Neighborhood: Grayton Beach - Nestled in a quiet, forest-like coastal setting bordering Grayton Beach State Park, the home sits roughly a 9 to 10-minute walk from the Gulf of Mexico via a private community boardwalk. The nearest direct boardwalk path is accessed by crossing West County Highway 30A toward the Sanctuary by the Sea gates. It is a short drive or bike ride away from iconic local spots like Red Bar, AJ's Grayton, and the neighboring towns of Blue Mountain Beach and Seaside
Parking information
- The home provides designated parking for up to two vehicles in the driveway. - The neighborhood guidelines permit up to Four vehicles maximum per home (2 on the drive and 2 on the street shoulder). - Note that guests do not have parking access inside the garage as it is reserved for the community golf cart and property amenities. - Overnight trailers, boats, and RVs are strictly prohibited by the HOA.

- Unauthorized Guests: Only registered guests are permitted unless prior approval is obtained.
- Approved Use: The property is intended for residential vacation use only. Commercial use, subleasing, or transferring the reservation is prohibited.
Events & Noise
- Events & Parties: Weddings, parties, large gatherings, and other events are prohibited unless prior written approval is obtained.
- Quiet Hours: Guests must comply with all local noise ordinances and applicable HOA quiet hour requirements.
Prohibited Activities
- Pets: Pets are not permitted unless the property is specifically designated as pet-friendly.
- Smoking & Vaping: Smoking is prohibited inside the property.
- Illegal Activity: Illegal activities and illegal substances are strictly prohibited and may result in immediate termination of the reservation without refund.
- Fireworks: Fireworks are prohibited.
Equipment & Amenities
- Parking: Parking is limited to designated areas and the maximum number of vehicles allowed for the property.
- Amenities _(if equipped)_: Pools, hot tubs, grills, docks, elevators, and other amenities may have additional property-specific rules that must be followed.
- Amenity Malfunctions: No refunds are provided for temporary failures or unavailability of amenities or household systems beyond the property manager's control.
