Neighborhood: Blue Mountain Beach - Blue Mountain Beach, nestled along 30A between Santa Rosa Beach and Grayton Beach State Park, is a serene coastal community known for its natural beauty and charm. This property is situated in Red Fish Village, a thoughtfully designed complex that borders the picturesque Redfish Lake. The village features a boardwalk and an overlook pavilion, offering opportunities to immerse in the tranquil surroundings and enjoy the stunning scenery. - Beach Access: Private beach across the street, about 3 blocks walk (has restrooms, & showers) just east of Blue Mountain Regional public beach. There is some parking, coolers, wagons, and single inflatable toys are permitted, as well as kayaks and paddle boards. - Local Attractions: The Big Chill 30A, Gulf Place Plaza, Camp Helen State Park, Henderson Beach State Park A, Village of Baytowne Wharf, Grayton Beach State Park, Alys Beach, Seaside Beach, Watercolor Beach

95% Refund: Receive a 95% refund when you cancel your reservation at least 60 days before check-in.
45% Refund: Receive a 45% refund when you cancel your reservation at least 21 days before check-in.
No Refund: Reservations canceled 59 days or less before check-in are not eligible for a refund.
Refunds subject to a 5% processing fee of the total.
Things you need to know
Each room is outfitted with a full linen package: bedding & bath; fluffy pillows, and comforters. Linens are available for additional sleeping arrangements.
Travel-sized toiletries (shower gel, shampoo, conditioner, soap) are provided.
Golf cart charging stations available for a fee through RFV (rental Golf carts)
Exclusive invitation to seasonal bonfires on the beach
Restrictions
- Minimum night stay requirements vary by home and time of year.
- All bookings over 30 days require a security deposit to be charged after booking.
- Violation of the no-smoking policy will result in a $500 fee for additional cleaning and other related costs, in addition to the Guest being responsible for any damages attributable to smoking beyond said fee.
- Please be considerate of your neighbors and mindful of noise levels. Noise violations may result in fines. Please also note we do not provide speakers or sound systems.
- If you exceed the maximum number of guests listed on your reservation without approval, we are entitled to require you to vacate and remove from the Accommodation in a manner consistent with applicable law and you may be subject to additional fees.
- Guest and registered guests will not use the Property for any commercial purpose, including professional filming and photography purposes at the Accommodation without prior written permission
- Accessing neighboring properties is strictly prohibited.
- Guest will not make any alterations in or about the Property including, but not limited to, moving furniture, painting, wallpapering, adding or changing locks, installing an antenna or satellite dish(es), placing signs, displays or exhibits or using screws, fastening devices, nails or adhesive materials anywhere on the Property.
- Please be advised that Guests staying at any Property located in an HOA community, or similar, are required to follow local rules, ordinances, or regulations.
- The use of swimming pools, hot tubs, and spas, docks, ponds, lakes, beaches and any accessory or related equipment, while providing exercise, recreation, and relaxation can be inherently dangerous. You and your guests are strongly cautioned to adhere to the following safe practices:
- No diving into the pool hot tub or spa;
- No intoxicated persons may use the pool hot tub or spa;
- No use of glass containers by the pool;
- No one should use the pool hot tub or spa alone;
- Children may never be left unattended when they gain access to the pool, hot tub, or spa, not even for a few seconds.
- You and your guests agree to assume liability for pool, hot tub, or spa use, dock use, and any use of any body of water on the Property, including the use of any related accessories or equipment such as diving boards, pool floaties, etc. No Lifeguard will be on duty - you and your guests will swim at your own risk.
- You are aware that hazardous road conditions do exist and agree to operate the bicycle in a safe manner, including but not limited to, wearing a helmet at all times while operating the bicycle. In the event that any bicycle is damaged, lost, or stolen during your stay, you agree to pay all costs of repair or replacement.
- To prevent any damage to the HVAC system, the A/C thermostat may not be lowered below 72 degrees Fahrenheit at any time during your stay at the Property.
