KEY Curation Notes

Top-floor corner penthouse. A wraparound balcony delivers unobstructed Gulf views to both the east and west, capturing sunrise and sunset. Nine-and-a-half-foot ceilings and wood floors run throughout.
A bath for every bedroom. Three bedrooms each have a private ensuite, and the twin bunk nook has its own bath access. Three full baths in total.
Beachfront at Tidewater. The resort sits directly on the Gulf with a private beach area and direct sand access.
Pools and resort amenities. Two Gulf-side outdoor pools, a heated indoor pool, and two whirlpools are joined by a sauna, steam room, fitness center, and game room. The outdoor pools are not heated.
Walk to Pier Park. Pier Park's 100-plus shops and restaurants, the Grand IMAX, and Dolly Parton's Pirates Voyage are all within walking distance.
Parking takes a step. The garage sits across the street and connects by a second-floor skybridge, spaces are unassigned, and this unit allows up to three permits. The garage clears 7'2".
Register ahead. A mandatory wristband and parking fee is collected at the Tidewater desk on arrival, so preregister at least 24 hours out for the lower rate. Wristbands are required for everyone age 12 and up.

Neighborhood: Tidewater Resort - Guests are within walking distance of Pier Park, featuring more than 100 shops, restaurants, and attractions — including The Grand IMAX Theater and Dolly Parton’s Pirates Voyage Dinner and Show. Frank Brown Park, just a short drive away, offers more than 200 acres of sports fields, playgrounds, and walking trails.

Parking information

- All guests must pre-register with the resort. Preregistering means wristbands are programmed and parking passes are created ahead of your arrival. Guests must stop by the registration desk upon arrival to pick up wristbands and parking pass. You’ll find this registration desk just inside the walkway doors, on the second floor. - The parking garage is located across the street from Tidewater Resort. Since it changes periodically, the parking garage gate code will be sent in your email. Guests may purchase two parking permits for a 1- or 2-bedroom unit and 3 parking permits for a 3-bedroom unit. - Parking spaces in the garage aren't assigned, so legally park where you are able to. Locate the skybridge on level 2; this will take you across the street to the main complex. After crossing the skybridge, go to the registration desk, located right inside the doors from the crosswalk. This is where you will pick up your parking passes as well as your amenity wristbands. Return to your car(s) and place the permit(s) as directed. - No vehicle exceeding 7 feet, 2 inches in height is allowed in the garage. For the safety of all, pickups with extended beds or cabs, dual wheels, tow bars, and extended rear luggage carriers are only permitted to park in the north side, rear end of the garage. Roof luggage carriers must be removed before entering the garage. Rental golf carts, scooters, and bubble cars are not authorized to park in the garage or porte-cochere. Those in violation of these rules are subject to tow at the owner’s/renter’s expense.

No Refund: Reservations canceled 45 days or less before check-in are not eligible for a refund.

Things you need to know

Fees for these wristbands vary, depending upon when you register. This fee includes the aforementioned parking permits. Pre registration fees (preregister must occur more than 24 hours in advance of arrival): about $40 + tax for a 1-bedroom unit. Late registration fees: about $50 + tax for a 1-bedroom unit.

Proper ID wristbands are required to be worn at all times while on resort property. The replacement fee for each lost or stolen wristband is $25 plus tax.

Trash chutes cannot be stuffed with cardboard boxes or other forms of large debris. Prior to disposal in the chutes, please bag any trash. All large items in need of disposal must be taken off-site. Violators who are caught dumping trash inappropriately may be fined by the association and/or reported to local law enforcement.

  • Primary renter must be 25+ and stay in the unit.
  • Do not exceed maximum occupancy. Children under 2 count toward occupancy.
  • Booking guest is responsible for all occupants, visitors, damages, and rule violations.
  • No subletting, reservation transfers, or booking for another party.

Events & Noise

  • No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
  • Quiet Hours: 10 PM–7 AM (or as posted by the community).

Prohibited Activities

  • Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
  • Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
  • No illegal drugs.
  • No firearms or weapons.
  • No climbing, jumping, throwing items, or hanging items from railings.

Equipment & Amenities

  • Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
  • A/C _(if equipped)_: Keep doors/windows closed when running. Recommended setting: 70–75°F.
  • Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
  • Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
  • Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
  • Security Cameras: Exterior cameras may be in use.

Checkout & Care

  • Leave the property in reasonable condition. Guests are responsible for damage, missing items, and excessive cleaning.
  • Do not rearrange furniture.
  • Bag all trash. Do not place large items or cardboard in trash chutes.
  • Left-behind items may be returned at guest expense; unclaimed items may be discarded after 30 days.
