Deeded beach access with seasonal tram service — Treetop Village sits between Alys and Rosemary Beach; tram runs spring break through Labor Day.
No golf cart; no beach gear — four bikes are included, but chairs, umbrellas, and towels are not provided. Pack your own or plan to rent.
Four king bedrooms plus a bunk room — all four kings have en-suite baths; the bunk room has two full-over-full bunks. Sleeper sofas bring total capacity to 21.
Screened porch with TV, fire pit, foosball, and gas grill — well-equipped for large groups; wooded surroundings can bring large insects in warmer months.
Community pool on-site — shaded and within the gated community.
HOA rules strictly enforced — no beach towels on exterior railings; $100/day fine. Confirm rules with PM before arrival.
Bears are occasionally spotted in the neighborhood — secure trash and be aware in the evenings.

Things you need to know

Initial supplies include: Dishwasher soap, small washing machine powder, each bathroom has amenities: (like hotel but NOT restocked) trial-sized shampoo, conditioner, soap bar and body wash. One roll of toilet paper in each bathroom & one paper towel roll in the kitchen. All bed and bath linens, blankets, pillows and towels are provided.

Please bring your own beach towels and do not use bath towels at the pools or beach.

Guests receive one free daily admission to some of our favorite local attractions. All perks are valid for stays up to 27 days and are subject to change and availability.

One free round of Golf at one of four golf courses in the area every day - year round.

Four bikes - year round.

One free voucher to use for an unforgettable Dolphin Cruise and/or snorkel trip each day (Mar-Oct).

Restrictions

Guests & Occupancy

  • Vacationing students must book by phone and pay an additional damage deposit. Each student must be 21+ with valid ID at check-in.
  • Maximum Occupancy: Limited to the unit’s actual sleeping capacity. Children under 3 years old do not count toward occupancy. Bunk beds and sofa beds not recommended for adults.
  • Renter is fully responsible for all registered guests and their conduct.
  • Only guests listed on the reservation may occupy or enter the property
  • Residential use only.

Events & Noise

  • No parties, weddings, or events permitted
  • Guests must comply with all HOA/Condo Association rules

Prohibited Activities

  • Pets:
  • Allowed only in pet-friendly properties and must be disclosed at booking
  • Undisclosed pets: Eviction + up to $500 cleaning fee
  • Pet Fees: 1 pet: $25/night. 2 pets: $40/night
  • Service Animals: Must be reserved in a pet-friendly unit and disclosed in advance and must remain with owner at all times and may not be left alone
  • No personal grills in units or on balconies (fire code violation). Fireworks and illegal substances are prohibited.
