KEY Curation Notes

Direct Gulf-front with a private pool and a boardwalk to the beach — on one of the least-developed stretches of Florida's panhandle. Indian Pass is "Old Florida" in the best sense: wide, uncrowded beaches, no high-rises, and the kind of quiet that's genuinely hard to find on this coast. The Famous Indian Pass Raw Bar is a short walk down the peninsula.

Every bedroom has its own ensuite bathroom — four kings and two oversized bunk rooms, each sleeping up to six. The layout distributes the group across three floors with good separation, and the half bath on the main level keeps the common areas functional for a crowd.

The triple bunk beds are strictly for children 6 and under, 60 lbs or less. The listing is explicit about this for safety reasons. Groups with older kids or adults need to account for this — the actual adult sleeping capacity is closer to 12–14 rather than the listed 20.

The on-site elevator is off-limits to guests. Stairs only for a three-floor property. Worth knowing for anyone with mobility considerations or heavy luggage, especially with a large group.

Port St. Joe is the nearest town for groceries and dining — about a 15-minute drive. Indian Pass itself is intentionally minimal. If stocking the kitchen for a large group, plan ahead; Curate's grocery delivery service is well-suited for a property of this size and remoteness.

This stretch of shoreline is loved for its quiet beaches, relaxed atmosphere, and “Old Florida” character, making it a favorite for guests who want to slow down and enjoy the coast without the crowds. Indian Pass offers a more secluded beach experience while still being close enough to Port St. Joe for dining, shopping, and local conveniences.

Things you need to know

Trash service is scheduled on Saturdays and Mondays during the summer season. If an additional pickup is needed outside of the regular schedule, we can arrange an emergency trash pickup for an additional $25 fee.

Please note that the triple bunk beds are only suitable for guests 6 years of age or younger and/or under 60 pounds. For safety reasons, these beds are not suitable for older children or adults.

While there is an elevator on site, it is not available for guest use. For guest safety, the elevator is strictly off limits and may not be accessed, operated, or tampered with during the stay. Guests must use the stairs for access. Any unauthorized use or attempted use of the elevator that results in damage, service calls, or safety concerns may result in significant charges. We appreciate your understanding as guest safety is our top priority.

GPS may take you one road too far. The correct turn is just before mailbox 1510, not the road immediately after the right turn GPS may suggest.

Restrictions

Guests & Occupancy

Primary renter must be 21 and stay in the unit.
Do not exceed maximum occupancy. Children under 2 count toward occupancy.
Booking guest is responsible for all occupants, visitors, damages, and rule violations.
No subletting, reservation transfers, or booking for another party.

Events & Noise

No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
Quiet Hours: 10 PM–7 AM (or as posted by the community).

Prohibited Activities

Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
No illegal drugs.
No firearms or weapons.
No climbing, jumping, throwing items, or hanging items from railings.

Equipment & Amenities

Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
A/C _(if equipped)_: Keep doors/windows closed when running. Recommended setting: 70–75°F.
Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
Security Cameras: Exterior cameras may be in use.

Checkout & Care

Leave the property in reasonable condition. Guests are responsible for damage, missing items, and excessive cleaning.
Do not rearrange furniture.
Bag all trash. Do not place large items or cardboard in trash chutes.
Left-behind items may be returned at guest expense; unclaimed items may be discarded after 30 days.
