Neighborhood: Grayton Beach - The neighborhood offers a quiet, nature-focused retreat positioned on the western edge of Grayton Beach, bordered by beautiful native landscaping like sand pines and magnolias - The community features a dedicated, gated boardwalk beach access point located just across Highway 30A. The walk from the home through the scenic neighborhood trail to the shoreline takes roughly 10 minutes (about 0.5 miles). - Guests staying here have access to two gated community pools, tennis and pickleball courts, a clubhouse, and a fitness center. - The property sits right next to the expansive Grayton Beach State Park and is a short distance from local 30A favorites like Blue Mountain Beach.
Parking information
- The home features dedicated on-site parking. - While specific driveway space can vary, homes in this neighborhood generally feature private driveways or dedicated spaces that accommodate standard passenger vehicles. - Because it is a gated neighborhood with strict HOA rules, parking on the grass, pine straw, or blocking community roads is strictly prohibited. - The property comes equipped with a 6-passenger golf cart. Note that street-legal LSVs can only be parked in designated motorized vehicle spaces within the community and around the 30A area.

Things you need to know
The private outdoor area includes a propane grill, pergola-covered dining table, cozy gas fire table, outdoor shower, and access to multiple community amenities, including pools, tennis and pickleball courts, and a private beach boardwalk.
Guest will have access to two community Pools (One pool is heated only between the dates of 11/15-12/2, 12/16-1/6, and March spring break 3/4-5/20).
All linens, including comforter covers, are laundered upon every checkout.

Restrictions
Guests & Occupancy
- Occupancy is limited to the maximum number of guests stated for the property.
- The primary renter is responsible for the conduct of all occupants and visitors and for any damage, excessive cleaning, or missing items.
- Only registered guests are permitted unless prior approval is obtained.
- The property is intended for residential vacation use only. Commercial use, subleasing, or transferring the reservation is prohibited.
Events & Noise
- Events & Parties: Weddings, parties, large gatherings, and other events are prohibited unless prior written approval is obtained.
- Quiet Hours: Guests must comply with all local noise ordinances and applicable HOA quiet hour requirements.
Prohibited Activities
- Pets: Pets are not permitted unless the property is specifically designated as pet-friendly.
- Smoking & Vaping: Smoking is prohibited inside the property.
- Illegal Activity: Illegal activities and illegal substances are strictly prohibited and may result in immediate termination of the reservation without refund.
- Fireworks: Fireworks are prohibited.
Equipment & Amenities
- Parking: Parking is limited to designated areas and the maximum number of vehicles allowed for the property.

- Amenity Malfunctions: No refunds are provided for temporary failures or unavailability of amenities or household systems beyond the property manager's control.
