KEY Curation Notes

Three king suites, each with a private bathroom, sleeping up to six. Long-range mountain views from the home and deck, with a hot tub, BBQ grill, and garage included.
BRMC community amenities are included — the Ascent spa and fitness center, Lookout Grill (casual dining and bar), Watson's Gap (outdoor fireplace, pickleball, bocce, horseshoes, food truck), UTV and hiking trails across 6,000+ acres, and the outdoor pool at The Meadows neighborhood, open Memorial Day through Labor Day. A mandatory amenity fee is added at booking.
Gate check-in is required at the North Gate before proceeding to the home. Arrive at least 15 minutes before gate closing. Hours are Mon–Fri 7am–6pm, Saturday 8am–4pm, Sunday 8am–2pm — Sunday closures catch guests most often.
Active construction throughout the development runs Monday–Thursday 7am–7pm, Friday 7am–5pm, and Saturday interiors only until 5pm. Noise is possible from the home depending on proximity to active build sites.
Supplies are starter-only — enough for approximately one night. Boone and Blowing Rock are 20–25 minutes out. KEY.co can arrange grocery delivery before your arrival.
AWD or 4WD required November through March. Community roads are paved, but mountain driving conditions apply.

Parking information

- There is paved parking at this home. Parking is limited to two standard vehicles. There is room for one vehicle to be parked inside the garage. - The trails here are for hiking only. Guests are not allowed to bring their own ATVs, UTVs, mountain bikes, or dirt bikes.

Getting to the property

The main roads are plowed in winter, but 4WD or AWD vehicles are required from November to March, and chains may also be necessary to access all properties in winter months.

We had the most amazing getaway at this mountain house! The location was ideal—quiet, secluded, and surrounded by stunning nature. We spent our mornings sipping coffee on the deck, soaking in the incredible mountain views, and our evenings relaxing in the hot tub under the stars. The cabin itself was beautifully decorated with a cozy yet modern vibe, and the owners thought of everything: a fully stocked kitchen, super comfortable beds, and even board games for family nights. Things you need to know

All stays at the Blue Ridge Mountain Club have an additional amenity fee in order to maintain the luxurious facilities and features in the development.

The property is set up for light housekeeping, including linens and towels. We provide a STARTER SET of toilet tissue, paper towels, bath toiletries, dish soap, and trash bags. This is enough for one or two nights, but if you are staying for an extended length of time, you should plan to bring some supplies from home or plan to purchase these items at a grocery store when you arrive.

We provide one towel and washcloth per person that each respective house accommodates, plus a few extra towels if there is a hot tub. The beds are made up with clean linens (except bunks, sleepers, and futons, but linens are provided on site). If you routinely use two towels after bathing, you may need to bring some of your own.

This home comes equipped with a basic set of cookware, sufficient plates & silverware for the occupancy of the home, and basic serving and baking dishes. Most homes do not have unusual items such as crockpots or blenders, so if you’re planning a dish that requires an unusual item, it is best to bring that from your home.

This home is not stocked with cooking oils or spices, hairdryers, condiments, coffee, coffee filters, or food storage items, including plastic wrap or foil.

All guests must go to the BRMC's North Gate to check in and will receive directions to the house in their arrival packet from the gate. Guests must arrive at least 15 minutes prior to the gate closing for the day. The gate hours are as follows:

- Monday - Friday: 7am - 6pm

- Saturday: 8am - 4pm

- Sunday: 8am - 2pm

BRMC is an up-and-coming community and there are many homes that are currently under construction. Construction noise may be audible from the home. Per the neighborhood's Architectural Review Guidelines, construction will be ongoing Monday through Thursday from 7am to 7pm, Friday from 7am to 5pm, and quiet interior work on Saturdays from 8am to 5pm. Construction is NOT allowed on Sundays and the 7am hour is for quiet interior work throughout the week. New Years Day, Memorial Day, Independence Day, Labor day, Thanksgiving Day, Black Friday, Christmas Eve, and Christmas Day will not have construction. Once reserved, guests will not be moved due to construction noise as it has been disclosed.

Restrictions

Guests & Occupancy

  • Age requirements: Primary guest must be at least 25 years old and must remain on-site for the full stay.
  • Maximum occupancy: Occupancy limits (including children) must not be exceeded at any time.
  • Guest accountability: The booking guest is responsible for all occupants, compliance with rules, and any damages beyond normal wear and tear.
  • Unauthorized guests: $25 per person per day for exceeding occupancy; may result in immediate removal.
  • Approved use of property: Use is limited to vacation purposes unless prior written approval is obtained. Subletting or assignment is not permitted without written approval.

Events & Noise

  • Events & gatherings: Not permitted without prior written approval; unauthorized events may result in fines, immediate removal without refund, and charges for damages/cleaning.
  • Noise restrictions: Must comply with local noise regulations at all times.

Prohibited Activities

  • Pets: Allowed only in designated homes with prior approval and a non-refundable pet fee. Unauthorized pets: $200 fee + $500 cleaning fee; may require removal or termination without refund. Pets must meet all listing restrictions and be pre-treated for pests.
  • Smoking/vaping: Strictly prohibited indoors; $300 smoke remediation fee.
  • Illegal activities: Any violation of laws or regulations is prohibited and may result in termination of stay.
  • Fireworks & firearms: Strictly prohibited at all times.
  • Fire/fireplace misuse: No burning wood in gas fireplaces. No roasting food in fireplaces. Unauthorized outdoor fires prohibited (fees apply).
  • EV charging: Prohibited unless specifically approved; $500 fine.

Equipment & Amenities

  • Internet/TV/phone: No refunds for outages or service issues. Pay-per-view is prohibited; charges will be billed if used. Long-distance calls must not be billed to the home.
  • Appliances & equipment: No refunds for malfunctions (TV, hot tub, appliances, etc.).
  • Equipment reporting: Issues must be reported promptly; repairs will be attempted but are not guaranteed.
  • Parking rules: Vehicle limits apply; some areas restrict motorcycles, RVs, or trailers. No roadside parking if prohibited.
  • Restricted areas: Locked closets/areas are off-limits.
  • Firewood: Available for purchase ($25/day) with 7-day advance notice.

Checkout & Care

  • Check-in: Begins at 4:00 PM (may vary up to 5:00 PM depending on home/season). No early check-in guarantees or compensation.
  • Checkout: By 10:00 AM.
  • Key return: $25 fee for lost keys.
  • Cleaning expectations: Leave the property in reasonable condition. Bag and dispose of trash, start dishwasher, and place used towels as instructed.
  • Furniture & home care: Maintain cleanliness and avoid unsafe or unsanitary conditions.
  • Supplies: Starter supplies only; additional items must be purchased by guests.
