95% Refund: Receive a 95% refund when you cancel your reservation at least 60 days before check-in.
No Refund: Reservations canceled 59 days or less before check-in are not eligible for a refund.
Refunds subject to a 5% processing fee of the total.
Things you need to know
Per WaterColor HOA, all guests 5 years of age or older must be included in your adult guest total in order to receive wristbands to access amenities and pools. This home is allotted 12 wristbands.
Pool heating available Oct 1-May 1 for $40 per day. This service must be requested through our department. Pools must be heated for the entire duration of stay and fees vary by property.
Ten (10) beach towels are provided at each property for guest use. If more are needed, that is the guests responsibility to bring during their stay.
Restrictions
Guests & Occupancy
- Primary Renter Age: Must be at least 25 years old; typically one guardian is required per four singles under 25.
- Family-Only Rentals: Reservations are generally limited to families. Parties, underage drinking, or bookings under false pretenses may result in eviction without refund.
- Maximum Occupancy: Limited to 12 guests. Exceeding this may result in eviction and loss of payments.
- Stay Requirements: Minimum night stay requirements vary by home and time of year.
- Amenity Access: The property is allotted 12 WaterColor wristbands for guests age 5 and older.
Events & Noise
- Events: Weddings, parties, and large gatherings are not permitted.
- Quiet Hours: Enforced from 10:00 PM to 7:00 AM; outdoor noise is prohibited during this time.
- Curfew for Minors: Children under 18 must be accompanied by a legal guardian in community areas between 10:00 PM and 5:00 AM.
Prohibited Activities
- Smoking/Vaping: Strictly prohibited. Violations may result in a $500–$1,500 fine and eviction.
- Fireworks & Illegal Substances: Not permitted anywhere on the property.
- Bicycles: Must be parked in designated racks and not block ADA access or walkways; improperly parked bikes may be impounded.
Equipment & Amenities
- Amenity Use (if equipped): Usage of provided amenities like bikes must follow property and community rules.
Checkout & Care
- Trash: Must be securely bagged and placed in provided bins for daily pickup; do not leave trash out overnight due to wildlife.
Liability & Disclaimers
- Amenity Access Limits: The number of amenity wristbands is capped at 12, per HOA rules
