Parking information

- The main roads are plowed in winter, but 4WD or AWD vehicles are required November-March, and chains may also be necessary to access all properties in winter months. - Certain communities have strict standards regarding the number of vehicles at a property. Some areas may not allow motorcycles, RVs, or trailers. You must adhere to these regulations at all times during your stay. Such restrictions, if applicable to your rental home, will be posted on the internet listing. - Parking on the roads to houses may be illegal and could result in accidents, fines, vehicle towing, and the inability of locals and rescue vehicles to get to your house or others around you. Knowledge of and experience with driving in snow and ice is also important. We are not able to give any refunds, credits, or switching of properties if you come unprepared for wintery conditions and cannot get to your property.

Things you need to know

This beautiful home also features Internet and cell phone boosters. All homes have internet, but some areas of travel may not have cell reception.

All homes have an additional amenity fee in order to maintain the luxurious amenities

The summer concerts are open to all guests however there may be an admission fee for each person and cash bar for food and drinks.

Please note that Eagles Nest is an up and coming community with new development and construction throughout the entire community. Due to how sound travels, you hear heavy vehicles and equipment during your visit. Construction noises may be heard from 7am-7pm Monday-Saturday.

Guests will have access to the entire unit and all amenities within.

Restrictions

  • Please be aware that some properties are NOT equipped with air conditioning. KEY is not responsible for weather conditions at the time of tenancy, and there will be no refunds or switching of properties due to a lack of air conditioning.
  • Guests are prohibited from bringing their own ATV's.
  • Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)
  • Guest do not have access to the locked off portion of the Sportsman’s Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.
  • NO REFUNDS will be granted for unsatisfactory housekeeping, but every reasonable effort will be made to accommodate your needs.
  • The non-refundable Security Deposit Waiver Fee is in lieu of a security deposit for most properties (some homes may also require a separate security deposit) and is charged to your reservation.
  • We cannot be responsible for changes made by the Owner to the furnishings or equipment in the units. There will be no refunds due to the property not being decorated or accommodated to Tenant’s individual preference or due to minor discrepancies with the website.
  • We reserve the right to substitute accommodations if circumstances require. Circumstances include, but are not limited to: acts of Nature or other accidents that may render a property uninhabitable.
  • Telephones are included in some of our vacation homes for your convenience. Unless otherwise stated, all long-distance calls must be charged to your home phone, a telephone credit card, or call collect. Please do not charge any calls to the Owner. Pay-Per-View television, including HBO, special sporting events, ShowTime, and other such channels are not included in your rental unless otherwise stated on the internet listing. Viewing of PPV programs is prohibited by Owner and will result in a separate charge to the credit card on file.
  • The agent is not responsible for items left in rental units.
  • From time to time it may be necessary for employees of the Agent to enter the property during reasonable hours for any purpose connected with the repair, care, or management of the property.
  • We do not permit anyone to check in on Christmas Day, Thanksgiving Day, or Easter Sunday under any circumstances.
  • Refrain from roasting marshmallows in our gas-log fireplaces.
  • Tenant must first seek written permission from Agent before the reservation will be accepted or confirmed to hold any form of gathering or event at the Property. If an unauthorized gathering occurs during Tenant’s reservation, Tenant understands that they will be required to leave the property immediately without refund. If any unauthorized event occurs, the Tenant will be subject to a fine and will be responsible for all damages, additional cleaning, and additional trash charges. The tenant understands that neighborhood and county noise restrictions will be in effect for the duration of their rental.
  • Any damage must be reported immediately by email. The Maintenance fee does not negate your responsibilities as a Guest and is non-refundable.

Damage excluded is anything not considered accidental and includes:

  • Intentional, willful, reckless, or malicious acts of the Tenant or others on the premises during the tenancy.
  • Excessive damage by pets.
  • Theft from the premises of the owner’s property.
  • Gross negligence of Tenant or intentional misuse of furnishings, appliances, equipment, or other amenities provided within the home.
  • Damage caused while under the influence of alcohol or drugs.
  • Damages to property resulting from the operation of any motorized vehicle by a Tenant.
  • Damages related to smoking inside the home.
  • Damages related to tampering with “Alarm Systems and Controls” or “Audio / Video / Internet wiring or component programming” within a property.
  • Damages related to the gas log fireplace due to the logs being re-arranged or burning wood/paper/marshmallows etc. inside the gas log fireplace.
  • Gross negligence of Tenant or intentional misuse of the home by having an unauthorized party or gathering which results in extra housekeeping and/or damages.
  • Charges resulting from excess cleaning above and beyond what is normal for a property.
