multiple distinct living and lounge areas.
The outdoor compound is resort-scale: an infinity-edge heated pool with shallow lounge area and spa, outdoor kitchen with built-in grill and fireplace, sport court for basketball and pickleball, a covered open-air gym, putting green, and fire pit backed by desert mountain views.
Pool heating is optional and carries an additional nightly fee. It must be added for the full duration of the stay and requires at least three days advance notice to guarantee the pool is heated at check-in.
Desert hiking trails are accessible directly through the backyard gate.
A $1,000 damage and noise deposit is collected at check-in and refunded within 72 hours of checkout. A rental contract, matching photo ID, and credit card are all required in person at arrival.

Things you need to know

The interior is characterized by a massive, light-filled great room featuring floor-to-ceiling windows that offer panoramic mountain and desert views.

The chef’s gourmet kitchen is built for large groups and entertaining. It includes high-end stainless steel appliances, granite countertops, double ovens, and a large walk-in butler's pantry.

The backyard is a resort-style oasis designed for the "Sedona-style" outdoor lifestyle. The space has a 1,300 sq ft covered ramada with dual TVs, surround sound, exterior heaters, and a gas fire pit for cooler desert nights.

Pool heating is optional and available for an additional nightly rate. The pool can be heated during the winter months when the natural pool temperature drops due to lower outside air temperatures. When heated, the temperature will be maintained the best we can during the winter months. As the pools are outside we have them set for the 87 but as the temps drop so do the pools. We do heat them but the colder outside the harder it is to hold higher temps, It is still heated but not in the 80’s during the colder seasons. If you decide to take advantage of the optional pool/spa heat it is required for the entire duration of your stay, it can not be turned on and off daily.

Restrictions

Guests & Occupancy

  • Primary guest must be at least 26 years old and remain on-site for the entire stay; reservations not meeting this may be canceled.
  • Occupancy is strictly limited to the stated maximum and enforced per local ordinances.
  • Guests are financially responsible for all damages, missing items, excessive cleaning, violations, and fines caused by their party; security deposit of $1000–$1500 (refundable if compliant).
  • Only registered guests are allowed; exceeding occupancy may result in immediate removal and forfeiture of all fees.
  • Approved Use of Property: Residential use only; no commercial use, third-party bookings, or separate rental of accessory units.
  • Guests may be required to complete ID verification, occupancy checks, fraud/risk screening, and background screening (if required); failure may result in cancellation or denied entry.
  • Guests must comply with all applicable laws; violations risking permits may result in removal and liability for fines.

Events & Noise

  • Event Policies: Parties, events, gatherings, photoshoots, and commercial activities are prohibited unless pre-approved in writing.
  • Guests must follow all local noise and nuisance ordinances and maintain reasonable noise levels, especially outdoors.

Prohibited Activities

  • Smoking/Vaping: Smoking, vaping, marijuana, and illicit substances are strictly prohibited; odor removal or damage will incur charges.
  • Illegal Substances: Any illegal activity is prohibited and may result in immediate termination without refund.
  • Other Restrictions: Video and photography are not permitted; non-residential uses (retail, events, etc.) are prohibited.

  • Pools & Spas _(if equipped)_: Use is at the guest’s own risk; no supervision provided; signed liability waiver required.
  • Equipment Reporting: Guests must report any issues within 2 hours of check-in or they may be held responsible.
  • No Refunds for Malfunctions: Issues not reported within the required timeframe may not qualify for adjustments.
  • Noise and occupancy monitoring devices may be installed to ensure compliance.
  • Management may enter when necessary for emergencies, repairs, safety, or compliance.

  • Guests must complete an arrival walkthrough and report any issues within 2 hours of check-in.

While the home is regularly treated, complete prevention is not possible. Guests are advised to keep doors and windows closed, check personal items, and use caution outdoors—especially at dusk and dawn. No liability is assumed for any wildlife encounters, indoors or outdoors.
