We absolutely loved our stay! The location is perfect! Short walk to the beach (literally across the street), restaurants within walking distance also. We appreciated the AC units in each room! The kitchen was fully stocked for at home cooking. The unit also has 4 beach chairs, 2 umbrellas and a cooler for the beach! The place was very clean when we arrived, and we also loved how updated the unit was. We would definitely stay here again! Mahalo!

We provide a starter pack of toilet paper, paper towels, soap, dish soap, laundry soap, and trash bags. Guests are responsible for purchasing additional supplies if needed. We do not supply coffee, but the coffee makers are in the unit.
For hygiene and fitment issues, we do not supply snorkel gear. There may be some left in the unit from previous guests, but they are not maintained or cleaned by us. We recommend renting some gear from a local shop like Boss Frogs or Maui Dive Shop to ensure a proper fit on both your mask and fins, as well as a properly cleaned snorkel.

Restrictions
Guests & Occupancy
- The primary renter must be legally authorized to enter into a rental agreement (implied adult).
- Occupancy may not exceed the maximum allowed by the condominium project and/or Association—violation results in immediate removal and forfeiture of rental payment.
- The responsible party is accountable for all members of their party and invitees. The responsible party is financially liable for damage, excessive cleaning, fines, service calls, repairs, missing items, and policy violations. The credit card on file may be charged for any uncovered losses.
- Additional occupants beyond the approved maximum result in termination of the rental agreement, forfeiture of the rental amount, and/or forfeiture of the security deposit.
- Residential vacation use only. Commercial use, subleasing, or assignment without written consent is prohibited.
Events & Noise
- Weddings, receptions, luaus, parties, large gatherings, and disruptive events are prohibited. Violation may result in eviction and forfeiture of the rental amount and security deposit.
- Guests must not disturb neighbors or nearby occupants. Disturbances may result in eviction without refund.
Prohibited Activities
- Pets require prior written approval from the Manager.
- Smoking/Vaping: Smoking, vaping, e-cigarettes, cigars, marijuana (including medical), and illegal substances are prohibited inside units and lanais. $500 fine per violation (Hawaii State Law 295 compliant).
- Illegal substances are prohibited. Minors may not possess alcohol. Violations result in eviction without refund.
- Bringing hazardous substances into the unit is prohibited.
Equipment & Amenities
- HVAC Settings: Air conditioning may not be set below 72°F; heat may not exceed 78°F. Fan must remain on “Auto.” Doors and windows must remain closed while HVAC is operating.
- Internet/TV/Cable: Services are provided as a convenience only. Refunds are not issued for outages, speed issues, device limitations, content availability, or user familiarity.
- Equipment Reporting _(if equipped)_: All system or appliance issues must be reported promptly. Repairs will be made as soon as reasonably possible after notice.
- Pest Control Access: Quarterly pest control service is required. Refusal to allow entry for scheduled treatment incurs a $100 fee.
Checkout & Care
- The property must be left in reasonable condition. Excessive cleaning beyond standard turnover will result in additional charges.
- Furnishings, linens, dishes, and equipment must remain in the unit. Damage, removal, or missing items will result in replacement or repair charges.
- Early check-in or late checkout requires advance approval and may be available at a reduced daily rate. Occupancy beyond the authorized checkout time results in rent charged at twice the rental rate, prorated hourly, and may result in eviction.
- Keys & Smart Locks: Door codes activate at 4:00 p.m. on arrival day and deactivate at 10:00 a.m. on departure day. Lost amenity keys incur a $50 fee.
- Lost & Found Handling: Recovery of forgotten items is billed at $40 per hour plus shipping, or a $25 handling fee plus shipping. Items not claimed within 30 days may be donated or sold.
Liability & Disclaimers
- Management and Owner are not responsible for lost, stolen, or damaged personal property.
- Management and Owner are not liable for accidents or personal injuries occurring in the unit, on resort property, or while using provided items. The responsible party agrees to indemnify and hold Management and Owner harmless from injury or damage caused by members of their party or invitees.
- Mechanical or structural failures, including but not limited to water, sewer, septic, electrical, gas, plumbing, appliances, HVAC, pool, hot tub, or similar systems (if equipped), do not constitute a breach of agreement. Refunds are not issued for system malfunctions or temporary service interruptions. Repairs will be made as promptly as possible.
- Refunds are not issued for weather conditions, natural disasters, quarantine orders, pests, construction, traffic, or circumstances beyond Management’s control. Travel insurance is strongly recommended.
- Noise or inconvenience from nearby construction, traffic, or neighboring occupants does not qualify for a refund.
- Shipping directly to the unit address is discouraged. Management is not responsible for delayed, lost, or misdelivered packages.
- If the unit becomes uninhabitable due to fire, flood, or similar event, Management may relocate occupants to a comparable unit or cancel and issue a full refund if alternate accommodations are unavailable.
- This agreement is governed by Hawaii law. Disputes are resolved by arbitration on Maui. Claims are limited to the total rental amount paid. The prevailing party is entitled to reasonable attorney’s fees and costs.
- If a new Hawaii or Maui government quarantine restricts travel prior to arrival, the stay may be rebooked within 18 months. Rates are subject to change based on the new dates selected.
