Beachfront with Gulf views. This condo sits right on the sugar-white sand, with a king master and a bright living area that open to a private balcony over the water.
An open bunk alcove rather than a second room. The unit sleeps four, with the second sleeping space set in an open alcove rather than an enclosed bedroom.
Two heated pools, including a zero-entry kids' pool. The resort runs a Gulf-front pool and a separate zero-entry pool with a children's water-play feature, both heated seasonally, plus two hot tubs and a Gulf-front tiki bar.
On-site Starbucks and a sky-bridge Sky Bar. An in-house Starbucks and a Sky Bar with karaoke sit on the property, alongside a fitness center and game rooms. A rental company sets up chairs on the beach, and Pier Park's shopping and dining are a short drive away.
Wristbands required for amenities. Everyone age six and up wears a provided silicone wristband to use the pools, hot tubs, and Sky Bar, and replacements carry a fee.
Parking sits across Front Beach Road. Up to two vehicles park in the garage and reach the building by crossing the sky bridge, with passes that must stay displayed on the dash.

Neighborhood: Panama City Beach - Nestled directly on the sugar-white sands and turquoise waters of the Gulf of Mexico. - Situated on Front Beach Road, roughly 1.3 miles (a 5-minute drive) west of Pier Park. This places you steps away from premier open-air shopping, dining, and live entertainment. - Less than a mile from Hidden Lagoon Golf and Racetrack. It is also highly accessible to Frank Brown Park and Shipwreck Island Waterpark.

Parking information

- Guests may park up to 2 vehicles at this resort. Access to the parking garage will require a code, which will be sent to you on the day of check-in. The parking garage is on the north side of Front Beach Road. (Overflow parking is in the gravel lot behind the pool area.) - Once you enter the garage, park legally, then walk across the sky bridge so you can enter the building. (The owners’ tower is to the left.) After crossing the sky bridge, take the escalator to floor one and locate the elevators. - Guests will find 2 parking passes in the unit upon arrival. Please return to your car(s) with these passes, as all vehicles must display a valid paper parking pass on the driver’s side dashboard at all times. Vehicles without a visible pass are subject to ticketing or towing, per Emerald Beach HOA rules.

50% Refund: Receive a 50% refund when you cancel your reservation at least 14 days before check-in.

No Refund: Reservations canceled 45 days or less before check-in are not eligible for a refund.

Things you need to know

The game room is located at the Floridita pool. Game room 1 is in the Activities Center at the front of the pool area on the right side, closest to front desk. Game area 2 is at the back of the Floridita pool.

There’s a rental company that sets up chairs right on our beach.

Guests age 6 and up must wear the provided purple silicone wristbands while on property—especially when using amenities such as the pools, hot tubs, or the SkyBar. These wristbands are not disposable, and a replacement fee will apply if lost. Security strictly enforces Emerald Beach's Rules and Regulations. Repeated noncompliance may result in eviction, and 30a Seascapes does not provide reimbursement to guests removed for rule violations.

There are trash chutes on each floor to dispose of the trash . Make sure your trash is all in bags before putting down the chute

Restrictions

Guests & Occupancy

  • Primary renter must be 25+ and stay in the unit.
  • Do not exceed maximum occupancy. Children under 2 count toward occupancy.
  • Booking guest is responsible for all occupants, visitors, damages, and rule violations.
  • No subletting, reservation transfers, or booking for another party.

Events & Noise

  • No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
  • Quiet Hours: 10 PM–7 AM (or as posted by the community).

Prohibited Activities

  • Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
  • Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
  • No illegal drugs.
  • No firearms or weapons.
  • No climbing, jumping, throwing items, or hanging items from railings.

Equipment & Amenities

  • Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
  • A/C _(if equipped)_: Keep doors/windows closed when running. Recommended setting: 70–75°F.
  • Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
  • Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
  • Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
  • Security Cameras: Exterior cameras may be in use.

Checkout & Care

  • Leave the property in reasonable condition. Guests are responsible for damage, missing items, and excessive cleaning.
  • Do not rearrange furniture.
  • Bag all trash. Do not place large items or cardboard in trash chutes.
  • Left-behind items may be returned at guest expense; unclaimed items may be discarded after 30 days.
