KEY Curation Notes

The backyard is the main event. A heated private pool with waterslide, hot tub, 4-hole putting green, pickleball court, bocce ball, shuffleboard, in-ground trampoline, fire pit, cabana, and outdoor kitchen with pizza oven occupy a resort-scale yard designed entirely around group recreation.
Pool heat is an add-on fee, required for the full stay. The PM recommends heating from mid-October through May. During colder months, outdoor temperatures affect achievable water temps — heated but not guaranteed to reach 80°F+.
Seven bedrooms sleep 16 across a mix of king suites and bunk rooms. Three bedrooms have en-suite bathrooms. The primary king suite has a private above-ground hot tub and yard access; a second king also opens directly to the outdoor area. Two bunk rooms each sleep four to six on full-over-full beds.
Two full living areas plus a game room. The main open-plan space features a chef's kitchen, fireplace, formal dining, and a massive pocket slider that opens to the yard. The second living quarter adds a wet bar, game table, lounge, and office. The game room includes a pool table and two arcade games.

Effective 1/9/2022 a $1000 incidental/noise deposit will be held upon check-in and refunded back to your bank after checkout, when the home is inspected and there are no damages and noise violations.

Pool heat has an additional daily fee and is required for the entire stay if the option is chosen. The pool can be heated during the winter months when the natural pool temperature drops due to lower outside air temperatures. When heated, the temperature will be maintained as best we can during the winter months. As the pools are outside, we have them set for the 87, but as the temps drop, so do the pools. We do heat them, but the colder it is outside, the harder it is to hold higher temps. It is still heated, but not in the 80s during the colder seasons. We generally recommend that the pool be heated from October 15th through May 31st in order to be a comfortable swimming temperature. To ensure the pool is heated for your arrival, we require a minimum 3-day advance notice. If you decide to take advantage of the optional pool/spa heat, it is required for the entire duration of your stay; it can not be turned on and off daily.

All bathrooms are immaculate and include essential toiletries and stacks of plush cotton towels.

Restrictions

Guests & Occupancy

  • Primary guest must be at least 26 years old and remain on-site for the entire stay; reservations not meeting this may be canceled.
  • Occupancy is strictly limited to the stated maximum and enforced per local ordinances.
  • Guests are financially responsible for all damages, missing items, excessive cleaning, violations, and fines caused by their party; security deposit of $1000–$1500 (refundable if compliant).
  • Only registered guests are allowed; exceeding occupancy may result in immediate removal and forfeiture of all fees.
  • Approved Use of Property: Residential use only; no commercial use, third-party bookings, or separate rental of accessory units.
  • Guests may be required to complete ID verification, occupancy checks, fraud/risk screening, and background screening (if required); failure may result in cancellation or denied entry.
  • Guests must comply with all applicable laws; violations risking permits may result in removal and liability for fines.

Events & Noise

  • Event Policies: Parties, events, gatherings, photoshoots, and commercial activities are prohibited unless pre-approved in writing.
  • Guests must follow all local noise and nuisance ordinances and maintain reasonable noise levels, especially outdoors.

Prohibited Activities

  • Smoking/Vaping: Smoking, vaping, marijuana, and illicit substances are strictly prohibited; odor removal or damage will incur charges.
  • Illegal Substances: Any illegal activity is prohibited and may result in immediate termination without refund.
  • Other Restrictions: Video and photography are not permitted; non-residential uses (retail, events, etc.) are prohibited.

Equipment & Amenities

  • Equipment Reporting: Guests must report any issues within 2 hours of check-in or they may be held responsible.

  • Noise and occupancy monitoring devices may be installed to ensure compliance.
  • Management may enter when necessary for emergencies, repairs, safety, or compliance.

Guests are advised to keep doors and windows closed, check personal items, and use caution outdoors—especially at dusk and dawn. No liability is assumed for any wildlife encounters, indoors or outdoors.
