KEY Curation Notes

No hot tub. The outdoor amenities are a covered deck with a wood-burning fireplace and mountain views, a lower patio with more views, and a creek-side firepit on the grounds. It's a strong outdoor setup but meaningfully different from the hot tub properties that dominate Eagles Nest.
The king suite on the main level has vaulted ceilings, large windows, and a zero-entry double-headed shower with double granite vanity. Downstairs are a second queen ensuite with a custom tiled tub/shower, a third queen bedroom, and a bunk room with two sets of twin-over-twin bunks — the third and fourth bedrooms share a full bath. The living room sofa pulls out to a queen sleeper, covering the full 12-person occupancy.
The lower level family room includes shuffleboard, a multi-game arcade, and a large sectional — plus a separate room with a SmartTV set up for yoga or low-impact exercise (bring your own mats and equipment). A kitchenette with microwave and fridge is also on this level.
Sonos speakers run throughout the main floor and back deck. The kitchen has stainless appliances, a Keurig, and granite counters; the dining table seats nine. The listing explicitly notes the piano is decorative and locked — not available for use.
Eagles Nest community amenities are included with a mandatory per-stay fee — hiking and biking trails, ropes course, mini-golf, amphitheater concerts (May–November), sports courts, playground, 24/7 general store, and the Epic Chophouse (open to renters without membership). The winery requires day passes ($25/person, ages 16+ only). The fitness center, Wine & Cigar Bar, and locked portion of the Sportsman's Lodge are members only.
4WD or AWD is required November through March, and chains may be necessary during snow or ice. No refunds for arriving unprepared. Construction noise is possible 7am–7pm Monday through Saturday. Cell service is unreliable on some Eagles Nest roads. Starter supplies cover roughly one to two nights — KEY.co can arrange grocery delivery before arrival.

Neighborhood: Eagles Nest - Nestled in the trees near the Great Camp amenity area, it is rather unique within Eagles Nest for having both a creek on site as well as beautiful mountain views.

Parking information

Private ATVs are not permitted in the community and will be denied entry at the gates.

Getting to the property

The main roads are plowed in winter, but 4WD or AWD vehicles are required from November to March, and chains may also be necessary to access all properties in winter months.

Thank you for providing the most relaxing, picturesque, and peaceful vacation spot we've experienced. Your home is immaculately clean, very beautifully furnished and well equipped for ALL. Whether cooking gourmet family dinners or playing family games. Everything is here! Although there really isn't a reason to leave the house to relax, there are so many things to do both on and off the mountain. Eagles Nest Amphitheater is an amazing venue for live music and dancing - So Much Fun! So many choices for physical activities. We were joined by an audience of deer while playing tennis! Your home is centrally located around so many hiking trails. This is A Hikers Paradise. This tripe we hiked/ran Grassy Ridge Bald near Roan Mountain. A Moderate climb across 3 different scenic hilltops, each more impressive than the last. Thank you again for an Astounding and Extremely Satisfying Vacation!!! We looked forward to coming back!!!

Things you need to know

Firewood for the outdoor fireplace and firepit may be added at the time of booking, or by reaching out to us more than a week in advance. You get two wrapped bundles and a fire starter for $25/night.

The North Pavilion is host to several summer parties, including a Fourth of July celebration and concerts, which guests are more than welcome to attend; however, in the event there is a wedding or other private party, guests are not allowed in or near the Sportsmans Lodge.

All stays at Eagles Nest homes have an additional amenity fee in order to maintain the luxurious facilities and features in the development.

Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.

Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)

The summer concerts are open to all guests; however, there is an admission fee for each person and a cash bar for food and drinks.

All Eagles Nest homes have internet, but some areas of travel may not have cell reception.

This homeowner has installed exterior security cameras on the side of the home and the woods facing towards the front of the house to ensure their home remains safe. No cameras are on the back deck or interior of the home.

Please note the piano in the home is decorative and will be locked. It cannot be unlocked for guest use.

The property is set up for light housekeeping, including linens and towels. We provide a STARTER SET of toilet tissue, paper towels, bath toiletries, dish soap, and trash bags. This is enough for one or two nights, but if you are staying for an extended length of time, you should plan to bring some supplies from home or plan to purchase these items at a grocery store when you arrive.

We provide one towel and washcloth per person that each respective house accommodates, plus a few extra towels if there is a hot tub. The beds are made up with clean linens (except bunks, sleepers, and futons, but linens are provided on site). If you routinely use two towels after bathing, you may need to bring some of your own.

This home comes equipped with a basic set of cookware, sufficient plates & silverware for the occupancy of the home, and basic serving and baking dishes. Most homes do not have unusual items such as crockpots or blenders, so if you’re planning a dish that requires an unusual item, it is best to bring that from your home.

This home is not stocked with cooking oils or spices, hairdryers, condiments, coffee, coffee filters, or food storage items, including plastic wrap or foil.

Guests do not have access to the locked-off portion of the Sportsman’s Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.

Restrictions

Guests & Occupancy

  • Age requirements: Primary guest must be at least 25 years old and must remain on-site for the full stay.
  • Maximum occupancy: Occupancy limits (including children) must not be exceeded at any time.
  • Guest accountability: The booking guest is responsible for all occupants, compliance with rules, and any damages beyond normal wear and tear.
  • Unauthorized guests: $25 per person per day for exceeding occupancy; may result in immediate removal.
  • Approved use of property: Use is limited to vacation purposes unless prior written approval is obtained. Subletting or assignment is not permitted without written approval.

Events & Noise

  • Events & gatherings: Not permitted without prior written approval; unauthorized events may result in fines, immediate removal without refund, and charges for damages/cleaning.
  • Noise restrictions: Must comply with local noise regulations at all times.

Prohibited Activities

  • Pets: Allowed only in designated homes with prior approval and a non-refundable pet fee. Unauthorized pets: $200 fee + $500 cleaning fee; may require removal or termination without refund. Pets must meet all listing restrictions and be pre-treated for pests.
  • Smoking/vaping: Strictly prohibited indoors; $300 smoke remediation fee.
  • Illegal activities: Any violation of laws or regulations is prohibited and may result in termination of stay.
  • Fireworks & firearms: Strictly prohibited at all times.
  • Fire/fireplace misuse: No burning wood in gas fireplaces. No roasting food in fireplaces. Unauthorized outdoor fires prohibited (fees apply).
  • EV charging: Prohibited unless specifically approved; $500 fine.

Equipment & Amenities

  • Appliances & equipment: No refunds for malfunctions (TV, hot tub, appliances, etc.).
  • Equipment reporting: Issues must be reported promptly; repairs will be attempted but are not guaranteed.
  • Parking rules: Vehicle limits apply; some areas restrict motorcycles, RVs, or trailers. No roadside parking if prohibited.
  • Restricted areas: Locked closets/areas are off-limits.
  • Firewood: Available for purchase ($25/day) with 7-day advance notice.

Checkout & Care

  • Check-in: Begins at 4:00 PM (may vary up to 5:00 PM depending on home/season). No early check-in guarantees or compensation.
  • Checkout: By 10:00 AM.
  • Key return: $25 fee for lost keys.
  • Cleaning expectations: Leave the property in reasonable condition. Bag and dispose of trash, start dishwasher, and place used towels as instructed.
