With four bedrooms and three-and-a-half baths spread across 3,002 square feet, this home comfortably accommodates large groups, making it perfect for family gatherings or a retreat with friends. The Christie Heights neighborhood location offers easy access to the slopes, shuttle services, and the vibrant Main Street, ensuring convenience and adventure are always within reach. Inside, guests will find every amenity for a luxurious stay, including high-speed internet, two spacious living areas each with a gas fireplace, large flat-screen TV, DVD, and Sonos audio system with Bluetooth connectivity. The lower living area also boasts a wet bar, granite countertop, and wine chiller. Outdoor spaces are equally inviting, with an upper-level deck featuring a gas grill and seating, and a lower-level patio with a hot tub and fire pit. The main level king suite and lower-level king bedroom both offer private baths and direct access to these outdoor amenities. Additional sleeping arrangements include a queen and twin bedroom, as well as a bunk bedroom perfect for kids. With a two-car garage, mudroom, and full-size laundry facilities, every detail has been thoughtfully designed to enhance comfort and convenience, creating an unforgettable mountain getaway.

Neighborhood: Christie Heights - Located in a neighborhood off of Ski Hill Road in the Peak 8 area. The Breckenridge Connect Gondola is located close by and will take you to Peak 7 & Peak 8 or down to Main Street Breckenridge, where you can enjoy many restaurants, bars, shops, and local festivities. Just a short walk away is the Breckenridge Nordic Center, which provides numerous trails for cross-country skiing and snowshoeing. _Access to:_ - Slopes − 0.9 miles to Peak 8 base / 0.7 miles (15 min walk) to BreckConnect gondola to Peak 7 & 8 - Shuttle − 0.2 miles to Free Ride shuttle located on Ski Hill Rd. - Main Street – 1.6 miles

Sunrise Ski Haus was perfect for our family of 8 adults. The house is beautifully designed, with well thought out common areas both inside and out. We appreciated how clean everything was and how well stocked the kitchen was. Each of our kids cooked one night, and they found everything they needed. We hiked most mornings, visited local towns in the afternoon and spent evenings at the house. While there, we played games at the large dining table, soaked in the hot tub and made s'mores on the gas fire pit. We were able to walk into town and we caught the gold line shuttle just around the corner from the house. It was also easy to walk to the mid mountain gondola stop. The management company was very responsive and came almost immediately to fix a minor issue with the grill. This was one of the nicest homes we've rented and we would love to return one day. Highly recommend!

No Refund: Reservations canceled 60 days or less before check-in are not eligible for a refund.

Things you need to know
The trails to the Gondola are accessible in the summer months only.
Most properties have exterior cameras at entry points for security as well as to monitor compliance with Pet/Animal, Party, and Event restrictions.
Sundries and linens are not replaced during your stay. For an additional fee, mid-week cleaning and daily maid service can be arranged. Please contact us in advance to arrange that service.
The home is stocked with:
High-end bed linens and towels.
Kitchens - cookware, bakeware, dishes, glasses, utensils, and standard small appliances.
An initial supply of:
Paper Products (paper towels, toilet paper, tissues)
Bathroom Toiletries (shampoo, conditioner, body wash, hand soap)

Restrictions
Guests & Occupancy
- Primary renter must be 25+ (or 30+, depending on property) and must be present for the stay. Government-issued ID and a matching credit card may be required at booking and check-in.
- Occupancy is strictly limited to the number stated on the reservation. A guest list with names and ages may be required.
- The booking guest is responsible for all occupants, visitors, and any damages incurred during the stay.
- Reservations obtained under false pretenses may result in immediate eviction without refund.
- Residential use only. Property must be used respectfully and in compliance with all house rules and HOA regulations.
Events & Noise
- No parties, weddings, receptions, or event gatherings are permitted unless explicitly approved in writing by management.
- Guests must maintain a quiet, family-friendly environment at all times and comply with local noise ordinances and HOA rules.
Prohibited Activities
- Pets: Not allowed unless the property is explicitly pet-friendly and approved in advance. Unauthorized pets: $1,000 fee + cleaning costs, possible eviction.
- Smoking or vaping: Strictly prohibited inside all properties. Violation fee: $1,000 + cleaning costs, possible eviction.
- Illegal substances, activities, or violations of local laws are strictly prohibited and may result in eviction without refund.
Equipment & Amenities
- Mountain terrain may require all-wheel or 4WD vehicles, especially in winter. Some homes require AWD for access _(check in advance)_.
- Hot Tubs & Fireplaces _(if equipped)_:
- Use at your own risk. No unsupervised children.
- Maximum hot tub temperature: 104°F.
- No use while under the influence of drugs or alcohol.
- Guests with medical conditions should consult a physician prior to use.
- Damage caused by misuse will be charged to the guest.
- Internet, TVs, pools, hot tubs, firewood, and other amenities vary by property and are not guaranteed.
- Most properties do not have air conditioning.
- Shared amenities may have seasonal closures.
- Report all maintenance issues promptly. Mechanical failures may occur and do not qualify for refunds or rate adjustments.
- Parking Rules: Limited, not guaranteed, and often restricted to 1 space per unit due to HOA rules. Some properties charge daily parking fees. Parking is first-come, first-served.
- Locked owner closets, garages, or storage areas are off-limits.
Checkout & Care
- Late departure: $500 fee + $500 per additional hour.
- Guests are responsible for maintaining cleanliness during their stay. Excessive mess, including hot tubs, may result in additional cleaning fees.
- Departure Procedures:
- Place dishes in dishwasher and run it
- Remove trash to proper containers
- Return furniture to original placement
- Lock all doors and windows
- Leave linens on the floor and beds unmade
- Report any damage or maintenance issues before departure
