KEY Curation Notes

Minutes from Peak 8 ski access, with hiking trails and the free shuttle close at hand, this sprawling eight-bedroom estate is built for large families and corporate retreats, with room for up to sixteen adults or nineteen with children.
Three of the eight bedrooms are en-suite, including two with jet tubs and a main-level king with a private balcony. The remaining rooms share bathrooms across the levels, and a dedicated kids' bunk room sleeps seven on its own. The home spreads across multiple floors so different generations can find their own quiet corner.
The entertainment wing runs deep, with a theater room, a full wet bar, a pool table, and foosball anchoring the lower level, while the open-concept main floor keeps the group together for meals and gathering.
A private hot tub, sauna, and dedicated fitness room round out the wellness side of the stay.
The oversized gourmet kitchen centers on a large island with seating and a grand dining table for group meals, with an extra refrigerator in the laundry room for overflow. For a group this size, KEY.co can have the kitchen stocked before arrival.

Parking information

- Parking is limited to the maximum number of five vehicles. - Please note there is space for only one car in garage for guest use. - Parking is never permitted in the street, on the lawn, or in nearby driveways or parking lots. - Trailers, recreational vehicles, and motor homes are not permitted. - Failure to comply can result in your vehicle being towed, significant fines, and/or eviction from the property.

Getting to the property

Due to its high-alpine location, 4WD or AWD is strictly required to access the property during the snowy winter weather months.

Things you need to know

The main living area features an open-concept flow that connects directly to the kitchen and dining zones. It boasts vaulted ceilings and massive windows showcasing mountain views. The space centers around a cozy, natural gas fireplace perfect for warming up after skiing. A second, separate living room is situated on the lower entertainment level.

This property comes with fully stocked paper products (paper towels, toilet paper, tissues, napkins), soap products (shampoo, conditioner, body wash, hand soap, dish soap), and detergents (laundry and dishwasher) as well as high-end bed linens and towels. In addition, the kitchens are stocked with cookware, bakeware, dishes, glasses, utensils, and standard small appliances.

The chef's kitchen comes with an oversized gourmet kitchen featuring large island seating, a grand dining table for group meals, and an extra refrigerator in the laundry room for grocery overflow.

Restrictions

Guests & Occupancy

  • Age Requirements: Primary renter must be 30+ years old. All other guests must also be 30+ unless traveling as a family group. No high school or college groups permitted, regardless of chaperones. IDs may be requested, and reservations made under false pretenses may result in eviction and forfeiture of rent.
  • Occupancy Limits: Maximum occupancy, including adults and children, must not exceed limits stated on the property listing. Violations may result in fines, eviction, and loss of rent.
  • Guest Responsibility: The primary renter is responsible for all guests and compliance with property rules.
  • Unauthorized Guests/Violations: Smoking, unauthorized pets, unauthorized early check-in, unauthorized late check-out, and occupancy violations may result in additional charges or fines.
  • Approved Use: Property is intended for vacation lodging purposes only.

Events & Noise

  • Events & Gatherings: Parties, weddings, receptions, dinners, and events are prohibited unless approved in writing by management. Unauthorized events may result in fines up to $5,000, eviction, and forfeiture of rent.
  • Noise & Local Regulations: Guests must comply with all local noise ordinances, HOA rules, and community regulations. Violations may result in citations, fines, or eviction.

Prohibited Activities

  • Pets: Dogs are only permitted in designated pet-friendly properties with prior approval and a non-refundable fee of $60/night plus tax. Unauthorized pets incur a $500 fine plus additional cleaning costs and may result in eviction. Cats are not permitted. Service animals are permitted with prior notification.
  • Smoking/Vaping: Smoking or vaping of any substance is prohibited inside the property. Violations incur a $500 fine plus odor removal and damage costs.
  • Illegal Fires & Fireworks: Unauthorized fires, campfires, and portable fire pits are prohibited and may result in a $500 fine and possible eviction. Guests must comply with all local fire restrictions and bans.

Equipment & Amenities

  • Vehicle Requirements: 4WD/AWD vehicles are strongly recommended in winter conditions. Some properties may require 4x4 access. No refunds or liability for inaccessible roads or driveways due to weather.
  • Parking: Parking is limited to the number of vehicles stated in the listing. No street parking, lawn parking, RVs, trailers, or motor homes permitted. Violations may result in towing, fines, or eviction.
  • Hot Tub (if equipped): Use at your own risk and follow posted instructions. Excessive dirtiness at check-out incurs a $100 drain/refill fee. No refunds for hot tub malfunctions.
  • Fireplaces & Firepits (if equipped): Use at your own risk and follow all safety guidelines and fire restrictions.
  • Entertainment & Electronics: Do not disconnect, tamper with, or alter entertainment systems or electronics. Unauthorized changes incur a $500 fine.
  • Internet: Internet service is provided but outages or connectivity issues are not guaranteed and do not qualify for refunds.
  • Maintenance Reporting: Guests must promptly report maintenance issues. No refunds or rate adjustments will be issued for mechanical failures or equipment breakdowns.
  • Garage Use: Garage doors must remain closed when not in use. Guests are responsible for damages caused by leaving garage doors open.
  • Snow Removal: Driveway snow removal is provided only after 4+ inches of snowfall and may take up to 24 hours after snowfall ends. Vehicles blocking access may prevent service.
  • Ski Access (if applicable): Ski-in/ski-out access is weather dependent and not guaranteed.

Checkout & Care

  • Check-In/Out Times: Check-in begins at 4:00 PM MST. Check-out is by 10:00 AM MST. Unauthorized early check-ins or late check-outs incur a $500 fine plus applicable housekeeping charges.
  • Cleaning Expectations: Guests must leave the property reasonably clean and in good condition. Excessive cleaning, including exterior areas and hot tubs, will incur additional charges.
  • Furniture Placement: Furniture may not be moved. Violations incur a $1,000 fine.
  • Departure Responsibilities: Load and start dishwasher, dispose of trash properly, lock all doors/windows, leave beds unmade with linens on the floor, and report damages or maintenance concerns before departure.

Liability & Disclaimers

  • Lost & Found: Management is not responsible for lost or stolen items. Returned items incur a $25 handling fee plus shipping costs. Unclaimed items are discarded after two weeks.
  • Injuries & Amenity Use: Use of hot tubs, saunas, steam rooms, fireplaces, exercise equipment, and similar amenities is at the guest’s own risk. Management and owners are not liable for injuries or accidents.
  • System Failures & Outages: No refunds or rate adjustments will be issued for internet outages, mechanical failures, hot tub malfunctions, snow conditions, utility interruptions, or other equipment failures.
  • Weather & Travel Disruptions: No refunds for weather, road closures, flight delays/cancellations, illness, natural events, or other unforeseen circumstances. Travel insurance is strongly recommended.
  • Property Changes: Management reserves the right to relocate guests to a comparable property or issue a refund if the reserved property becomes unavailable due to sale, maintenance, or mechanical issues.
  • Errors & Omissions: Property descriptions, amenities, and listing details are subject to errors, omissions, owner changes, and availability updates without liability.
  • General Liability Waiver: Guests acknowledge inherent risks associated with alpine environments, including snow, ice, terrain, and weather conditions, and release management and owners from liability for injuries, damages, losses, theft, weather events, or unforeseen circumstances except in cases of gross negligence.
