Restrictions

Guests & Occupancy

  • Valid government-issued ID may be required at booking or check-in. Occupancy may be denied without proper identification.
  • Reservations must reflect the correct number of guests at all times.
  • The primary renter assumes full responsibility for all guests, visitors, minors, and their conduct. Guests must comply with all house rules, posted property rules, and City of Isle of Palms regulations.
  • Visitors are not permitted without prior approval. Unauthorized guests or misrepresentation of occupancy may result in immediate eviction with no refund.
  • Property is for residential use only. Commercial use, subletting, assignment, fraternities, school groups, civic groups, or non-family groups are prohibited without prior written approval. Violations may result in eviction without refund.
  • Authorized representatives may enter the property for inspection, maintenance, repairs, or scheduled showings (if listed for sale), with reasonable notice when applicable.

Events & Noise

  • House parties, weddings, gatherings, or events of any kind are strictly prohibited.
  • No events or group exceptions are permitted without prior written approval.
  • All guests must comply with the City of Isle of Palms Noise Ordinance, strictly enforced by local police: Sunday–Thursday: 10:00 PM – 10:00 AM; Friday–Saturday: 11:00 PM – 10:00 AM.
  • Noise violations may result in immediate eviction. If police are called, all occupants may be required to vacate by 10:00 AM the following day, with no refund.

Prohibited Activities

  • Pets: Pets are not permitted without prior approval. Unauthorized pets may result in immediate eviction and forfeiture of all payments. Pet-friendly homes require a pet fee (amount varies by property). Pets are strictly prohibited in pools and hot tubs.
  • Smoking & Vaping: Smoking and vaping are strictly prohibited indoors and may result in additional cleaning or damage fees.
  • Illegal Substances: Illegal drugs, controlled substances, or any unlawful activity are strictly prohibited and grounds for immediate eviction.
  • Fireworks: Fireworks are not permitted under any circumstances.
  • Guests may not engage in any activity that violates local, state, or federal laws or disturbs neighbors, HOAs, or surrounding properties.

Equipment & Amenities

  • Hot Tubs & Pools_ (if equipped)_: Pools and hot tubs are serviced and tested prior to arrival. Misuse (including soap, oils, glass, metal, or foreign substances) may result in service call fees or draining/refilling charges. Pets are never allowed. Violations may result in eviction without refund.
  • Elevators _(if equipped)_: Residential elevator use is restricted to guests with mobility needs. A $500 refundable elevator security deposit is required. Children are not permitted without an adult over age 25. Deposit is forfeited if damage or service calls occur.
  • Appliances & Systems: No refunds are provided for inoperable appliances, pools, hot tubs, elevators, or equipment. Will make reasonable efforts to repair when possible.
  • Parking Rules: Maximum of 6 vehicles permitted on property.
  • Recreational Equipment _(if equipped)_: Use of bicycles, canoes, pools, exercise equipment, or other amenities is at guest’s own risk.
  • Guests must report damage, missing items, or maintenance issues immediately upon discovery.
  • No refunds will be issued for equipment failure, power outages, water shortages, or service interruptions.

Checkout & Care

  • Property must be returned in the same condition as received, excluding normal wear and tear.
  • Guests are responsible for excess cleaning, trash removal, grill cleaning, damaged or missing items, and repair costs. Charges may include labor and service fees.
  • A refundable security deposit is required. Deductions may include cleaning, trash removal, hot tub servicing, damaged items, missing items, or service calls. Damages exceeding the deposit must be paid within 5 business days.
  • Lost or damaged linens/towels will be charged at 2× the published rental price.
  • Returned items incur a $25 handling fee plus shipping. Items not claimed within 30 days may be discarded.

Liability & Disclaimers

  • Not responsible for lost, stolen, or forgotten personal belongings.
  • Not liable for injuries except in cases of gross negligence. Guests assume all risk related to use of pools, hot tubs, elevators, bunk beds, recreational equipment, outdoor areas, and natural conditions.
  • Not liable for outages, mechanical failures, or utility disruptions.
  • No refunds for hurricanes, flooding, snow, mandatory evacuations, or acts of God.
  • Not responsible for nearby construction noise or changes to surrounding areas.
  • If the property becomes unavailable for reasons outside the guest’s control, guests will receive a full refund of all amounts paid. No additional or consequential damages apply.
