Neighborhood: Elkhorn Creek - You’ll enjoy stunning views while being just a short walk/ski, shuttle or drive to Big Sky Resort. - In the winter, Big Sky Resort offers The Biggest Skiing in America for experts, kids, and everyone in between with 5,800 skiable acres, 4,350 feet vertical drop, and average annual snowfall of 400+ inches. It's not just downhill that is superb, cross-country skiers are invited to the historic Lone Mountain Ranch, voted #1 Nordic Ski Resort in North America with over 85 kilometers of groomed trails through the wilderness. There are endless other winter activities, including Yellowstone National Park, snowmobiling, snowshoeing, dog sledding, ice fishing or a relaxing day at the spa. - In the summer, you are just minutes from exceptional fly fishing, river rafting, golfing, hiking, mountain biking, horseback riding, ziplining and more. Plus, the West entrance of Yellowstone National Park is only about 45 minutes away while following the historic HWY 191 along the scenic Gallatin River. Don't miss the free concerts, farmers' markets, and weekly special events throughout the summer!
Parking information
- Parking for 5 vehicles in the driveway. - Two-car garage with ample storage - please note the garage has a height restriction, so it's best suited for compact cars only. - Street parking prohibited - We are not responsible for any changes or disruptions to the shuttle schedule, as it is subject to change without prior notice and is outside of our control. For the most up-to-date information, please refer to the Skyline Shuttle website.
Getting to the property
Montana is Big Sky Country and the best way to explore all its beauty is to have your own car. We highly recommend a 4WD vehicle in the winter and guests of Big Sky & Whitefish do have several shuttle options if your preference is not to drive. Make sure to reserve your rental car early.

Things you need to know
Please note that most homes in Montana do not have air conditioning. We encourage guests to open the windows at night to enjoy cooler evening temperatures and close them during the day (including curtains/blinds) to keep the cool air in. For your safety, please only open windows when you are present in the property. Additionally, most homes will have fans located in the bedroom closets.

Ski Access Options:
Option 1: Walk approx. 375 feet to the Skyline Shuttle located at the Hill Condo pickup (the bus runs hourly)
Option 2: Walk or drive to free skier parking (about 1000 feet) and catch the parking shuttle
Option 3: Drive about .7 miles to the exchange for easy drop-off (next to ski school and the lifts)
Restrictions
Guests & Occupancy
- Primary Guest must be 18+, must match the credit card holder, and must stay at the property for the duration of the reservation. Reservations for unaccompanied minors are prohibited and will result in eviction with forfeiture of all charges.
- Occupancy must not exceed the number stated on the reservation; no exceptions.
- Primary Guest is responsible for all occupants and invitees, including damages, violations, and charges.
- Additional unapproved guests may result in extra per-person charges, fines, or eviction without refund.
- Residential use only. No parties or gatherings unless pre-approved in writing. Violations may result in eviction and additional charges.
- Property must be used lawfully and with care; misuse of appliances or systems resulting in damage will be charged.
Events & Noise
- Parties and gatherings are strictly prohibited unless pre-approved in writing.
- Quiet hours: 10:00 PM – 8:00 AM. Violations: $250 fine after first warning; third violation = eviction without refund.
- Excessive noise, illegal activity, or disturbances may result in immediate eviction and additional charges.
- Guests must follow all HOA rules; any fines are the Guest’s responsibility.
Prohibited Activities
- Pets: Only allowed in designated pet-friendly properties with prior written approval + $200/pet fee. Unauthorized pets: $1,000 cleaning fee + eviction without refund.
- Service animals: Allowed with required documentation; Guest responsible for any damages or additional cleaning.
- Smoking/vaping: Strictly prohibited. Evidence of smoking results in a $1,000 cleaning fee. No incense or oil lamps.
- Illegal activity: Strictly prohibited; may result in eviction without refund and additional charges.
- Fire hazards: No candles (except approved outdoor/emergency use).
- Vehicles: No RVs, trailers, or campers. No vehicle repairs on-site.
- Other restrictions: Violations of the agreement may result in fees up to 3× the daily rental rate and/or eviction.
Equipment & Amenities
- Seasonal/vehicle requirements: 4WD/high-clearance vehicles recommended; no refunds for road/weather conditions.
- Hot tubs _(if equipped)_: Use at your own risk. No children under 16 without adult supervision. Misuse or excessive dirtiness: $50 service fee; damaged cover = replacement cost.
- Appliances & systems: Must be used properly; Guest is responsible for misuse, damage, and repair costs.
- Internet/WiFi: Speeds not guaranteed; no refunds or relocation for connectivity issues.
- Equipment issues: Must be reported immediately; failure to report may result in charges.
- Parking: Only designated areas allowed. Violations may result in towing at the guest's expense. Lost parking pass: $300 fee.
- Access & inspections: Entry may occur for maintenance, inspections, or disturbances.
- Security: Exterior cameras may be present.
- No refunds for malfunctions: No compensation for failure of HVAC, hot water, appliances, WiFi, hot tubs, or other amenities.
Checkout & Care
- Cleaning expectations: Property must be left reasonably clean; excessive cleaning will incur charges.
- Furniture & property care: Do not move furniture or alter setup; restoring systems/furniture may result in charges.
- Trash & general care: Guests must follow all checkout instructions in the digital guide.
- Key/parking pass return: Parking pass must be left in unit; $300 fee if lost.
- Checkout time: 10:00 AM. Late checkout without approval: hourly fees (minimum 1 hour); after 2:00 PM = full day charge.
- Early arrival: Unauthorized early entry may result in a fee up to 50% of one night’s rate.
- Damage reporting: Must be reported before checkout to qualify under damage waiver (up to $3,000).
