KEY Curation Notes

Seven bedrooms across three structures — the main house (5 bedrooms, 4 with en-suite bathrooms), a detached casita with its own king bed and bunk set, and a pool house with a queen sleeper sofa, Keurig, and mini fridge. The casita and pool house each have their own bath as well.
The pool is genuinely resort-scale — described as half the size of a lazy river with a custom waterslide, hot tub, fire features, and a splash pad on a full acre lot.
Pool and spa heating are optional add-ons at a nightly fee. Heat is recommended October 15 through May 31; the property requires at least 3 days' notice and commits you to heating for the entire stay — it cannot be turned on and off by day.
The outdoor spread goes well beyond a backyard — private tennis court, volleyball court, putting green, shuffleboard, in-ground trampoline, playground equipment, outdoor kitchen, fire pit, fire bowls, two covered ramadas, and a hammock.
An indoor climate-controlled basketball court with Phoenix Suns hardwood is in the guest casita. The casita also includes a private gym.
Chef's kitchen in the main house features double islands, two ovens, a pot-filler cooktop, built-in wine fridge, built-in ice maker, and seating for a group at a 12–14 person dining table.
A $1,000 damage and noise deposit is collected at check-in and refunded within 72 hours of checkout. Photo ID and a credit card are required in person upon arrival — these must match what was used to book.
Glendale's STR ordinance caps overnight occupancy at 6 adults. This is a municipal limit that applies regardless of the property's sleeping capacity.

Things you need to know

The living room features a spacious, open design that seamlessly connects to the kitchen and dining areas, making it ideal for hosting large gatherings. It includes a gas fireplace for ambiance and a custom-built wall unit that houses two televisions, allowing guests to view multiple screens from both the kitchen and living spaces.

The chef-style kitchen is equipped with two ovens, a massive cooktop with a pot filler, and a built-in wine fridge and ice maker. It features two kitchen islands, each with its own sink station, providing ample counter space for food preparation and causal seating.

Pool heating is optional and available for an additional nightly rate. The pool can be heated during the winter months when the natural pool temperature drops due to lower outside air temperatures. When heated, the temperature will be maintained the best we can during winter months. As the pools are outside we have them set for the 87 but as the temps drop so do the pools. We do heat them but the colder outside the harder it is to hold higher temps, It is still heated but not in the 80’s during the colder seasons. We generally recommend that the pool be heated October 15th through May 31st in order to be a comfortable swimming temperature. To ensure the pool is heated for your arrival we require a minimum 3 day advance notice. If you decide to take advantage of the optional pool/sit is required for the entire duration of your stay, it can not be turned on and off daily.

Restrictions

Guests & Occupancy

  • Primary guest must be at least 26 years old and remain on-site for the entire stay; reservations not meeting this may be canceled.
  • Occupancy is strictly limited to the stated maximum and enforced per local ordinances.
  • Guests are financially responsible for all damages, missing items, excessive cleaning, violations, and fines caused by their party; security deposit of $1000–$1500 (refundable if compliant).
  • Only registered guests are allowed; exceeding occupancy may result in immediate removal and forfeiture of all fees.
  • Approved Use of Property: Residential use only; no commercial use, third-party bookings, or separate rental of accessory units.
  • Guests may be required to complete ID verification, occupancy checks, fraud/risk screening, and background screening (if required); failure may result in cancellation or denied entry.
  • Guests must comply with all applicable laws; violations risking permits may result in removal and liability for fines.

Events & Noise

  • Event Policies: Parties, events, gatherings, photoshoots, and commercial activities are prohibited unless pre-approved in writing.
  • Guests must follow all local noise and nuisance ordinances and maintain reasonable noise levels, especially outdoors.

Prohibited Activities

  • Smoking/Vaping: Smoking, vaping, marijuana, and illicit substances are strictly prohibited; odor removal or damage will incur charges.
  • Illegal Substances: Any illegal activity is prohibited and may result in immediate termination without refund.
  • Other Restrictions: Video and photography are not permitted; non-residential uses (retail, events, etc.) are prohibited.

Guests are advised to keep doors and windows closed, check personal items, and use caution outdoors—especially at dusk and dawn. No liability is assumed for any wildlife encounters, indoors or outdoors.
  • System & Service Limitations: Certain compliance or screening records may not be shareable due to privacy restrictions.
  • Violations may result in immediate termination, removal, forfeiture of fees, and additional liability for damages or fines.
