Guests & Occupancy
- Age requirement: Primary renter must be 25+ and remain on-site for the entire stay.
- Maximum occupancy: 10 people on the property at any time, day or night, per city compliance.
- Unauthorized guests: Unlisted outside guests are not permitted.
- Approved use: Filming, commercial photography, and business activities require written pre-approval.
- Inspections & eviction: Manager may inspect the property if a violation of neighborhood rules, occupancy limits, or party policy is suspected. Violations result in immediate contract termination and eviction without refund.
Events & Noise
- Events: Parties, social gatherings, and bachelor/bachelorette parties are prohibited.
- Quiet hours: 10:00 PM to 7:00 AM, enforced by the neighborhood and city. Noise monitoring may be active, and excessive noise may result in municipal fines or eviction.
Prohibited Activities
- Pets: Not permitted.
- Smoking/vaping: Cigarettes, e-cigarettes, vapes, and cannabis are prohibited inside the home and near open doorways.
- Open fires: Outdoor fires are limited to designated fire pits (if equipped). Temporary heating units and propane tanks are prohibited.
- Diving: Prohibited in the pool.

- Parking: Maximum 3 vehicles, driveway or garage only. Street parking is prohibited.
Liability & Disclaimers
- Injuries: No lifeguard on duty. Use of the saltwater pool, hot tub, and pickleball court is at your own risk.
- Damage: A damage waiver or credit card authorization hold is placed at booking. Renter is fully liable for structural damage, missing items, staining, and extra cleaning fees.
