KEY Curation Notes

Set on a gated 50-acre farm. The home sits on a private, secluded stretch of Tennessee countryside, with orchards, gardens, and open pasture across fifty acres. A coded gate marks the entrance, and parking fits up to four vehicles. Downtown Columbia is about ten minutes away.
Five themed bedrooms with real beds throughout. Each bedroom carries its own name and design, with king or queen beds so the full party of ten sleeps comfortably. Two rooms have private ensuite baths, and five full baths plus a half bath keep mornings easy. Beyond the bedrooms, the home opens into a Retreat Lounge, a Loft Library, and a freshly remodeled gathering space for the group to come together.

- Parking is available for up to 4 vehicles. - Upon arriving at the gated entrance, enter the provided code and wait for the gate to open. Proceed straight ahead until you reach a fork in the road, then turn left. Continue driving, and you’ll see the house directly ahead at the bottom of the large parking area. - Please park in the spaces marked with guest parking signs.

Guests & Occupancy

  • Guests must comply with any applicable age requirements imposed by federal, state, or local laws, as well as HOA, condo, or community rules.
  • Guests may not exceed the property's maximum occupancy. Children under 2 years old count toward occupancy limits.
  • The booking guest is responsible for ensuring all occupants and guests comply with the rental agreement, house rules, and property policies. The booking guest accepts responsibility for the acts, omissions, conduct, damages, and violations of occupants and guests
  • Reservations are for the registered guest only. Subletting, transferring the reservation, or allowing unauthorized occupants is prohibited and may result in immediate eviction without refund.
  • Guests must comply with all applicable federal, state, and local laws, HOA/condo/community rules, and all guidelines provided in guest communications.

Events & Noise

  • Parties are prohibited. Gatherings that exceed the unit's maximum occupancy are prohibited and may result in immediate removal without refund.
  • Quiet hours are enforced from 10:00 PM to 7:00 AM unless posted signage indicates otherwise. Guests must comply with applicable community noise restrictions.

Prohibited Activities

  • Pets: Unauthorized pets are prohibited and may result in removal without refund, a $500 fee, and additional cleaning or damage charges. Service animals are permitted as required by law; guests remain responsible for any damage or incidents.
  • Smoking/Vaping: Smoking, vaping, e-cigarettes, and illegal drug use are prohibited anywhere on the property, including inside the unit, patios/balconies, and common hallways. Evidence of smoking or vaping will result in a $500 fee.
  • Illegal Activities & Property Misuse: Illegal drug use and weapons are prohibited on the property. Only human waste and toilet paper may be flushed.

Equipment & Amenities

  • HVAC _(if equipped)_: Do not run air conditioning with doors, sliders, or windows open. (this may cause the system to freeze). For best performance, set thermostats between 70°F and 75°F. Guests may be charged for service calls caused by failure to follow these guidelines.
  • Internet _(if equipped)_: Wi-Fi is provided but not guaranteed. Technical support may be limited. No refunds or credits will be issued for Wi-Fi interruptions.
  • Parking: Vehicles may be parked only in designated or permitted areas, in accordance with posted signs and community rules. Parking in fire lanes, sidewalks, landscaped areas, neighboring properties, or other restricted areas is prohibited. Violations may result in citations or towing at the vehicle owner's expense.
  • Vehicle Restrictions: Oversized vehicles or trailers are prohibited unless expressly permitted by the community. Watercraft, trailers, campers, motor homes/RVs, buses, and other oversized vehicles are not permitted unless explicitly stated otherwise.
  • Balconies _(if equipped)_: Do not climb on or jump from balconies, throw items from balconies, move indoor furniture outside, hang items from railings, lean on railings, or place objects on railings.
  • Security Cameras: Exterior security cameras may be in use. There are no interior cameras.
  • Damage Reporting: Guests must promptly report property damage and maintenance issues.
  • Amenity Availability: Amenities are controlled by the HOA/resort and may be unavailable. No credits or refunds will be provided for temporary amenity closures.
  • Access Restrictions: No refunds or credits will be issued if access is denied due to policy violations.

Checkout & Care

  • Guests must return the property in reasonable condition and are responsible for missing items, damage, or excessive cleaning beyond normal turnover.
  • Rearranging furniture inside the unit or on balconies is prohibited.
  • Guests must remove all personal belongings upon departure.

Liability & Disclaimers

  • Items left behind may be returned at the guest's expense. Unclaimed items after 30 days may be discarded.
  • Guests assume all risks associated with the property and use of amenities or recreational items, including pools, hot tubs, bikes, golf carts, and similar amenities. Agent and Owner are released from liability for injury, illness, death, loss, or damage except where prohibited by law.
  • No refunds will be issued for weather events unless a mandatory evacuation order is issued. If a mandatory evacuation order is issued, unused rent may be refunded.
  • Resorts and HOAs may conduct mandatory inspections, pest control, and maintenance services during the stay and may require access to the property.
  • Furnishings and amenities are subject to change. No refunds will be issued due to personal preference regarding furnishings or amenities.
  • If a verified issue makes the property uninhabitable at check-in and cannot be remedied, a full refund will be issued. If a verified issue arises during the stay and cannot be fully resolved, a prorated refund may be considered.
