KEY Curation Notes

Four en-suite bedrooms across three floors. A king primary sits on the main floor with a double-vanity bath, walk-in shower, and walk-in closet. The second floor holds a queen suite and a twin suite, and the third-floor "Eagles Nest" adds a four-bed bunk suite with its own bath. A first-floor half bath rounds out the count.
A chef's kitchen with a waterfall-edge island. The island seats four and the dining room seats eight, opening to a screened back porch with additional dining over the green space. A private hot tub off the porch is available for an added $50 per day.
A rooftop deck with a swinging day bed and a crow's nest off the third floor deliver a partial Gulf view and an open-air hangout above the home.
A golf cart and bikes come with the home. The cart parks in the covered driveway, and the booking includes a golf-and-bike waiver to sign.

Neighborhood: Grace Point - Nearby is The Hub, offering dining, shopping, and entertainment for families and groups. Less than a mile away is Deer Lake State Park—about a 15-minute walk, 4-minute bike ride, or a quick drive (currently $3 parking for vehicles). Guests are also just a short drive from Rosemary Beach, with its boutiques, dining, and cafés. Local parks and bike paths provide additional options for outdoor exploration, including kayaking, paddleboarding, and fishing.

Parking information

Parking for up to 2 vehicles is available close to the home, on Grace Point Way, using two of the closest available parking pads. A golf cart will be parked in the covered portion of the driveway. Parking on the side streets (in front of the house) is prohibited and vehicles will be subject to towing. Guests may unload and load cars by the front door, but the vehicles must be promptly moved after loading/unloading is complete.

A private hot tub is available at an extra fee of $50 per day.

The bunk suite could function as a private retreat for adults if only 3 bedrooms are needed.

Due to occasional strong coastal winds, please ensure all upstairs exterior doors are fully closed and latched whenever they are not in use.

For the security of our guests and the safety of our home, there is an external security camera located at this vacation rental. Devices are located at both the front and back porches.

Restrictions

Guests & Occupancy

  • Primary renter must be 21+ and stay in the unit.
  • Do not exceed maximum occupancy. Children under 2 count toward occupancy.
  • Booking guest is responsible for all occupants, visitors, damages, and rule violations.
  • No subletting, reservation transfers, or booking for another party.
  • To rent this house, the primary renter will have to sign a golf and bike waiver.

Events & Noise

  • No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
  • Quiet Hours: 10 PM–7 AM (or as posted by the community).

Prohibited Activities

  • Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
  • Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
  • No illegal drugs.
  • No firearms or weapons.
  • No climbing, jumping, throwing items, or hanging items from railings.

Equipment & Amenities

  • Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
  • A/C _(if equipped)_: Keep doors/windows closed when running. Recommended setting: 70–75°F.
  • Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
  • Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
  • Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
  • Security Cameras: Exterior cameras may be in use.

Checkout & Care

  • Leave the property in reasonable condition. Guests are responsible for damage, missing items, and excessive cleaning.
  • Do not rearrange furniture.
  • Bag all trash. Do not place large items or cardboard in trash chutes.
  • Trash pickup occurs twice per week—on Mondays and Thursdays. Please ensure that all trash is bagged and placed on the corner of the property for collection by Sunday and Wednesday evenings. After pickup, kindly return the bins to their designated storage area.
  • Left-behind items may be returned at guest expense; unclaimed items may be discarded after 30 days.

  • Guests assume all risks related to the property and amenities.
  • No refunds for Wi-Fi issues, amenity closures, maintenance, inspections, weather, or service interruptions beyond management's control.
  • Refunds only for mandatory evacuation orders, as outlined in the rental agreement.
