Overall, very good, impressive property, on a beautiful quiet beach in North Palmetto. The house itself has many pluses and a few minuses, great kitchen and great room overlooking the Atlantic, nice pool for the kids but funky layout of bedrooms...to access the master bed you have walk through guest bedrooms or go outside. We also had challenges with the "newly installed" sliding patio doors (screens and locks), light switches, ceiling fan controls, dishwasher and kayak that took on water. A well-kept secret is the restaurant at Unique Village Resort, just 100 yds along the beach, we had lunch and dinner at the restaurant, and both were excellent.

The great room offers sweeping ocean and tropical garden views through expansive sliding glass doors and windows. Smart TV, reliable Wi-Fi, and air conditioning provide modern comfort and entertainment.
The fully equipped kitchen features an induction cooktop and oven, oversized refrigerator-freezer, dishwasher, microwave, and a full selection of small appliances. A coffee machine, blender, juicer, toaster, mini-grill, and kettle make dining at home effortless.
Three private acres feature 450 feet of pink-sand beachfront, a private pool with a spacious deck and shaded gazebo, lush tropical gardens, and a panoramic rooftop terrace. Shaded patios, outdoor showers, a Weber grill, beach seating, and sea kayaks complete the island setting.
All towels and bedding washed in hot water that's at least 60ºC.

Guests & Occupancy
- Age Requirements: The main renting guest must be at least 25 years old to check in.
- Maximum Occupancy: The total number of people on the property must match the number scheduled and paid for on the reservation. Exceeding maximum occupancy or bringing unauthorized overnight visitors may result in immediate eviction and forfeiture of all paid rent.
- Incidental Deposit: A valid credit card, debit card, or cash deposit is required upon arrival to cover potential incidental or damage charges.
Events & Noise
- Events & Commercial Use: Large-scale events, commercial filming, and large house parties are prohibited without explicit written approval from the property manager.
- Quiet Hours: Excessive noise must be avoided, particularly between 10:00 PM and 6:00 AM, out of respect for neighboring residents.
Prohibited Activities
- Pets: Pets of any kind are prohibited in, on, or around the property grounds.
- Smoking: Smoking is prohibited indoors; the estate is a smoke-free property.
Equipment & Amenities
- Pool & Hot Tub: The private pool and hot tub remain exclusive to the main house if the adjacent guest house on the 3-acre estate is rented separately (if equipped).
- Resource Conservation: Appliances, water, and air conditioning should be used responsibly and turned off when leaving the villa.
- Maintenance Access: The property manager or local maintenance staff may access the estate as needed for pool cleaning, landscaping, or urgent maintenance.
