Guests & Occupancy

• Primary guest must be at least 25 years old. One guardian is required for every four guests under 25 and must accompany them throughout their stay and at check-in.
• Guest count must not exceed the property's listed occupancy at any time. Violations result in immediate eviction without refund.
• Primary guest is responsible for all occupants, visitors, property damage, and compliance with rental and HOA regulations.
• Reservations made under false pretenses may result in immediate eviction and forfeiture of payments.
• Property is for registered guests and approved activities only. Violations may result in fines or eviction without refund.

Events & Noise

• Weddings, parties, and large gatherings require prior approval and may incur event fees. Events must comply with occupancy limits, local ordinances, HOA rules, and permit requirements.
• Outdoor noise must not exceed 50 decibels, and indoor music must not be audible outside with doors and windows closed.
• Visitors: All non-overnight visitors must leave by 10:00 PM.
• Law enforcement involvement due to noise violations may result in immediate eviction.
• Exterior security cameras and noise-monitoring devices are installed and may be reviewed when necessary.

Prohibited Activities

• Smoking indoors is prohibited. A $1,000 fee applies for violations. Outdoor smoking residue or discarded tobacco products incur an additional $1,000 fee.
• Mailbox deliveries are prohibited. Packages must be delivered directly to the door; lost or undelivered items are not covered.
• Do not approach, feed, or interact with wildlife.

Equipment & Amenities

• Pool & Spa: Adult supervision is required for minors. No lifeguard is provided. Diving or jumping is discouraged due to injury risks.
• Pool & Spa Heating: Additional heating fees apply and must be arranged at least seven days before arrival.
• Follow property-specific parking limits and HOA restrictions. RVs, boats, trailers, jet skis, and other recreational vehicles may be prohibited.
• Housekeeping: Daily housekeeping is not included. Additional housekeeping and turnover services are available for a fee.
• Guests are responsible for service charges resulting from damage-related emergency repairs, including plumbing, gas lines, doors, and locks.

Checkout & Care

• Approved early check-in may be available from 12:00 PM for an additional fee.
• Approved late checkout may be available until 1:00 PM for an additional fee. Unauthorized late departure may incur a half-day rental charge.
• Submit requests one week before arrival. Approved fees are charged to the card on file.
• Leave the property neat and orderly. Excessive cleaning or damage may result in additional charges.
• Remove garbage from the home and pool areas. Excessive trash around designated bins incurs a $250 removal fee.
• Leave all keys and garage door openers inside the property upon departure. Lost or missing items are chargeable.
• Report accidental damage before checkout to qualify for applicable damage protection.
• Report maintenance or service concerns promptly during the stay to allow reasonable time for resolution.

• Guests are responsible for fines resulting from violations of community or rental regulations.
• Concerns must be reported during the stay, allowing an opportunity for resolution. Compensation is discretionary and not guaranteed.
• No refunds are provided for wildlife encounters, pest presence, or routine pest-control activities. Guests may be charged for damage or cleanup caused by improper waste disposal.
• No liability is accepted for missing mail or packages delivered before, during, or after the stay.
• The rental agreement is governed by Arizona law, with disputes handled in the appropriate courts of Maricopa County, Arizona.
