Neighborhood: Peak 7 - Situated just 10 minutes north of downtown Breckenridge, the serene location of this home gives you incredible access to multiple hiking and walking trails in the area. Located in the Peak 7 area, you are just a 4-minute drive to Peaks Trail, an eight-mile trek in the White River National Forest that runs from Breckenridge to Frisco and offers stunning mountain views. Or, head over to Iowa Hill, where you will find a lightly-trafficked trail loop in a beautiful forest setting. Biking enthusiasts should be sure to check out the Blue River Bikeway, a paved trail that traverses nine miles and is great for all skill levels and ages. When it's time to relax, check out Broken Compass Brewing, one of the best breweries around just three miles away. Also, nearby is Breckenridge Distillery, a stylish and award-winning new restaurant offering modern American cuisine with altitude. In the wintertime, you are just a quick 12-minute drive to Breckenridge Ski Resort. If you'd like to venture to Main Street in Breckenridge for access to the BreckConnect Gondola and experiences in dining, shopping, museums, bars, and other festivities, you will be only a short 10-minute drive away.

- Guests will have access to two parking spots in the double garage, as well as two smaller spots in front of the garage. - Street parking is not allowed, if guests are parked on the street they will be towed immediately in accordance with country rules.

40% Refund: Receive a 40% refund when you cancel your reservation at least 14 days before check-in.
No Refund: Reservations canceled 29 days or less before check-in are not eligible for a refund.

Things you need to know
Guests will have access to the entire home, garage, and outdoor spaces which include a private backyard and a spacious deck.
Like most homes in Breckenridge, this home does not have A/C.
Guests will have clean linens, toiletries, and household supplies.
Transit
Once downtown you have multiple parking access making it easy to park your car and explore by foot. For those looking to hit the slopes, park at one of the bigger lots in town right at the BreckConnect Gondola - a gateway to endless skiing options. Once in Breck hop onto the FREE Main Street Trolley, a great option for exploring downtown, Breckenridge. For those traveling without a vehicle, the nearest public transportation stop is a 1.5 from the home, where you will find the Peak 7 bus stop on the Gold Route. From here you are just a 12-minute bus ride into Breckenridge Station, where you can easily connect to other routes taking you all over Breckenridge and the surrounding areas. Uber/Lyft are always available.
Restrictions
- Minimum night stay requirements vary by home and time of year.
- Keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.
- Smoking is not allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside.
- People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest.
- Excessive noise inside the quiet hours are not permitted and will result in eviction and cancellation with no refund.
- Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property.
- Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses.
- There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use.
- The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner.
- Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times.
- If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted.
- At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub.
- Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation.
- No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction.
- No subletting of the Rental Property or assigning of this agreement is permitted.
- Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase.
- Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour.
- Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation.
