KEY Curation Notes

A six-seater golf cart and four bikes come with the home, and they are the heart of how you get around here. With the beach a short ride away and the WindMark village close by, the cart turns the whole neighborhood into easy reach without ever moving the car.
WindMark Beach puts a walkable village at your doorstep. The Mill Bar, Bruno's Pizza, The View, Sunrise Cafe and Bakery, and an ice cream shop are all within the neighborhood, and the community pool stays open year-round for an easy swim close to home.
The beach sits about a five-minute golf cart ride away, with multiple access points threaded through the neighborhood. It is not a beachfront home, but the cart makes the sand and surf a quick, low-effort trip whenever the mood strikes.
The interiors are furnished throughout in Pottery Barn, light and bright with a screened back patio for shaded outdoor time. The two-car garage includes a Tesla charger, a genuine convenience for anyone traveling by EV.
Four bedrooms sleep ten across two king rooms, a queen room, and a bunk room with two twin bunks, served by two bathrooms. At full occupancy, morning routines are worth coordinating among the group. The kitchen is well-equipped down to a Keurig, air fryer, and toaster oven, and beach towels are provided. Given the distance from a full grocery on the Forgotten Coast, KEY.co can have the home stocked before you arrive.

Very beautiful new home. Very clean and nicely furnished. Golf cart, beach chairs and bikes in garage look brand new. The area is so nice. Wonderful restaurants and beautiful beaches close by. This is one Airbnb we will definitely return to again and again.

The kitchen is stocked with everything you need, including a Keurig and standard coffee maker, toaster oven, air fryer, pots, pans, utensils, and a refrigerator with an ice maker.

Our home comes with 4 bikes included.

The home also features a Tesla charger in the 2-car garage.

The community pool is scheduled to be heated seasonally from Oct 1 to Apr 30. Since pool access and temperature are controlled by the HOA, heating is not guaranteed. Refunds will not be issued if the pool is unavailable or not heated during your stay.

Restrictions

Guests & Occupancy

  • Primary renter must be 21 and stay in the unit.
  • Do not exceed maximum occupancy. Children under 2 count toward occupancy.
  • Booking guest is responsible for all occupants, visitors, damages, and rule violations.
  • No subletting, reservation transfers, or booking for another party.

Events & Noise

  • No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
  • Quiet Hours: 10 PM–7 AM (or as posted by the community).

Prohibited Activities

  • Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
  • Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
  • No illegal drugs.
  • No firearms or weapons.
  • No climbing, jumping, throwing items, or hanging items from railings.

Equipment & Amenities

  • Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
  • A/C _(if equipped)_: Keep doors/windows closed when running. Recommended setting: 70–75°F.
  • Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
  • Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
  • Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
  • Security Cameras: Exterior cameras may be in use.

Checkout & Care

  • Leave the property in reasonable condition. Guests are responsible for damage, missing items, and excessive cleaning.
  • Do not rearrange furniture.
  • Bag all trash. Do not place large items or cardboard in trash chutes.
  • Left-behind items may be returned at guest expense; unclaimed items may be discarded after 30 days.
