KEY Curation Notes

Two side-by-side 4BR/4BA townhomes on Oceola Avenue booking as one. Each unit has its own fully equipped kitchen, private rooftop deck, and 2-car attached garage — two distinct living spaces within a single booking.
Bed configuration differs between the two units. Unit 228 has four king beds throughout. Unit 230's fourth bedroom has two twin beds instead of a king — worth factoring when assigning rooms across the group.
Three en-suites per unit; the second-floor bedroom in each home shares the hallway bath. Six of the eight bedrooms have private attached bathrooms. In both units, the third bedroom uses the shared hallway bathroom on the second floor.
Two private rooftop decks with downtown Nashville skyline views. Both fourth-floor decks have multiple lounge areas and outdoor dining space — two separate outdoor spaces for the group to use independently.
Four garage spaces and washer/dryer in both units. Each home has a 2-car attached garage and on-site laundry — practical for larger groups arriving by car or staying multiple nights.
Oceola Avenue in The Nations — Broadway is 8 minutes by car. Six breweries and Hattie B's Hot Chicken are within 5 minutes. A local West Nashville experience without walkable-to-Broadway proximity.
WiFi is not guaranteed in either unit. The PM disclaims reliability across all Oceola Avenue properties and offers no refunds for outages. Personal hotspots are advisable.

  • Events & Gatherings: Parties and gatherings that exceed maximum occupancy are prohibited.
  • Quiet Hours: Quiet hours are enforced from 10:00 PM to 7:00 AM unless otherwise posted. Guests must comply with all applicable community noise restrictions and ordinances.

Prohibited Activities

  • Pets: Unauthorized pets are prohibited. Violations may result in removal of the pet, a $500 fee, additional cleaning or damage charges, and possible eviction without refund. Service animals are permitted as required by law; guests remain responsible for any related damage or incidents.
  • Smoking/Vaping: Smoking, vaping, e-cigarettes, and similar activities are prohibited anywhere on the property, including outdoor areas. Evidence of smoking or vaping will result in a $500 fee for odor and residue remediation.
  • Illegal Substances & Weapons: Illegal drugs and weapons are prohibited on the property.
  • Other Restrictions: Only human waste and toilet paper may be flushed.

Equipment & Amenities

  • Parking Rules: Vehicles may only park in designated and permitted areas. Parking in fire lanes, sidewalks, landscaped areas, neighboring properties, or other restricted locations is prohibited. Towing, citations, and related expenses are the vehicle owner's responsibility. Watercraft, trailers, campers, RVs, buses, and other oversized vehicles are prohibited unless expressly permitted.
  • HVAC Guidelines _(if equipped)_: Do not operate air conditioning with doors or windows open. Recommended thermostat settings are 70°F–75°F. Guests may be charged for service calls resulting from misuse.
  • Internet Service _(if equipped)_: Wi-Fi is provided as a convenience but is not guaranteed. Technical support may be limited.
  • Amenity Availability: Amenity access and availability may be controlled by community associations or resorts and may be temporarily unavailable.
  • Balcony Rules _(if equipped)_: Do not climb, jump, lean on railings, throw objects from balconies, hang items from railings, move indoor furniture outdoors, or place objects on railings.
  • Appliance Use _(if equipped)_: Follow refrigerator operating guidelines, including limiting door openings, keeping vents unobstructed, and allowing adequate cooling time after loading groceries.

  • Furniture Placement: Rearranging furniture inside the property or on balconies is prohibited.
  • Checkout Requirements: Remove all personal belongings before departure.
  • Lost Item Return: Left-behind items may be shipped at the guest's expense. Unclaimed items may be discarded after 30 days.

  • No refunds will be issued for weather-related events unless a mandatory evacuation order is issued. If an evacuation order occurs, unused rent may be refunded.
  • Furnishings, décor, amenities, and property features are subject to change without notice. No refunds will be provided due to personal preferences regarding such changes.
  • No refunds or credits will be issued if access to amenities, facilities, or portions of the property is restricted due to rule violations or actions by community associations or resorts.
  • If a verified issue makes the property uninhabitable at check-in and cannot be remedied, a full refund will be issued. If a verified issue arises during the stay and cannot be fully resolved, a prorated refund may be considered.
