No Refund: Reservations canceled 30 days or less before check-in are not eligible for a refund.

- The primary renter is fully responsible for the actions of everyone in their booking group.
- Unregistered visitors or unauthorized overnight stays are strictly prohibited and subject to immediate cancellation or penalties.
- Commercial business operations, unauthorized ticketed events, or commercial filming are strictly restricted.
Events & Noise
- Large parties, weddings, and unauthorized gatherings are strictly prohibited.
- Any deviation from standard guest or booking rules requires prior written authorization from management.
- Strict quiet hours are enforced from 10:00 PM to 8:00 AM to maintain neighborhood harmony.
Prohibited Activities
- Smoking/vaping: Smoking of any kind is strictly prohibited inside structures and common areas, subject to steep remediation fines.
Equipment & Amenities
- Hot tubs _(if equipped)_: Must be operated carefully according to posted manual instructions.
- Appliances _(if equipped)_: Specialized amenities like private ski lockers, fireplaces, or BBQ grills must be used exactly as directed.
- Equipment reporting: Guests must report any property damage, asset breaks, or appliance malfunctions to guest support immediately so licensed contractors can be deployed.
- Parking rules: Vehicles must park only in explicitly assigned stalls, private driveways, or designated garages to avoid towing.
- Locked areas/restricted facilities: Guests must securely lock all exterior doors and windows every time they leave the premises.
- No refunds for malfunctions: Minor plumbing, heating, or structural issues are managed via quarterly preventative maintenance, but unexpected amenity downtime does not trigger automatic refunds.
Checkout & Care
- Trash and recycling must be placed in designated bins following specific community wildlife guidelines.
- Punctual departure is required to accommodate professional post-clean inspections between guest stays.
