Guests & Occupancy

• Primary guest must be at least 25 years old, must occupy the home for the full stay, and all booking documents must match the guest’s name, payment card, and government-issued ID.
• Occupancy may not exceed the posted limit for the home; infants under 2 do not count. Non-compliance may result in early checkout with no refund.
• Guest is responsible for any damage, missing inventory, breakage, excess cleaning, or costs to relocate items or incoming guests. Preexisting issues must be reported within 4 hours of arrival.
• Home is for vacation lodging only and may not be used for immoral or unlawful purposes.

Events & Noise

• Large parties, events, or any intent to host gatherings are prohibited. Violations require immediate vacating with no refund, and reservations may be canceled prior to arrival at the resort’s discretion.
• Noise ordinance begins at 10:00 PM nightly. Disturbances after this time may result in removal without refund and guest's responsibility for any fines.

Prohibited Activities

• Pets: No pets allowed. Deep cleaning fee minimum of $500 if violated. Emotional support animals are not permitted. Certified service animals may be approved with advance written accommodation request.
• Strictly non-smoking in all homes and patios/balconies. Violations may result in additional cleaning fees.
• Drug use in or near the home or resort property is strictly prohibited and results in immediate termination without refund.
• Fireworks, candles, and dangerous activities are prohibited.

Equipment & Amenities

• HVAC Settings: Thermostat may not be set below 72°F. Freezing the system may result in loss of A/C and guest-paid technician charges.
• Pool & Spa Rules_ (if equipped)_: No lifeguard on duty; use is at the guest’s own risk. Diving, running, and horseplay are prohibited. Children must be supervised at all times. Children under 3 must wear swim pants.
• Pool Safety Equipment _(if equipped)_: Pool alarms/fencing must remain active. Tampering is a misdemeanor and carries a minimum $75 per alarm repair/replacement charge.
• Hot Tub/Spa Use_ (if equipped)_: Spillover spa use limited to 15 minutes at a time; not recommended for pregnant guests, small children, or those using alcohol/medications.
• Smart Home Technology_ (if equipped)_: Property may include remotely monitored thermostats, locks, or pool controls.
• Internet/Device Restrictions: Guests may not download software/files on in-home computers, TVs, gaming systems, or tablets.
• Grills/Fireplaces _(if equipped)_: Use at guest’s own risk; guest is responsible for any damages. Grills must only be used outdoors, never in enclosed areas.
• Parking Rules: No trailers, RVs, campers, oversized vehicles, freezer trucks, tents, or enclosed trailers allowed on or near the property. Garages are reserved for homeowners only.
• Furniture may not be moved outdoors or relocated without written approval. Guests may not adjust pool equipment.

Checkout & Care

• Guests must report maintenance issues promptly.
• Checkout Procedures: Strip beds, gather towels in the laundry area, empty trash, leave secured bags near the front door, lock doors/windows, and ensure all belongings are removed. No front desk checkout required.
• Late Departure: Check-out is before 10:00 AM. Failure to leave on time may result in charges for relocating incoming guests.

Liability & Disclaimers

• Resort is not liable for lost or stolen personal property. Guests must secure doors/windows.
• Guests assume all risk for pool/spa use and must supervise children. The resort is not responsible for injuries due to failure to use caution.
• No refunds guaranteed for mechanical failures (pool heat, HVAC, appliances); requests reviewed individually.
• Florida wildlife and pests may be present; the resort cannot be held accountable for encounters. Feeding wildlife is illegal.
• In rare cases, reservations may be moved to a similar or better home due to unforeseen circumstances. If accommodation cannot be provided, refunds are limited to amounts paid.
