Guests & Occupancy

• The primary Guest must be at least 25 years old. Reservations for vacationing students or unaccompanied young adults under 25 are prohibited. A parent or legal guardian must accompany young adult Guests throughout the stay. Eligibility may be verified.
• At least one adult aged 25 or older is required for every three unrelated children under 18. Children are considered related through blood, marriage, or legal custody.
• Occupancy must not exceed the property's advertised limit.
• The primary Guest is responsible for all occupants, their conduct, and compliance with applicable rules. Reservation terms must be communicated to all occupants.
• The property is for temporary vacation accommodation only. Subletting and reservation transfers are prohibited.

Events & Noise

• House Parties: House parties are prohibited, including gatherings of 10 or more nonregistered individuals under 25 without the primary Guest present.
• Good Neighbor Policy: Noise, traffic, and neighborhood regulations must be observed. Disturbances affecting neighboring residents are prohibited.

Prohibited Activities

• Pets: Pets are permitted only in designated pet-friendly accommodations, limited to two approved, housebroken domestic dogs, subject to breed and weight restrictions. A nonrefundable $275 fee applies per approved pet. Unauthorized pets incur a $500 cleaning fee plus damages. Assistance animals are subject to applicable law.
• Smoking: Smoking is prohibited indoors, on porches, and in fenced yards. Violations incur a $500 cleaning fee.
• Fireworks: Fireworks are prohibited on or near the property.
• Flag Display: Only one American flag, measuring no more than 3 ft × 5 ft, may be displayed.
• Property Contents: Removal of furnishings, equipment, or other property contents is prohibited.

Equipment & Amenities

• Internet _(if equipped)_: Internet access is provided but not guaranteed. Guests are responsible for lawful internet use, including compliance with intellectual property and content laws.
• HVAC: Doors and windows must remain closed while heating or air conditioning is operating.
• Maintenance: Equipment failures and maintenance concerns must be reported promptly. Authorized personnel may enter for maintenance or housekeeping without prior notice.
• Parking: Parking is limited to assigned spaces. Overnight parking on Smolian Circle is prohibited.
• Beach Bands & Parking Passes: Beach bands are provided according to maximum occupancy. One parking pass is provided for one-bedroom accommodations and two for accommodations with two or more bedrooms. All bands and passes must be returned to the clear box on the kitchen counter at departure. Missing items incur a $150 fee each.
• Golf Carts: Golf cart rentals and privately supplied golf carts are prohibited unless a special-needs permit is approved. Permitted golf carts count toward assigned parking limits.
• Community Facilities _(if equipped)_: Access to community pools, tennis courts, and fitness facilities is included. Access passes are required. Cottage towels must not be taken to these facilities. Tennis court usage fees and optional equipment rental charges apply.
• Additional Rules: Applicable community, association, local, and property-specific regulations must be followed.

Checkout & Care

• Check-In: Check-in begins at 4 PM CST, subject to cleaning or maintenance delays. Early check-in between 1 PM and 4 PM may be requested when available. Arrivals after 7 PM must be coordinated in advance.
• Checkout: Checkout is required by 10 AM. Unauthorized late checkout incurs a half-day rental charge. Door access codes expire at 10 AM.
• Property Care: The property, furnishings, artwork, and amenities must be maintained in good condition. Doors and windows must be secured when unattended.
• Housekeeping: Accommodations are cleaned and inspected before arrival. Fresh linens, towels, kitchen essentials, and toiletries are provided. Housekeeping concerns must be reported promptly. Additional housekeeping is available for a fee. A departure cleaning fee applies, with additional charges for excessive cleaning.
• Trash Disposal: Waste must be bagged and placed in outdoor curbside garbage cans with lids secured.
• Damage Reporting: Damage must be reported before checkout to qualify for applicable damage waiver coverage. Visible defects present at check-in must be reported within eight hours.

Liability & Disclaimers

• Guest is responsible for damage, loss, or injury resulting from the actions or negligence of occupants and visitors.
• No responsibility is assumed for theft, vandalism, or belongings left behind. Unclaimed items may be discarded without notice. Requested returns, if available, are at the Guest's expense.
• No refunds, credits, or rate adjustments are provided for unforeseen maintenance issues, system failures, internet interruptions, appliance malfunctions, or unreported housekeeping concerns.
• No refunds, credits, or discounts are provided for delayed access caused by cleaning, maintenance, or circumstances beyond reasonable control.
• Hurricanes & Tropical Storms: Official evacuation instructions must be followed, and Guests must arrange their own departure. Payments for the affected portion of a stay will be refunded when an evacuation order causes cancellation or early departure. No refunds are provided for fear of travel.
• Nearby construction may occur without notice. No refunds are provided for related disturbances or inconvenience.
• Comparable accommodations may be substituted when the reserved property becomes unavailable due to unforeseen circumstances, with size and location considered where possible.
• Reasonable differences from advertised descriptions or photographs may occur due to renovations, maintenance, normal wear, or circumstances beyond reasonable control.
• Failure to arrive on the scheduled date without reporting an unavoidable travel delay results in cancellation without refund.
