Parking information
- Space for three vehicles, excluding garage access. Exceeding the limit may result in fines of up to $1,000. - During winter, snow removal from the driveway is provided automatically. Be sure you know the laws regarding winter parking. Do not park in the street! Your car will get a ticket and/or be towed! Driving conditions may be hazardous as well. Many homes are in HOA’s that do not allow parking on the street even during the summer.

Close to both Bear mountain and Snow Summit. Super clean. Plenty of space with extra beds if needed. The kitchen was fully stocked and the appliances were state of the art. Large back yard where the kids could play. They were even able to sled on the snow that was on the ground. Upstairs there was a game room with a pool table, arcade games, and a poker table. The jacuzzi was also great and they provided beach towels, so no need to bring your own. We all had a great time. Highly recommend!

Restrictions
- Minimum night stay requirements vary by home and time of year.
- Due to its prime offerings and location, Evergreen Pines is a favored pick among those seeking the best of Big Bear. Book early to ensure your preferred dates.
- Maximum Occupancy: 12 guests (8 adults max). Adhere to the maximum occupancy limits enforced by us and the city. No exceptions.
- Video Surveillance & Noise Monitors: We employ external video surveillance and noise monitors at most of our properties. (We do not have video or audio monitoring inside of the residences.)
- If any guest smokes or vapes on the premises during their stay, a minimum cleaning fee of $750 will be charged automatically to the Credit Card on file to cover the cost of carpet cleaning, dry cleaning of all bedspreads, curtains, etc. And the security deposit will be forfeited.
- Please respect the home and follow the rules, just as you expect timely assistance from us. Many of these rules are city regulations, while others help us maintain the homes in top condition. Our goal is to ensure a great experience for our guests and property owners.
- Be respectful to neighbors. Keep music inside and at a low volume. We have monitoring system in place that reads decibels of noise and notifies you directly and us of loud noises.
- Ants: Clean up after meals to avoid attracting ants. We use traps and sprays, but cleanliness is key.
- Trash: Dispose of trash at the designated clean site as required by city regulation.
- We do not allow parties. This rule is strictly enforced.
- The premises are for the sole use as a personal vacation residence by approved guests.
- Premises will be delivered to guest in a professionally cleaned condition. Should guest's use and activity require more than regular cleaning services, guest will be charged for associated excess costs.
- Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the guest for return. There will be a $45.00 handling charge plus shipping costs for any found items returned at guest’s request. Management shall not be held liable for condition of said items.
- No illegal substances are allowed in the rental, and minors should not be in possession of alcohol.
- Guest agrees that air conditioning shall not be set below 72 degrees and heat shall not be set above 78, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation. There are no refunds for lack of, or malfunctioning HVAC units.
